Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,949 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/18/21: Will change the ac air filter the first week of July per the client.
6/18/21: The pool water level was back up to the optimal level of half the skimmer port since the last service call. There is green pollen building up on the pool cage screens. Weeds are growing in the pool pavers. All the ac air filters throughout the residence appear to need to be changed soon. The left side water faucet handle in the guest bathroom sink is broken. It appears to have been broken & was just siliconed back on. I have tagged it as such. The master bathroom left side sink has a slow drain. I have tagged it as such. There are hairline cracks in the stucco on the right side of the house.
6/18/21: Found the key under the planter by the front door. There are several hairline cracks in the stucco on all sides of the house & on some window ledges see photos below. All accordion storm shutters are open. The water main was on when I arrived. Made sure the water heater was on the low setting. Emptied & turned off the ice maker. There are some yellow stains on the master bedroom ceiling above the west facing sliding glass doors see photo below. The guest bathroom toilet water supply valve has a stain on the wall from a previous water leak see photo below. Will make sure to monitor closely. The humidity level was over the acceptable level of 60% inside the residence. I lowered the dehumidistat to 55% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The batteries were corroded in the front guest bedroom tv remotes see photos below. I opened the doors on the refrigerator that’s off in the garage to keep odors from building up inside. Photo of the water main handle on the front left side of house.
6/17/21: Dropped off the new deadbolt key at the management office.
6/17/21: Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
6/17/21: No workers were present when I arrived. There has been some activity since the last service call. The front lanai screen enclosure has been completely removed see photo below. The inside of the residence has not changed in appearance since the last service call.
6/17/21: All ceiling fans are on. Checked all damp rids. Replaced full bags in the master bedroom & guest bedroom closets.
6/17/21: The humidity level was below 60% inside the residence on both floors again. I raised both thermostats to 77 for now. Will continue to monitor closely & adjust accordingly. All ceiling fans are on. Put the storm shutter over the front door back down when leaving.
6/17/21: Brought in eighteen pieces of mail with a stack of sales flyers see photos below. The front doors need new weather stripping. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier is off. Fan was on. Temperature & humidity readings were 81.6 & 71.9%
6/17/21: Brought in a three pack of new pleated ac air filters see photo below. I replaced the dirty air filter with a new filter & wrote the date of installation on it. Made sure the water heater, oven & ice maker were off. The refrigerator & freezer in the dining room area were both on & cold. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All the storm shutters over the windows are open. Watered the plants by the front door.
6/17/21: The garbage disposal was seized again when I arrived. The blades appear to be rusted, once the coating is off the blades it may become problematic. I was able to free it using a disposal hex key.
6/17/21: The upstairs humidity level was slightly over the acceptable level of 60% when I arrived. I lowered the dehumidistat to 55% for now to match the downstairs dehumidistat & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client.
6/17/21: Ran the storm shutters up & down. There was some moisture on the refrigerator door seals again. I wiped it off with some paper towels. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
6/17/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the ac thermostat had been moved up to 78 since the last service call & lowered it to 77 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent which had very little water in it.
6/17/21: Master bathroom bathtub has patio furniture cushions in it.
6/17/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 50% to circulate air & help mitigate the high humidity level but the ac would not come on. I then turned the dehumidistat to the on position & waited several minutes to see if I could get the ac to come on but it would not come on. The ac appears to not be working and needs to be serviced. Ran water through fridge door. Drained water from system after water was turned off.
6/17/21: All ceiling fans are on. Checked the damp rid bucket in the master bedroom closet.
6/17/21: Brought in a small stack of sales flyers only. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
6/17/21: There has been activity inside the residence since the last service call. It appears personal belongings have started being packed see photo below.
6/16/21: Put one of the keys to the new deadbolt lock in an envelope & tried dropping it off at the office but the mail slot was sealed shut? Could not find anywhere labeled office? Will have to call management tomorrow. Removed the lockbox from the front door when leaving.
6/16/21: Brought in 6 pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Weeds are growing in the landscape beds. Checked all damp rid buckets. There is a hairline crack several feet long on the kitchen above the island. There is a large crack on the master bathroom ceiling. There are cracks in the stucco underneath the windows on the left side of the house. The door jamb is starting to rot on the bottom of the garage side door
6/16/21: The guest bathroom toilet has started leaking from between the base & the floor after being flushed. I turned the valve off & tagged it as such. The left side pool cage door is unlocked. Brought in one pool service cards dated 6/10. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom bathtub has low water pressure may be a clogged aerator. The garage overhead door needs new weather stripping on the bottom. I activated the alarm system when leaving the residence.
