Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,948 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/16/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 77 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Photos of the current guest bedroom construction below. It has not changed in appearance since the last service call. The left side faucet handle on the utility sink in the garage leaks when turned on & water is running. I have tagged it as such. Checked all wood floors throughly. There are dirty work boot prints on the wood floors in several areas from the workers.6/16/21: Found dead larvae in toilet, flushed and tested with toilet bowl cleaner in case another wave returns.
6/16/21: Brought in the two new hoses & one piece of mail that was in the golf cart see photos below. I removed the old hose from the pool auto filler & connected the new 5’ hose see photo below. There are some weeds starting to grow in the front landscape bed up against the house. Made sure to turn the water main off to the house only when leaving.
6/16/21: Irrigation system is on.
6/16/21: Brought in 14 pieces of mail with some sales flyers see photos below. Will be bringing all important mail collected during the service calls to the post office for forwarding per the client. The contractor appears to still be working inside the residence. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. The irrigation system is on. The pool pump plumbing has not been repaired yet.
6/15/21: Poured vinegar down the HVAC condensation evac tube.
6/15/21: The humidity level was below 60% inside the residence again. I raised the thermostat to 80 for now. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
6/15/21: The bubbling feature of the spa would not turn on, ran other settings during the service cal
6/15/21: Pool level is 1/3 the skimmer port opening. The lawn browning is about the sam as last service call.
6/15/21: The guest bathroom toilet has started to run most likely due to a degraded flapper. I have tagged it as such. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
6/15/21: Humidity is good.
6/15/21: Started the car & let it idle during the service call. Ran the storm shutters down & back up. The guest bathroom toilet has started to run slowly most likely due to a degraded flapper. I have tagged it as such. There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
6/15/21: The pool had water rushing out under the copping where the pool entry handle is located. Called the client and texted a short video to her.
6/15/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
6/15/21: The master bathroom toilet runs. It appears to need a new fill valve & flapper. I have tagged it as such. Some paint is peeling underneath the bottom left corner of the right side guest bedroom window. It does not currently feel wet or damp. Checked & watered the 12 plants on the lanai.
6/15/21: Searched for automobile keys did not find.
6/15/21: High humidity again this service call. The unit did start and cool, which led me to believe the setting on the humidity should be reduce from 55 to at min 50 so I did. Poured vinegar down the HVAC condensation evac tube.
6/15/21: Dehumidifier in kitchen read 50. Watered the plant in the kitchen & rotated it.
6/15/21: A section of plumbing for the pool pump was leaking when I arrived see photos below. May be the reason why the pool water level was low last service call. Will send a video of the leak to the client via text. Removed a problem solved pest sign dated 6/10 from the front yard. The lawn is starting to look better since the last service call from receiving rain recently.
6/15/21: Photo of the water heater information below per the client. The lawn is looking better since the last service call after receiving rain recently. The humidity level was still slightly over the acceptable level of 60% inside the residence. I lowered the thermostat to 74 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Client advised that the pool pump will be repaired in July. The master bathroom bathtub shower handle leaks when turned on. I have tagged it as such. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 69.2% & 82.9. Made sure to leave the water main on for the pool auto leveler when leaving.
6/15/21: The pool water level was back up to the optimal level of half the skimmer port since the last service call. Still could not find any bottles of toilet bowl cleaner inside the residence. Photos of underneath the bathroom sinks below. The humidity level was still slightly over the acceptable level of 60% inside the residence. I lowered the dehumidistat to 45% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lawn is looking better since the last service call from receiving rain recently. Visual check of the boat photo below.
6/15/21: The truck has been removed from the driveway. Checked all damp rid bags. Replaced full bags in the master bedroom closet, the back guest bedroom closet with the printers & the guest bedroom hallway closet. Could not get water to run in the kitchen sink faucet. It appears the batteries are dead again & it requires 6 AA batteries. There is a lot of Areca palm debris on the top & bottom of pool photo below. The lawn is looking better since the last service call. There is a section of the lawn on the right side of the house marked with flags for what appears to be a new landscape bed. Watered the two plants inside by the front door. Checked all light timers. There is mildew from condensation on the air handler in the garage.
6/15/21: The pool water level was back up to the optimal level of half the skimmer port since the last service call. All of the mail has been removed from the kitchen counter since the last service call. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 75 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The lawn still has some brown spots in the back. The wine cooler is off & door is open. The living room ceiling fan is on. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
6/15/21: Portable dehumidifier in kitchen read 60. The guest bathroom sink is tagged for leaking from the trap when water is running.
6/14/21: Browning in the lawn is about the same. The pool level was very low, about 1” from the bottom of the skimmer port. I turned the water meter valve on to 120 and left the water main on. I will come back to turn off tomorrow.
