Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,293 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/2/21: The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client.9/2/21: Breaker #24 for the storm shutters was tripped when I arrived. I reset the breaker which enabled me to run the shutters up & down. Closed the shutter over the front door when leaving. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
9/2/21: All storm shutters are closed.
9/2/21: The alarm keypad on the wall in the foyer will not stop beeping & I can not figure out how to turn it off. Did not run any water per the client.
9/2/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Mini fridge in bar area was off & door open. All storm shutters are closed.
9/2/21: Workers were present in the kitchen when I arrived see photos below. Mini fridge in dining room was on & cold. I did not run any water in the upstairs shower as it had plastic hanging & appeared to be under construction.
9/2/21: The master bathroom toilet is tagged for running. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
9/2/21: Drive by. Checked the breakers after client advised that their power was out. All breakers were on & all appliances were ok inside the residence.
9/2/21: Checked damp rid bucket in master bedroom closet which is currently approximately 50% full.
9/2/21: No workers were present when I arrived. The inside of the residence has not changed in appearance since the last service call.
9/2/21: The garbage disposal was seized when I arrived. I was able to free it using a disposal hex key. Checked all seven damp rid buckets which are approximately 50%-75% full & may need to be replaced soon. Watered the plants on the lanai.
9/2/21: Put the storm shutter over the front door back down when leaving.

9/2/21: There was mold on the steering wheel & the drivers seat of the Mercedes when I arrived see photos below. Portable dehumidifier in kitchen read 42.
9/2/21: The refrigerator in the kitchen was back on & has been repaired since the last service call. I closed the storm shutter over the front lanai when leaving.
9/2/21: Had to replace the damp rid bag in the master bedroom closet. All ceiling fans are on. All water stains on the living room ceiling & the upstairs closet have not changed in appearance since the last service call. Will continue to monitor closely.
9/2/21: The latch on the front door handle is tagged for not working. The deadbolt must be engaged to keep the door closed. The master bathroom left side sink is tagged for a slow drain. Checked all damp rid buckets which are currently 50% full.
9/2/21: There was mold on the interior of the vehicle when I arrived see photos below. Bill busker was in the garage & cracked the windows on the vehicle for more ventilation after assessing the situation.
9/2/21: The humidity level was back under 60% inside the residence on both floors after making the last adjustment. Will continue to monitor closely & adjust accordingly. The storm shutters on the lanai are closed.
9/2/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The storm shutters on the back lanai are closed.
9/2/21: The lanai storage closet door needs repair.
9/2/21: Brought in a newspaper that was laying in the driveway when I arrived. The garbage can outside is full of garbage. Made sure the water heater & range were off. Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs. Visual check of the boat & motor. The water main handle was difficult to use but I was able to turn it off when leaving.
9/1/21: Poured vinegar down the HVAC condensation evac tube. A branch is broken on the tree next to the drive, photo below. A Piece of lattice was in the center of the lanai I placed it in the garage.
9/1/21: Raised and lowered the hurricane shutter in back. I watered the 3 plants on the lanai. Out of vinegar for the AC air handlers upstairs.Checked all GFIs. I set the upstairs thermostat back to 78. I found the water main on upon arrival, I turned it off upon departure.
9/1/21: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on.
