Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 31,774 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/19/21: The microwave light over the range was on when I arrived. Made sure the water heater, range & ice maker were off. A night light by the kitchen entrance was left on see photo below. All ceiling fans are on. The hot tub outside was running. Checked tire pressures on the vehicle & inflated them all to 32psi using my cordless inflator see photo below.1/19/21: Removed the broken exterior light on the back of the house and installed a new matching light with light sensor. I made sure to test the light after installing it see photos below.
1/18/21: Exterior, something other than a tortoise is taking over tortoise burrow but not sure what? Pool clean and water level good, interior clean and humidity good. Mold developing on the gasket of the fridge in the garage, photo below.
1/18/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
1/18/21: Exterior good, pool clean and water level 1/2 skimmer port, watered 12 plants on pool deck. Mail photos below
1/18/21: The garage overhead door needs new weather stripping on the bottom see photos below. Made sure the water heater, range & ice maker were off. Found the master bedroom front window unlocked. Checked all light timers.
1/18/21: Exterior, some activity around animal burrow in back, put more hot pepper, interior clean and humidity acceptable, poured bleach into toilets and watered trees
1/18/21: Exterior good, front door lock battery appears dead, went through garage, interior clean and humidity good, pool area water clean and water level 1/2 skimmer port, watered 10 plants, poured vinegar down HVAC tube and chased with water
1/18/21: The tires on the vehicle appeared to be getting a little low. I checked the tire pressures & inflated them all to 32psi using my cordless inflator see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The tag is expired on the vehicle. There are some brown stains on the wall next to the master bedroom windows. Visual check of the boat, trailer & vehicle.
1/18/21: An animal has dug another hole underneath the lattice skirt on the right side of the mobile home see photo below. The mobile home registration sticker on the front of the mobile home is expired. Photos of the boat & motor below. Checked all damp rid buckets.
1/18/21: Exterior, front palm in need of trim, interior clean and humidity acceptable, freezer still frosted over slightly

1/18/21: Exterior good, pool clean and water level good, closer on pool cage door broken as indicated in past reports, interior clean and humidity acceptable, pictures below
1/18/21: The spa water level was extremely low almost below the jets when I arrived, I ran a garden hose from the garage in it during the entire service call to help bring the water level back up see photos below. The tires on the vehicle appeared to be getting a little low. I checked the tire pressures & inflated them all to 32psi using my cordless inflator see photo below. Drove the vehicle within the community. Removed a problem solved pest sign dated 1/13 from the front yard. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
1/18/21: Exterior good, pool clean and water level low, running water to.top of skimmer port, interior clean and humidity acceptable for this time of year, picture below.I left and returned over an hour later pool level was only 1/3 skimmer port. Let run will return in another hour or two.
1/15/21: Went back to the residence to check on the pool & turn the water hose off. The water level is back up to an optimal level of half the skimmer port see photos below. Made sure to turn the breakers off to the well before leaving.
1/15/21: Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
1/15/21: The tires on the suv appeared to be getting low. I checked the tire pressures & inflated all the tires to 32psi using my cordless inflator see photos below. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
1/15/21: The tires on the car appeared to be getting low. I checked the tire pressures & inflated the front tires to 32psi & the rear tires to 39psi using my cordless inflator see photos below. Brought in 1 pool service slip dated 1/12 see photo below.
1/15/21: The pool water level was approximately 4”-5” below the top skimmer port & almost below all the jets when I arrived see photos below. I ran the garden hose in it during the entire service call & and let it continue to run when leaving to bring the water level back up. I will return in a couple hours to check on the pool & turn the water off. Brought in 7 pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. The tires on the car appeared to be getting low. I checked the tire pressures & inflated all them all to 35psi using my cordless inflator see photo below. Visual check of the trailer on the vacant lot photo below. Checked the light timer by the front door. Turned water on & off using the breakers in the garage.
1/14/21: The tires on the suv appeared to be getting a little low. I checked all the tire pressures & inflated them to 32psi using my cordless inflator see photo below. Checked all damp rids.
1/14/21: The carbon monoxide detector in the master bedroom was chirping when I arrived. I replaced the battery with a new 9v battery & tested it after installing the new battery see photo below. I did not see any light coming from under the garage door today, it appears the weather stripping has been replaced or repaired see photo below. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier was on. Fan was on. Temperature & humidity readings were 67.8 & 46.1%.
1/14/21: The humidity level is back under 60% inside the residence. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent which had no water in it.
1/14/21: Ran water through fridge door. Drained water from system after water was turned off.
1/14/21: The palms on the front of the house are touching the roof & soffits & may need to be trimmed soon. The pool cage & patio may need to be pressure washed soon. Some of the date palms on the front of the house appear to have a disease called (frizzle top) & may need to be treated. Watered the two plants on the front porch per client. The pool controller lights were on. Poured capful of bleach into each toilet. Poured approximately 3ozs of vinegar with water down the hvac condensate drain line for preventative maintenance. Made sure to leave the water main on for the irrigation system & the pool when leaving.
