Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,968 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/21/21: The lawn is green & plush. There is a crack in the stucco on the left side of the house several feet long underneath the guest bedroom window next to the pool pump equipment starting on the window sill going down. All thermostats were set to 80. Guest wing hallway temps were 80.8 degrees & 47.7% humidity. Master bath hall temps were 80.2 degrees & 49.5% humidity.6/21/21: Brought in a sales flyer. The lawn is starting to look a little better after receiving some rain since the last service call. Weeds are growing in the driveway & all the landscape beds. The garbage disposal is tagged for leaking. I discontinued using it. The master bathroom sink closest to the bathtub is tagged for leaking when water is running. There is a section of weather stripping missing & damaged on the outside pool lanai storage door. The fish pond looks clean & the water is at a good level photo below.
6/21/21: The humidity level was back under 60% inside the residence & the ac appeared to be working correctly since being repaired after the last service call. Will continue to monitor closely & adjust accordingly. There is paint peeling inside off the wall on the right side of the front door see photos below. It does not feel damp or apieaecro be from water damage. All the water supply valves for the sinks & toilets have excessive corrosion on them. The guest bathroom sink is tagged for leaking underneath when water is running. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai. I removed the lockbox from the front door when leaving.
6/21/21: Water all potted plants on the lanai (inside & out). Ran hurricane shutters up and down.
6/21/21: All storm shutter panels are up & accordion shutters closed. Made sure the water heater, range & ice maker were off. The water valve above the water heater has excessive corrosion on it see photo below. Photo of pool below. Watered the plant next to the front door on the inside.
6/21/21: Watered 3 plants. Broken sprinkler pipe near front door, see photo below. Side plastic downspout diverter keeps coming off when it rains , Neighbor pointed out that when it rains and comes off the downspout it shoots water straight at his side slider.
6/21/21: Removed the bag of oranges from the refrigerator per the client. The lawn is starting to look a little better after receiving some rain since the last service call. The humidity level was slightly over the acceptable level of 60% inside residence. I lowered the dehumidistat to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all light timers. The garage overhead door needs new weather stripping on the bottom.
6/21/21: No need to water plants as it rained over the weekend.
6/21/21: There is some grass growing out of one of the potted plants by the front door see photo below. The vines have been removed from the back landscape bed. Some weeds & grass are also starting to grow in all the landscape beds. There is still some browning in the lawn in the back right corner of the yard just past the well pump photo below. The rope was up across the driveway. The irrigation system is on. The water supply valves for all the sinks & toilets have corrosion on them. Visual check of the dock, chain was up.
6/21/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks as well to ensure neither toilet tank was running.
6/21/21: Could not run tub in master bathroom as it is not installed.
6/21/21: Removed an ace pest management sign from the front yard. There is a lawn mower outside up against the left side of the house photo below. Made sure the water heater, range & ice maker were off. The kitchen light was on when I arrived. Photo of the permit inspection card for the new ac system that was on the breaker panel. The ac was on and appeared to be working correctly. Photo of the new ac condenser below. The neighbor Joe came into the house while I was inside the residence & stated that he has permission to check on the house. Photos of the birds below. There were some seeds on the floor photo below. Removed the lockbox from the front door when leaving.
6/21/21: Swept cobwebs & dead bugs off the front porch. The backyard needs to be mowed. It appears to be new sod so the lawn company may not be mowing it yet. There is a large ladder laying on the right side of the house. The guest bathroom sink is tagged for a leaking trap when water is running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked the light timer by the front door.
6/21/21: Poured vinegar down the HVAC condensation evac tube. Very little vinegar remains.
6/21/21: Removed an undated custom lawn pest sign from the front yard. Started the car & let it idle during the service call. Made sure the garage overhead door was locked & the opener was unplugged when finished. Made sure the battery maintainer connected to the car wasn’t hot. Several pineapples are growing in the back landscape bed see photo below. Checked the light timer by the front door.
6/21/21: Poured vinegar down the HVAC condensation evac tube. Removed an Impact pest control signs dated 6/10/21 from the front lawn as well as a report card of what was down from the front door jamb. A cabinet knob came off a door to the left master bath sink, could not get it to screw in appears the screws is too short or stripped.
6/21/21: There are tree branches starting to rub against the roof & soffits on the left side of the house. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers. Weeds are growing in the front landscape bed. There appears to be a piece of roof shingle missing on the front center gable of the house. There are hairline cracks in the stucco underneath the front guest bedroom windows.
6/21/21: Water in the half bath toilet was a tinge brown. It took 5 flushes before it cleared.
6/21/21: Rabbits have been digging in the yard. Visual check of the boat, trailer & vehicle. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
6/21/21: Garage dehumidifier read 42. Both toilet tank water valves are off at the tank. Wine cooler read 55.
6/21/21: The water main handle drips when turned on see photo below. Live ants were crawling on the floors. The humidity level was back under 60% inside the residence after making the last adjustment. I put the ac on eco mode for now. Will continue to monitor closely & adjust accordingly.
6/21/21: There were live ants crawling on the floors throughout the residence & all over the balcony’s. Checked the water manabloc system in the utility room.
6/21/21: Brought in a box of damp rid bags & replaced all the bags throughout the residence see photo below. The humidity level was below 60% inside the residence again. I raised the ac thermostat to 77 for now to help save on the energy bill. Will continue to monitor closely & adjust accordingly. Photos of boat & motor below.
6/21/21: The pool water level was back up to the optimal level of middle of the skimmer port since the last service call. The alarm for the battery in the upc battery backup under the office desk was going off when I arrived. I tried turning it off then back on but the alarm continued. I contacted the client who advised that the backup battery was dead & to turn it off for now. I plugged the extension cord that the WiFi router & modem were plugged into directly into the wall to regain power to the modem & router. Checked all soffits thoroughly. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. The light over the painting to the left of the alarm panel was still on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client. Alarm system deactivated by client on arrival. Made sure to activate the alarm when leaving.
6/21/21: The master bathroom toilet is tagged for a broken handle. Ed with Charlotte Exterminators advised that the residence has been treated. I picked up several large dead cockroaches throughout the residence. I removed the lockbox from the front door when leaving. Weeds are growing in all the landscape beds. The roof soffits on the back porch & the back right corner appear to have water damage. Will monitor the spot on living room ceiling closely. Visual check of the rv. Did not lock the deadbolt on the front door when leaving per the client.
