Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,968 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/22/21: Water level of the pool was about 1/4 of the skimmer port. I left the water main on and will run the hose until I finish my homes in Sarasota National. There is a vibration noise in the condensing unit outside which I don’t think is serious. Sending a video via text. Browning of the yard appears to be a little better. Poured vinegar down the HVAC condensation evac tube.
6/22/21: The lawn is looking a little better after receiving some rain since the last service call. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 60% to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Swept up dead ants in the dining room & by the front door. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
6/22/21: Browning of the yard appears to be a bit better. Weeds growing on the lanai, photo below.
6/22/21: Brought in two pieces of mail with a stack of sales flyers see photo below. The lawn is starting to look better after receiving some rain since the last service call. The landscape bushes have been trimmed and the vine has been removed from the back of the pool cage see photo below. The irrigation system is back on photo below. The flapper for the pool skimmer port has not been replaced yet. Wine chiller in kitchen was on & read 52. Watered the plant in the living room & rotated it. Checked all light timers. There is a loose board on the dock. Irrigation system is on.
6/22/21: I’m not sure why the mini-split is not working better in the garage. These readings are no better than other garages without a mini. Checked the Damp-Rid bags still plenty of moisture removal agent in the top part of the bags.
6/22/21: Brought in a roll of flex seal tape & put several pieces over the cracks in the garbage disposal to prevent it from leaking when being used see photos below. Turned on all breakers that were off & left the water main on when leaving per the client. The lanai & driveway may need to be pressure washed soon photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The soffits still appear to be pushed in on both sides of the front gable on the roof. There are some weeds growing in the landscape beds & on the lanai next to the pool.
6/22/21: Garbage disposal is louder than others I do. Poured vinegar down the HVAC condensation evac tube. Browning remains in the yard report previously.
6/22/21: The pool water level was slightly low again when I arrived. I ran the hose in it during the entire service call to try & offset any evaporation in between service calls & help bring the water level up. Ran all faucets & showers on the hot side to prevent odor from building up in the water heater per client. Checked all light timers.
6/22/21: Turned the ceiling fan light in the office off.
6/22/21: The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
6/22/21: Met with Josh from Mcdonough Plumbing and let into the residence to repair the guest bathroom toilet. He replaced the tank of the toilet & I confirmed it was working correctly. I stayed with him until he was finished & made sure to lock the front door when leaving. Photos of the new toilet tank below. 8:15am-10:00am.
6/22/21: Master bedroom ceiling fan light was on, I turned it off per client.
6/22/21: The pool water level was back up to the optimal level of half the skimmer port since the last service call. Brought in 2 pool service slips dated 6/8 & 6/15. Both pool cage doors are locked.
6/22/21: I believe that your AC system is not working properly and it should be looked at by an HVAC tech very soon. This is the second service call where I have found the humidity higher than I feel it should be. The HVAC condensation evac tube is still dry indicating that the stay probably hasn’t ran in the past 12-24 hours! The air handler runs but no cooling is taking place. I flipped the 2 circuit breakers in the electrical off then back on and also the circuit breaker on the side of the air handler. I am now waiting the 8 minutes the thermostat tells me it will take before cooling should begin. The air handler is running again however the outside condensing unit is not running.
6/22/21: Turned on all breakers & left the water main on when leaving per the client. The backflow preventer on the water main has started leaking when the water is turned on. Some weeds are starting to grow in all the landscape beds. No mailbox due to being hit by a car.
6/22/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The utility sink is tagged for a leaking trap.
6/22/21: The alarm key fob worked correctly & I was able to deactivate & activate the alarm after installing a new battery. I put the extra battery on the kitchen counter. There is a small section of the wood soffits by the front door over the front bedroom window that appears to have had previous water damage. Will continue to monitor closely.
6/22/21: The storage shed may need to be pressure washed soon. All of the water supply valves inside the residence have excessive corrosion on them. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The main bathroom bathtub faucet handles drip when water is running, I have tagged them as such. The main bathroom toilet runs. I have tagged it as such. No mailbox.
6/22/21: Removed a truly nolen sign dated 6/7 from the front yard. The humidity level was under 60% inside the residence again. I raised the thermostat to 79 for now. Will continue to monitor closely & adjust accordingly. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A section of gutter has come apart on the right side of the house above the guest bathroom window. A new air filter is recommended size 19.5 x 23. The master bathroom toilet fill valve has quit working.The driveway & walkway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
6/22/21: Sprayed some more active hornets nests in the storage shed. I left the water main on when leaving per the client.
6/22/21: The humidity level was below 60% inside the residence again. I raised the thermostat to 80 for now. Will continue to monitor closely & adjust accordingly.
6/22/21: Weeds are growing in the pavers & rocks by the pool see photos below. Brought in one pool service slip dated 6/14. The office ceiling fan light was on when I arrived. I turned it off before leaving. Ran water throughout the residence to keep the traps from drying out & allowing dangerous methane gas and/or pest to enter the residence. The kitchen sink is tagged for leaking on the left side trap when water is running. No droppings were present on the lanai.
6/21/21: Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/21/21: Left the mail in the mailbox & put all previously collected mail back in the mailbox as the client has advised that the neighbor will be collecting the mail for forwarding. The pool water level was back up to the optimal level of half the skimmer port since the last service call. Wine cooler in kitchen is off & the door is open. Checked all damp rids bags & bags. Mini fridge in the detached garage is off & the door is open. Watered tue potted plants on the lanai. Detached garage temperature & humidity readings were: 87.8 degrees & 72.7%. 6/21/21: The pool water level was back up to the optimal level level of half the skimmer port since the last service call. There is a pineapple growing in the front landscape bed see photo below. The garage has a strong gasoline smell from the gasoline containers. The master bathroom toilet water supply valve has corrosion on it. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The irrigation system is on. Visual check of the boat photo below.
