Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,316 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/10/21: Dehumidifier in kitchen read 49. Checked the light timer in the living room.9/10/21: The garbage disposal is tagged for not working.
9/10/21: The guest bathroom vent fan appears to have had previous water damage on the ceiling around it & the repair is falling apart. It does not currently feel damp to the the touch. Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
9/10/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/10/21: Swept off the front porch. There are several large fire ant mounds in the landscape beds along both sides of the walkway. The old cracks in the living room ceiling above the master bedroom door has not changed in appearance. Will continue to monitor closely. Bug zapper on lanai is plugged in. Water is to remain off per the client.
9/10/21: Checked all damp rid bags. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
9/10/21: Checked all damp rid buckets. Made sure light in garage wasn’t on.
9/10/21: The garbage disposal is tagged for leaking from cracks on the side of it when it is being used & water is running. I have discontinued using it for now. Mini fridge in dining room was on & cold. Watered the plant on the lanai & made sure to use the right side slider only.
9/10/21: The inside of the residence does not appear to have changed since the last service call. The guest bathroom toilet is still being worked on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance using the vinegar provided. Water heater is on vacation mode. Put the key back in the lockbox when leaving.
9/10/21: All the weeds that were growing in the landscape beds appear to have been sprayed since the last service call. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
9/10/21: The roof tiles may need to be pressure washed soon see photo below. Made sure the water heater, range & ice maker were off. Brought in one pool service slip dated 8/17 photo below. Photo of the pool below.
9/10/21: Checked all damp rid bags. Had to replace all damp rid bags throughout the residence.
9/10/21: Checked all damp rid bags. Had to replace a full bag in the office & one of the master bedroom closets. Poured approximately 2ozs of bleach mixture down the HVAC condensate drain line for preventative maintenance.
9/10/21: The piece of torn pool cage screen has been removed from the pool & the missing section has not been replaced yet. Weeds are growing in the pool pavers. All the ac air filters throughout the residence appear to need to be changed soon. The left side water faucet handle in the guest bathroom sink is broken. It appears to have been broken & was just siliconed back on. I have tagged it as such. The master bathroom left side sink has a slow drain. I have tagged it as such. There are hairline cracks in the stucco on the right side of the house.
9/9/21: Turned water main off. The pool level is now acceptable, photo below.
9/9/21: I found no new issues to report from those reported from previous service calls.
9/9/21: Water 3 plants as instructed. Front area reads 61.2% humidity and the temp is 92.5 degrees. The front passenger side tire of the car in your carport spot is a little low. The AC was running but blowing 88 degree air couple with the high humidity I believe it is not working properly. I shut the system off at the thermostat and placed a key box on the door.
9/9/21: Browning of the yard not improving.
9/9/21: Ran water through exterior fridge door. Did not run water through garbage disposal but did run for 2 seconds.
9/9/21: Poured vinegar down the HVAC condensation evac tube. Found the back left corner downspout literally torn off at the below and crushed. I reshaped and slipped back together as best I could. The armadillo hole under the AC pad appears to be dormant so the cayenne pepper may have helped.
9/9/21: No workers were present when I arrived. The inside of the residence has not changed in appearance since the last service call.
9/9/21: Watered the plant in the kitchen. Poured vinegar down the HVAC condensation evac tube.
9/9/21: Drove the suv within the community. Checked all damp rids.
9/9/21: Poured vinegar down the HVAC condensation evac tube. Pulled a dozen weeds on the lanai. Browning of he yard is no better no worse than past service calls. Found 1 tripped circuit breaker, reset. It was for Bedroom/H1. Pullled a dozen weeds on the lanai.
9/9/21: The storm shutter over the front door was not working when I arrived. It appears to have lost power inside due to a tripped breaker or the switch has quit working. I was unable to enter the residence for an inspection. I contacted the client & notified them of the situation. Client advised to have the shutter repaired. Will notify the client when the shutter has been repaired.
