Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,972 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/24/21: The casing around the lanai storage room door is rotting on the bottom right side from rain water.
6/24/21: There has been some activity at the residence since the last service call. The entire front lanai screen enclosure has been removed & all the storm shutters on the back lanai were raised. The screens have been removed from the back lanai & it appears the railings are being repainted see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/23/21: Photos of construction progress that did not upload to the report.
6/23/21: Did not drive any of the vehicles or the golf cart during today’s service call as it just finished raining hard & was sprinkling out. Will drive the vehicles & the golf cart on the next service call. Brought in a package that was laying by the front door when I arrived see photo below. Ran the mesh storm shutters up & down. Removed a true green sign from the front yard. There is a large crack in the stucco on the left side of the house to the right of the pool heater. There is a crack in the stucco several feet long on the front of the house where the new garage was added. The lawn still has several brown spots. The master bathroom toilet appears to be filling very slowly in between service calls as there was water in the tank when I arrived & I was able to flush it. It might need a new fill valve. I have tagged it as such.
6/23/21: Did not start & move the vehicles out of the garage as it just finished raining hard and was sprinkling out. Will start the vehicles on the next service call. The lawn is looking better after receiving some rain since the last service call. The water main was on when I arrived.
6/23/21: Was unable to drive the vehicle & golf cart during today’s service call as it is currently raining. Will drive the vehicle & golf cart on the next service call. Construction progress photos below. The lawn is starting to look better after receiving some rain since the last service call. The water main was on when I arrived. I left it on for the contractor when leaving.
6/23/21: The pool water level was slightly low when I arrived. I set the the timer on the hose to run for 30mins when leaving to help bring the water level up. Brought in two pieces of mail see photo below. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
6/23/21: Was unable to drive the vehicle or the golf cart during today’s service call as it is currently raining. Will drive them on the next service call. The lawn is starting to look better after receiving some rain since the last service call. Brought in four pieces of mail photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Could not run water in the utility sink as it is full of bbq grill parts. There are several hairline cracks in the stucco on both sides of the house.
6/23/21: Watered plants on the lanai. Raised lowered hurricane shutter. Leaves on lanai mainly from the large planted tree to the right. The wreath on the front door fell, looks like the small white hook lost its gripping. Light on the lamp in the front exterior screened area. Removed alkaline batteries from remotes. Upstairs humidity 55.7, temperature 79.1
6/23/21: The humidity level was back under 60% on both floors after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rids. The metal roof is rusting on the edges looking down from the balcony. Made sure to turn off both water mains when leaving.
6/23/21: Met Dave from Conditioned Air at 10am for AC issue. Found a shorted wire and the thermostat needs replaced as well. He did not have thermostat like your’s so they have to order one.
6/23/21: The right side kitchen sink is tagged for leaking from the trap when water is running. The master bathroom sink still has a small drip leak when water is running & is tagged as such. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
6/23/21: The hole in the metal roof has not been repaired yet. Checked the attic space upstairs. Watered the plants on the kitchen table. Put the key back in the lockbox when leaving.
6/23/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Opened the latch in the master bedroom closet to visually check the ac air handler.
6/23/21: The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the dehumidistat to 70% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The metal roof appears to be rusting on the edges looking down from the balcony.

6/23/21: The dwarf ixoras behind the house appear to have several broken branches on them which turned them brown. Could not run water during today’s service call as all of the plumbing is under construction. I did not have access to all the rooms inside the residence as some were blocked off for construction. Most rooms have been gutted for remodel. Photos of current construction progress will be sent on a separate report. Landscape lighting was off. Photos of landscaping below. The ac air filters will need to be replaced after construction is completed.
6/23/21: All the honey bees have been removed by a professional bee remover & the areas where the bees were making entry have been sealed up see photo below. The humidity level was still over the acceptable level of 60% inside the residence. I lowered the dehumidistat 45% to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Visual check of the boat photo below.
6/23/21: Vines are starting to pop up in the landscape beds. Brought in a large stack of mail, magazines & sales flyers. Sent several pieces out that appeared to be important. Visual check of the boat photo below.
6/23/21: Removed an elite pest control sign dated 6/16 from the front yard. Brought in seven pieces of mail with a stack of sales flyers see photo below. Put the mail in the tray in the laundry room. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The guest bathroom shower head is tagged for being clogged. Watered the two plants in the dining room. The kitchen & living room ceiling fans are on.
6/23/21: There is still some browning in the front lawn see photo below. The pool bathroom sink has been tagged for leaking when water is running & the toilet for running. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered the three plants. Freezer in utility room was on & cold. Ran water in the sink on the lanai. Mini fridge on lanai is off & door is open. Will monitor the wall in the living room that had the water leak closely. 6/22/21: Browning of the lawn Spyro be a little better. I walked through the house at the end of the service call to make sure the water was running or toilets were running since will be leaving the water on full-time. Brought in the lanai furniture cushions. Replaced the front door electronic key pad.
6/22/21: The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided in the garage & wrote the date of installation on it. Last filter was replaced on 12/22/20. The humidity level was still over the acceptable level of 60% inside the residence. I lowered the dehumidistat to 35% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet tank has iron building up in it from the city water causing the water to come out orange & needs an iron tablet. Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
