Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,948 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/21/24: The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The dining room & living room windows both have a thick white haze on them. Client is addressing. Torn window screen has not been replaced yet. Water was off in #603.
11/21/24: All of the storage rooms in the parking garage have been remediated recently & are waiting on new walls & doors. The humidity level was over the acceptable level of 60% inside the residence again on both floors from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the humidistat to 30% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Storm shutters on lanai are closed.

11/20/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
11/19/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Front load washing machine door is cracked open to prevent odors. Floors are temporarily covered for protection. Lanai screen door is locked. Green slip in mailbox.

I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
11/19/24: The pool pump is set to pull from the bottom center drain. I opened the garage overhead door to ventilate the garage some. I think you should considered hiring a company to power wash the roof, pool cage and the lanai concrete floor. Also have them clean out the area between the pool cage and house as it has collected a great deal of debris. One company should be able to give a lower price for all. Not every power washing company cleaned roofs but the reverse is true most times than not.
11/19/24: All of the storm debris has been collected since the last service call. There is a damaged section of facia above the garage on the front of the house. Client advised it will be repaired soon. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
11/19/24: I powered up the power strip behind the TV. I plugged in the router in the office.
11/19/24: The new lanai ceiling appears to have been completed since the last service call photo below. Brought in one piece of mail with some sales flyers photo below. The electric meter on the right side of the house is still waiting to be connected to the new underground powerline. Mini fridge in living room was on & cold. All accordion storm shutters are closed except for the lanai shutter. Breaker panel door has been unscrewed for easier access. Made sure the garage overhead door was closed when leaving.
11/19/24: The lanai has some pieces of old screen laying around but all the screens have been repaired. The large hurricane screen bottom remains bent. There is a rain diverter at the front door that needs repaired, photo below.
11/19/24: There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. Brought in six pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
11/19/24: The pool cage collapsed from hurricane Milton reported previously. The pool pump is off. I suggest the entire pool area be yellow taped off to notify people or children that it is dangerous to enter. I raised then lowered the back hurricane shutter. Pool is getting very green, reported previously. Water level is right at the bottom of the skimmer port.
11/19/24: Some of the chairs that were brought in last week have been opened photo below. There are damaged soffits on the middle of the right side of the house. The large damp rid bucket in the truck is full and needs to be replaced. All ceiling fans are off. Visual check of the dock.
11/19/24: Water is to remain off and never ran. You have some plant and tree damage outside, reported previously. You also have lost some shingles on the caps off the roof, reported previously. The thermostat was showing weak batteries so I replaced them (2 AA).
11/19/24: Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Client will address. Visual check of the dock. Green slip in mailbox.
11/19/24: I placed the mail in the blue recycling bin in the garage as requested. I did not run water in the MB shower as the drain is covered. Small weeds are beginning to grow on the lanai/pool cage area, reported previously. I set the pool hose timer to 45 minutes to let it fill the pool more. If you recall this would be the 4th straight service call I’ve had to do this. I walked the house several times to ensure that no water was running in sinks, tub or toilets before departing. The pool cage is in need of power washing, reported previously. I carried two boxes from the lanai to the garage.
11/19/24: Ran water throughout the residence during the entire service call & did not smell any odors in the water. The pool cage & lanai may need to be pressure washed soon. Shed door is locked.
11/19/24: All gopher tortoise dens appear dormant. The soffit damage from the storms remains in need of repair, previously reported. There remains some damage needing repaired to the pool cage.
11/19/24: A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants with some of the water jugs provided. Put the keys back in the lockbox when leaving.
11/19/24: Some weeds have been killed others not and still need attention. The bushes are beginning to look as if they should be trimmed, but not too terribly bad. Some minor soffit issues will need to be taken care of over the winter, photos below.
11/19/24: Commercial remediation equipment has been ran inside the residence since the last service call photos below. The AC system was off and the thermostat was blank when I arrived. I did not find any tripped breakers & I was unable to get the AC system to turn on. The hot tub that was pushed up against the condenser during the storm appears to be blocking the ac condensate drain line photo below. The ac will need to be repaired at this time. Client will address. The rest of the inside of the residence has not changed in appearance since the last service call. I was unable to run water throughout the residence as all of the plumbing fixtures have been removed during remediation. The large pile of remediation debris is still in the front yard waiting to be collected. Vehicle is water damaged. Client is addressing. Hot tub is currently pushed up against the air conditioner. Client is addressing. The ac air filter will need to be washed or replaced after remediation & construction is completed. Excessive weeds are building up in the landscape beds & all pavers. All ceiling fans are on. Mini split ac is off.
11/19/24: New mulch has been applied in the landscaping. The pool/spa edges need to be scrubbed, photo below. Some of the front yard is displaying signs of poor irrigation, photo below.
11/19/24: The main garbage can is missing from underneath the carport. A small section of soffits on the back of the house is damaged. Both the carport & porch have ceiling damage. Storm shutters over the mid guest bedroom window are damaged. All other storm shutter panels are on. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. Green slip in mailbox.
11/19/24: Brought in two pieces of mail with a stack of sales flyers see photo below. The block privacy wall on the front left corner of the house is storm damaged. Client will address. A piling from someone else’s dock appears to have floated onto the dock during hurricane storm surge water & has gotten stuck on top of the dock. Client will address. Several pool cage screens have small tears & holes in them. Client will address. The lattice around the pool pump is damaged. Client will address. I did not see any alligators down by the dock today. All ceiling fans are off. Galvanized storm shutter panels are on across the lanai, right side garage window & half the front door. Visual check of the dock. Put the key back in the lockbox when leaving.
