Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,566 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/18/24: The Master bedroom ceiling has been repaired since the last service call see photos below. The ac condenser area on front of the building appears to be waiting on new louvers to be installed. Watered all the plants & made sure the soil was dry before watering them. Will perform a drive by of the residence if excessive rain storms transpire. Portable dehumidifier upstairs read 60. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All ceiling fans are off. All storm shutters are closed except for two in the front that will not go down. All storm shutter switches are in the neutral position. Do not paint signs on the lanai.
7/18/24: The outer room readings are 50.1% humidity and 81.3°.
7/18/24: I found a dozen or so gecko droppings by each slider. Did not see a live (or dead) gecko. They have a tendency to squeeze in around sliders. I poured 4oz of vinegar down the HVAC condensate tube chased by 10 oz of water.
7/18/24: Front of building appears to be waiting on new louvers to be installed. All floors appeared to be clean. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on lanai are closed. Storm shutter over front door will be closed if a storm is imminent. Water was on in #2004.
7/18/24: Toilets are Seran wrapped so I did not flush them. Flushing displaces air which will loosen the seal on the toilet seat. I will monitor and flush only when the water level requires it. I removed the two Dam-Rod bags in the MB closet they were spent. These bags literally scare me as I hav seen them leak and/or come loose from the plastic hanger and when they do the oily messy substance inside is very hard to clean up.
7/18/24: Items in guest shower so I poured 32oz of water down the drain rather than running the shower. The guest bathroom toilet fill cylinder (flapper) will not seat properly so it does not fill, reported previously. I have shut the water valve off to the tank. I am filling the toilet bowl manually.
7/18/24: The damp rid buckets in the vehicle are full & need to be replaced. Some of the storm shutters throughout the residence are still open for the contractors. Some small tears in some of the front porch & lanai screens. The wine cooler in the dining room was on & reading 41/50. Tag on vehicle appears expired.
7/18/24: I poured vinegar down the HVAC condensate tube and then chased with water. I swept up the dead bugs especially in the kitchen/dining area.
7/18/24: The ac condenser area on the front of the building still appears to be waiting on some new louvers. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
7/18/24: Items in the bedrooms still need to be put away.
7/18/24: The car’s battery maintainer reads 100. Car cover was on correctly. The toilets have been Seran wrapped. I did not flush them as flushing displaces air and loosens the Seran wrap bond to the bowl.
7/18/24: The front of the building still appears to be waiting on some new louvers. All plantation shutters are closed. All ceiling fans are off. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
7/18/24: The front of the building appears to still be waiting on some new louvers. Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off. Used a key provided by Sandra cooper to gain access to the garage for now.
7/18/24: Watered the two plants by the door.
7/18/24: The inside of the residence will need to be deep cleaned soon. The lanai still needs to be cleaned, there is still a pile of insulation on the floor & the few spots of paint cleaned off the tile by the sliding glass doors. Client advised these will all be addressed during the next walkthrough. The new kitchen sink faucet has extremely low water pressure. All of the supply valves underneath the sink appear to be open. I have tagged it as such. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Exterior of car is dirty & will need to be washed when client returns.
7/18/24: Swept tile floors, had a few various dead bugs that have acquired over time.
7/18/24: Replaced the battery in the ring doorbell with a fully charged battery & put the other battery on the charger. The small section of missing louvers on the front of the building have not been replaced yet. Alarm system is temporarily deactivated. Drop cloths placed on carpets for protection. All ceiling fans are off. Will replace the battery in the ring doorbell camera once per month. All storm shutters over the windows & lanai are closed. Storm shutter over the front door will be closed if storm is imminent.
7/18/24: Brought in two packages that were laying by the front door when I arrived see photos below. Both plates on the vehicles appear to expire soon. Building is still waiting on a small section of louvers to be installed in the front of the building. Wine cooler is off & door open. All storm shutters are closed. Turned the water on & off using the water main inside the residence.
7/18/24: Toilets are covered, did not flush. The smoke detector in the MB is chirping, which indicates the battery is low and should be replaced.
7/18/24: Electrical panel has a note not to touch any breakers without first consulting the client. Note on thermostat to keep set at 80.
7/18/24: All ceiling fans are off. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
7/18/24: I poured 4oz of vinegar down the HVAC condensate tube and then chased with 2 cups of water. Thanks again for the chips! One bag down already!
7/18/24: There are some things being done in other rooms now as well as the dining room as it appears. The thermostat was still set at 74° but the humidistat was turned to on, which means that we’re running strictly from the thermostat and so the temperature inside is 74°. I’m not sure at what point somebody’s coming back to be working. I’m not sure if they’re out from lunch or Getting parts and coming back today or if it’s just been sitting like this for sometime. I really don’t like changing this unless you tell me to do so I’ve left a message. Please call me if you’d like me too.
7/18/24: Mini fridge was on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
7/18/24: The home has been restored to preconstruction set up. There are several footprints all over the tile as well as black marks and dirty grout. I have a few photos below. I hope you can see what I mean. I looked at the electrical panel in the back and now I am aware of its location For future reference. I turned the thermostat from 80° up to 81° as that’s what it was set at the beginning of service. The humidity is low enough to support that change as well.
