Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,780 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/18/21: The wine cooler in the dining room was on & reading 41/50.
2/18/21: There was a grand aire services hvac maintenance report dated 2/11 on the kitchen counter when I arrived see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 73 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The garage overhead door has light showing through the bottom when closed & may need a new weatherstripping on the bottom of the door. Started the car & let it idle during the service call.
2/18/21: The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
2/18/21: There was a dry rotted gallon container of distilled water for the golf cart batteries leaking on the shelf when I arrived. I cleaned up the water & put the half empty container in the garbage can on it’s side as the rest of the water can still be used for batteries. Checked all damp rid buckets. The guest bathroom toilet leaks from between the tank & bowl when being flushed, the valve is off & it is tagged as such. I use a bucket to pour water into the bowl to keep the trap from drying out.
2/18/21: The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered both thermostats to 74 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The portable dehumidifier in the garage storage room has quit working & is unplugged. There is a hairline crack on the dining room ceiling & on the living room ceiling by the ceiling fan.
2/18/21: Could not run water in the residence during the service call. I turned the water main on just like every other service call & water started spraying out of the new back flow preventer & would not stop. Sending video via text. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 73 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There was some condensation on the top of the freezer door which I wiped off within a paper towel see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The lanai storage room door casing is rotting on the left side of the door from rain water puddling.
2/17/21: Put a lock box with the key to the residence on the front door for HVAC repairs per the client.
2/16/21: Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
2/16/21: The other palm tree in the front yard has been trimmed since the last service call see photo below. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
2/16/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 & the dehumidistat to 50% to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac condenser appeared to not be working & was making a loud screeching sound. I contacted the client & turned the ac system off per client. Sent client videos of the condenser via text. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. The landscaping trees & bushes all need to be trimmed & the landscape beds need to be cleaned out. No mailbox.
2/16/21: Security camera’s have been installed on the front corners of the house see photos below. It was very warm inside when I arrived. Found the ac thermostat moved up to 80? The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 75 to circulate air & help mitigate the high humidity level. The neighbor Steve arrived while I was inside the residence, he was on the phone with the security company, stated there was an issue with the alarm & needed specific information. Steve instructed me to not activate the alarm when leaving. Brought in a stack of junk mail. Wine chiller in kitchen was on & read 52. Watered the plant in the living room.
2/16/21: The master bathroom & garage lights were on when I arrived. Both refrigerators have been turned back on. Found the back guest bedroom window unlocked. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 75 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Unplugged the water heater & made sure the ice maker was off. The side entry garage door has rotting on the bottom of the door frame. The front door needs new weather stripping.
2/16/21: Brought in a package of toilet bowl cleaner for the bathrooms see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 74 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought in 2 pool service cards dated 2/3 & 2/10. Both pool cage doors are locked.
2/16/21: Removed an undated Massey pest sign from the front yard. The spline is coming loose on several pool cage screens again & racoons are getting into the pool area leaving droppings see photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 72 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The water heater in the guest bedroom closet has excessive corrosion on the water supply valve handle. Weeds & grass are growing in all the landscape beds. The palm trees on the front of the house may need to be trimmed soon see photos below. Brought in 4 pool service cards dated 1/20-2/10.

I lowered the thermostat to 73 & the dehumidistat to 50% to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Turned all water on first, let it run during the entire service call & flushed the toilet several times per client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. Duck droppings are on the dock.
2/16/21: The tag on the vehicle expires next month see photo below. The plastic water main handle still appears to be leaking slowly. Sprayed an active hornets nest underneath a back window. All ceiling fans are on.

Will continue to monitor closely & adjust accordingly. Cleaned up gecko droppings from the dining room & kitchen floor.
2/15/21: The freezer still has the primary shel thick in ice but no new ice has formed. There is a very large ant hill in the landscaping back left corner of your house, photo below.
2/15/21: Guest bathroom toilet had cloudy off colored water so I flushed it several times until clear. The wine cooler read 55°. The dehumidifier in the garage read 50% and was running. Brought in several pieces of mail non appeared important. The thermostat is now set to 75 as the humidity better.
2/15/21: Toilets are off at valves as previously reported. Guest bath tub fixture valve is leaking, photo below.
2/15/21: The pool that has black mold in every corner and along most every head. There is one panel from the overhead pool cage screen down. Because of this there’s a lot of debris in the pool. The humidity is high inside it is sort of indicative of this time of year. We may consider turning it down to 75 or even 74, please let me know if you would like that done.
2/15/21: The humidity is high, you may think about moving the thermostat down to 74 until the outside temp is consistantly above 80. The system cools but the inside temp is not making it above the thermostat setting. The past two call a car has been sitting in your driveway. Photos below of the cars, I think your neighbor is using the drive. Watered 3 plants.
2/15/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The garage overhead door needs new weather stripping on the bottom.

Weeds are growing in the front landscape bed.
2/15/21: Humidity is too high inside your home, I moved the thermostat to 74 from 76. That is were I suggest it be when temps outside are hovering below 80.
