Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,780 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/24/21: Brought in 6 pieces of mail & left them on the kitchen counter see photo below. The pool water level was slightly low when I arrived, I ran the hose in it during the entire service call to help bring the water level up. There is a large crack on the master bathroom ceiling see photo below. There are cracks in the stucco underneath the windows on the left side of the house see photos below. The door jamb is starting to rot on the bottom of the garage side door see photo below. The tires on the car appeared to be getting a little low. I inflated them to 30psi using my cordless inflator see photos below.
2/24/21: The water main was on when I arrived. The left side pool cage door is unlocked. There was a pool boy service report dated 2/22 on the lanai when I arrived see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Measured the current dirty ac air filter for replacement filters size 29 1/2”x 20”. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom bathtub has low water pressure may be a clogged aerator. I have tagged it as such. The guest bathroom sink has a slow drain, I have tagged it as such. The garage overhead door needs new weather stripping on the bottom. The garage overhead door sensors are not working. There is a large invasive tree growing under the soffits on the right side of the house. The entryway exterior light is missing the cover.
2/24/21: The tires on both bicycles in the den were almost flat. I inflated them all to the tire specifications of 40psi using my cordless inflator see photo below.
2/24/21: There was a notice from management on the front door when I arrived see photo below. Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it & keep the trap from drying out. The master bathroom toilet runs slowly, it has been tagged as such.
2/24/21: Brought in 1 piece of mail with some sales flyers see photo below.
2/24/21: Brought in 1 piece of mail see photo below. Will be bringing all previously collected mail to the post office for forwarding. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
2/24/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Brought in a small stack of sales flyers. The new patches of sod in the front yard were green & appeared to be healthy.
2/23/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The garage overhead door needs a new weather stripping on the bottom.
2/23/21: Started the car & let it idle during the service call. Ran the storm shutters down & back up. There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
2/23/21: The tag on the vehicle is expired. The humidity level was back over the acceptable level of 60% inside the residence when I arrived. I found the thermostat raised to 76 from my last adjustment of 74? I lowered the thermostat to 75 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Dehumidifier in kitchen read 55. The guest bedroom closet has a hairline crack in the ceiling approximately 1’ in length. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
2/23/21: Ran the storm shutters up & down. Dehumidifier in kitchen read 48. Watered the plant in the kitchen & rotated it.
2/23/21: There was a black Lexus suv with Massachusetts plates parked in the driveway when I arrived see photos below. The humidity level was over the acceptable level of 60% inside the residence again when I arrived. I found the thermostat raised up to 74 from my last adjustment? I lowered the thermostat to 72 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought in 1 piece of mail with some sales flyers see photo below. Checked all damp rid bags. Watered the two plants by the pool equipment. There was some areca palm debris on the bottom of the pool. A section of soffits is still pushed up big enough to let critters in on the back right side of the house by the sliding glass doors.
2/23/21: Removed a ranson weed spray sign dated 2/18 from the front yard. The humidity level was over 60% inside the residence when I arrived from the ac not turning on enough throughout the day. I lowered the dehumidistat to 50% & the ac thermostat to 73 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
2/22/21: Turned front porch light off. Found a latch on the pool child safety gate unlatched. I latched it. Ran car during service call.
2/22/21: Pool safety gate unlatched when I arrived, latched before I left. Tree out Back left corner need trimming, photo below. Mildew on car steering wheel.
2/22/21: The car that was in the drive last week is still in the drive this week. Ran hurricane shutters up then down. Ran dishwasher on rinse cycle. Set thermostat to 72 degrees to help mitigate the borderline humidity issue. Some digging in that back left corner as before but no hole was dug so I just covered it over again.
2/22/21: Toilets are off at valves as previously reported. Guest bath tub fixture valve is leaking, previously reported.
2/22/21: I left the water main on, turned the water heater on, turned both toilet valves on to get home ready for owners return. Some landscaping debris (palm fronds) in yard but not excessive. Wine cooler read 55.
2/22/21: Front passenger tire appears to but a bit low but still has plenty of air.
2/22/21: Front door knob was locked. I/we never lock the knob as instructed and the tape is still covering the lock on the inside.
2/22/21: Gate locked
2/19/21: The tag on the vehicle expires at the end of the month see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 74 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There was some condensation with mildew on the refrigerator door seals. I wiped them off with a paper towel & bleach cleaner see photo below. The pool company arrived to service the pool while I was inside the residence. The garage overhead door needs a new weather strip on the bottom. There is a cracked roof tile on the back left side of the house just past the master bathroom window. The driveway & walkway may need to be pressure washed soon. There appears to be some facia rotting on the right side of the house just past the kitchen window. The patio on the left side of the house may need to be pressure washed soon. The water supply valves for the all the toilets & sinks have excessive corrosion on them. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
2/19/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 75 & the dehumidistat to 50% to circulate air & help mitigate the humidity the high humidity level. Will continue to monitor closely & adjust accordingly. The ac air filter is dirty & needs to be replaced size 18x18x1. I could not find any replacements inside the residence. The master bathroom sink leaks from the drain stop connection on the trap when water is running. I tried tightening the plastic nut but it continued to leak. I have tagged the sink as such.
2/19/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac air filter needed to be changed. I replaced the ac air filter with a new one provided in the guest bedroom closet & wrote the date of installation on it.
2/18/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 73 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The tag on the vehicle expired on 7/20. Watered the live plant on the kitchen window sill. The half bathroom toilet runs & is tagged as such.
