Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,369 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/23/21: Used the newly labeled water main handle to turn the water on & off per management see photo below. Checked all damp rids. Had to replace a full bag in the guest bedroom closet.
9/23/21: Photos of the new front door storm shutter switch & manual crank installed. The hole on the front lanai where the old wiring was removed will need to be filled in see photos below. Three new shutter keys were provided. I will be leaving a key & the new crank handle in the garage storage room for the clients & will be giving a key to Linda with management in the office. Removed the lockbox from the front door when leaving.
9/23/21: Used the newly labeled water main handle to turn the water on & off per management see photo below. All the toilets have iron building up in the tanks from the city water causing the water to come out orange & may need iron out tablets for iron buildup prevention see photo below. The upstairs humidity level was back under 60% after making the last adjustment. Will continue to monitor closely & adjust accordingly. Plants on the lanai appear to be healthy.
9/23/21: Used the newly labeled water main handle to turn the water on & off per management see photo below. Brought in seven pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding per the client. The master bathroom right side sink is tagged for a leaking trap.The front doors need new weather stripping. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier is off. Fan was on. Temperature & humidity readings were 82.4 & 78.6%.

The refrigerator & freezer in the dining room area were both on & cold. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The outside plants were wet from rain.
9/23/21: The temporary tag on the vehicle is expired see photo below. The right rear tire on the golf cart is flat, severely dry rotted & will not inflate. All the golf cart tires appear to be severely dry rotted.
9/23/21: The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client.
9/23/21: Ran the storm shutters up & down. Closed the shutter over the front door when leaving. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
9/23/21: Used the newly labeled water main handle to turn the water on & off per management see photo below. Checked the water pan in the ac return vent.
9/23/21: Used the newly labeled water main handle to turn the water on & off per management see photo below. The garbage disposal was seized again when I arrived. I was able to free it using a disposal hex key. The blades appear to be rusted causing it to be problematic. Master bathroom bathtub has patio furniture cushions in it.

9/23/21: Brought in a sales flyer only. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
9/22/21: I found no new issues to report from those reported from previous service calls.
9/22/21: Water 3 plants as instructed. Front area reads 51.1% humidity and the temp is 86.3 degrees. The front passenger side tire of the car in your carport spot is a little low. The AC is running and cooling. The humidistat was set to 55 but it has been at 60 all summer, so I turned it to 60 based on the past reports and today’s acceptable humidity readings.
9/22/21: When I entered the condo I found the thermostat basically blank asking to set the date. When I set the date and get back to the main screen the humidity inside was 66%. For some reason I don’t think the system had been running. Once I set the date went back to the main screen the system turned on and began to cool. I waited until the humidity came down 4% before departing. Below is a photo of an armadillo hole at the back of your home about 10 feet to the left of the Water main. It is a freshly dug Active hole.
9/22/21: Weeds are growing in the landscape beds & by the pool. Checked all damp rid buckets.
9/22/21: The guest toilet is filling so slowly but I had to use a pan in order to flush it

9/22/21: Browning of the yard not improving.
9/22/21: There is a gutter clogged on the back of the house above the pool pump equipment that has started to separate & cause a washout below see photos. Brought in three pieces of mail see photo below. Made sure the water heater & ice maker were off. The garbage cans on the side of the house have garbage in them. There are several sections of pool cage screen with the spline starting to fall out. Brought in eight pool service slips dated 8/2 - 9/20. Visual check of the shed. Left the water main on when leaving per the client.
9/22/21: There was a for sale sign in the yard when I arrived see photo below. Brought in one piece of mail with some sales flyers see photo below. The ac air filter was dirty & needed to be replaced. I replaced it with a clean filter provided underneath the air handler.
9/22/21: Ran water through exterior fridge door. Did not run water through garbage disposal but did run for 2 seconds.
9/22/21: Watered the plant in the kitchen.
9/22/21: None of the breakers for the pool were tripped inside & outside however there is a gfi outlet next to the pool pump equipment that appears to be tripped & will not reset see photos below. I’m not sure if that gfi outlet is connected to the pool pump.
