Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 31,780 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/15/21: The humidity level was over 60% inside the residence. I lowered the thermostat to 74 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Somebody left the hose spigot on the back of the house on so when I turned the water main on I could hear water running on the back of the house. I made sure it was turned back off before leaving. Visual check of the boat, trailer & vehicle. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
2/15/21: Drove the vehicle within the community. Ran water into the spa during the service call again to help keep the water level up. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
2/14/21: A pipe for the pool pump has a drip leak see photos below. Will send video via text. The pool light was on when I arrived. I shut it off. Both pool cage screen doors are locked. The master bathroom bathtub has low water pressure may be a clogged aerator. I have tagged it as such. The guest bathroom sink has a slow drain, I have tagged it as such. The humidity level was well over the acceptable level of 60% inside the residence when I arrived. I found the ac thermostat had the heat setting on. I put it to cool auto & set it to 72 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Turned off the refrigerator & freezer & left the doors propped open. Made sure the water heater breaker was off. Turned off the breaker to the range. Unplugged all other appliances. The garage overhead door needs new weather stripping on the bottom. The garage overhead door sensors are not working so I had to manually close the door. I tied some straps to each side to for temporary locks. The sliding glass door to the pool when you first walk through the front door will not lock. I tried adjusting the door but still could not get it to lock. There is a large invasive tree growing under the soffits on the right side of the house see photos below. The entryway exterior light is missing the cover photo below.
2/12/21: Brought all mail collected during the service call to the post office for forwarding. Photo of receipt with tracking number below.
2/12/21: Brought in 19 pieces of mail see photos below. Will be bringing to the post office for forwarding. The pool water level was low again approximately 1” below the skimmer port. I ran the hose in it during the entire service call to help bring the water level up. Visual check of the trailer photo below. Checked the light timer by the front door. Turned water on & off using the breakers in the garage.
2/12/21: There appears to have been some activity in the residence since the last service call. The laundry room doors that were previously open were closed & I had to push the washer & dryer back several inches to be able to open one side of the doors as it would hit the washing machine?
2/12/21: Removed a truly Nolan pest sign dated 2/5 from the front yard. The hose spigot by the pool equipment that was previously repaired appears to be leaking again see photos below. Brought in 2 pool service slips dated 2/2 & 2/9. I highly recommend that the lawn company changes directions each time they mow as it is starting to leave ruts in the lawn from going the same direction every time.
2/12/21: Brought in 2 pool service slips dated 2/2 & 2/9. There are some hairline cracks in the stucco underneath the windows on the right side of the house. The gutters above the master bathroom have leaves in them & may need to be cleaned out soon. The pool cage & screens have green pollen starting to build up on them & may need to be pressure washed soon. There is a hairline crack in a floor tile just to the left of the front door, it is has been tagged. There is still a section of dead grass by the mailbox from the yard debris pile.
2/12/21: Opened all storm shutters, put all furniture & the new grill back up on the deck. Had to disassemble the grill shelves & reassemble them to get the grill up onto the deck as it would not fit at the top of the stairs. The old grill cover did not fit the new grill, had to cover the grill with a blue tarp from the garage see photos below. There was a puddle of liquid on the garage floor by the back door when I arrived. Found an old dry rotted container of bleach behind some plastic storage totes in a corner that had leaked out onto onto the floor. I placed the leaking container inside an empty clay saucer nearby & cleaned up the bleach off the floor with some rags. Turned on the water heater, ice maker & left the water main on when leaving per client.
2/11/21: Checked all damp rids. Emptied & refilled the small buckets in the bathrooms.
2/11/21: Moved the golf cart 6”-12” per client. Cleaned the golf cart seats with simple green & rags from the storage room before & after photos below. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier was on. Fan was on. Temperature & humidity readings were 77.5 & 44.6%.
2/11/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Started the car & let it idle during the service call.
2/11/21: Brought in a package of toilet bowl cleaners for the bathrooms see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent which had very little water in it.
2/11/21: The humidity level was back under 60% inside the residence. I raised the thermostat to 72 for now. Will continue to monitor closely & adjust accordingly. Ran water through fridge door. Drained water from system after water was turned off.
2/11/21: Brought in 3 pieces of mail with some sales flyers see photo below. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day. I lowered the thermostat to 70 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
2/11/21: The humidity level was well under 60% inside the residence after making the last adjustment. I raised the thermostat to 75 for now. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet runs, it has been tagged as such.
2/10/21: Brought all mail collected during the service call to the post office for forwarding per client. Photo of the receipt with tracking number below.
2/10/21: The Murphy bed mattress is 76” long x 57” wide. The dining room table is 64” long x 35 1/2” wide. The drapes in the master bedroom are 81” long to the floor x 74 1/2” wide. The master bathroom sink leaks from the trap when water is running, the valves are off & it is tagged as such. The master bathroom bathtub has a slow drain, it is tagged as such.
2/10/21: Brought in 21 pieces of mail see photos below. Will be bringing all mail to the post office for forwarding per client. Turned off the water heater, range & ice maker. Removed a problem solved pest sign dated 2/2 from the front yard. Found the master bedroom window unlocked. Both master bathroom sinks have been tagged for leaking & the toilet runs.
2/10/21: Poured water down the guest bathroom toilet that’s shut off using a mop bucket to flush it & keep the trap from drying out. The master bathroom toilet runs slowly, it has been tagged as such.
2/10/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
2/10/21: New Bahama shutters have been installed on the front & left side windows of the house & accordion shutters have been installed on the back of the house see photos below. Brought in 1 piece of mail see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
2/10/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 73 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Found the master bedroom window unlocked. Made sure the water heater, range & ice maker were off. Emptied the ice maker to keep the ice from turning into a solid chunk & possibly breaking the ice maker on next usage. New patches of sod have been placed in the front yard on each side of the driveway, will monitor closely for any browning.
2/9/21: The humidity level was over the acceptable level of 60% inside the residence again when I arrived. I lowered the ac thermostat to 74 to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The garage overhead door needs a new weather stripping on the bottom.
2/9/21: There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
