Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,033 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/9/21: The guest bathroom toilet has a very slow fill. I have tagged it as such. Watered the two live plants on the lanai.7/9/21: Wine chiller in the kitchen is off & door is open. Mini fridge in bar area is off & door is open. All ceiling fans are on. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
7/9/21: Made sure the water heater, range & ice maker were off. The master bedroom lanai door was unlocked. All ceiling fans are on. Watered the four plants in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/9/21: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The mini fridge on the lanai was on & cold. Ran water in the lanai sink. There is some corrosion on one of the water main valves on top of the water heater.
7/9/21: The wine cooler & both mini fridges were all on & cold. The front balcony has droppings on the floor.

7/9/21: Could not run water during today’s service call as all of the plumbing is under construction. I did not have access to all the rooms inside the residence as some were blocked off for construction. Most rooms have been gutted for remodel. Photos of current construction progress will be sent on a separate report. Landscape lighting was off. Photos of landscaping below. The ac air filters will need to be replaced after construction is completed.
7/8/21: Brought all important mail to the post office for forwarding. Photo of today’s mail & receipt with tracking number below.
7/8/21: Poured vinegar down the HVAC condensation evac tube. I did not find obvious evidence of storm damage to your home.

7/8/21: I found/see a dark spot on the ceiling of the master bedroom closet, photo below. No need to water plants due to Rain from Elsa. Raised and lowered the hurricane shutter in back.
7/8/21: Went to the residence to perform an inspection but workers were present on the back lanai when I arrived & I did not go inside.
7/8/21: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 78 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Replaced a full bag in the hallway storage closet. Made sure to close the refrigerator doors tight. Poured capful of bleach into each toilet. Watered the three plants according to the instructions given by the clients.
7/8/21: Started the car & let it idle during both coghlin & yours service calls. There was mold on the interior of the car & will need to be cleaned see photos below. Brought in a sales flyer only. Portable dehumidifier in kitchen read 46. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/8/21: I found no obvious evidence of storm damage to your home. Reset WiFi modem.
7/8/21: The humidity level was over the acceptable level of 60% on both floors when I arrived. I lowered the ac thermostat to 76 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Had to empty & refill all buckets. Could not find any more damp rid bag replacements in the residence. Dehumidifier in kitchen read 55. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor closely.
7/8/21: I opened the new hurricane shutter and brought the grill inside that hurricane screen.
7/8/21: The humidity level was below 60% inside the residence again. I raised the thermostat to 77 for now. Will continue to monitor closely & adjust accordingly. The ac thermostat had a message on the display to change the uv lamp.
7/8/21: The humidity level was slightly over the acceptable level of 60% on both floors again. I lowered both thermostats to 77 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client.
7/8/21: Poured vinegar down the HVAC condensation evac tube. Browning of the lawn appears to be a little better. The humidity is a bit high but I’m not too concerned as it is a very humid day and there is no trend of higher humidity found on past reports.
7/8/21: There was some moisture on the refrigerator door seals. I wiped it off with some paper towels. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
7/8/21: The dining room light was on when I arrived. The wine cooler in the dining room was on & reading 41/50.
7/8/21: I did not find any obvious evidence of storm damage. The water main was on upon arrival, off upon departure. Turned the water heater off at its breaker.
7/8/21: The alarm keypad behind the mirror in the foyer was beeping when I arrived. I was able to silence it by removing the mirror & pressing random buttons on the keypad. The humidity level was over the acceptable level of 60% on both floors when I arrived. I lowered both dehumidistats to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor & adjust accordingly. The downstairs ac air filter is dirty & needs to be replaced size 24x24x1. I could not find any replacements inside the residence. Do not run any water per the client.
