Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,342 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/27/21: Poured the remainder of the vinegar down HVAC tube. Weeds growing in the cracks of the pavers on the lanai, photos provided last service call. Bushes are growing and reaching the soffits are of the home, photos provided the previous service call.
9/27/21: Brought in a three pack of new pleated air filters that were the correct size for the ac system see photo below. I removed the current dirty air filter, installed the new air filter & wrote the date of installation on the new filter.
9/27/21: Met Randy from Cool Today for AC issue. Top trim for garage overhead door is sagging, photo below.
9/27/21: Removed an arrow pest sign from the front yard. The hot water handle on the master bathroom bathtub is leaking from the handle when turned on see photo below. I have tagged it as such. Photo of the pool below. The filter inside the portable dehumidifier was clean. The water valve above the water heater has excessive corrosion on it. Watered the plant inside next to the front door.
9/27/21: The garbage disposal was seized when I arrived. I was able to free it using a disposal hex key & lubricated it with Wd-40. Checked all light timers. The garage overhead door needs new weather stripping on the bottom.
9/27/21: Cobin was present pulling weeds & vines from the landscape beds when I arrived. The alarm keypad had a low battery warning on the display when I arrived. I contacted the client who advised me where new batteries for the keypad were. I replaced all four batteries with new AA batteries provided by the client & the warning went away. Damp rid bucket in the vehicle will be ok until the clients return. The rope was up across the driveway. The irrigation system is on. The water supply valves for all the sinks & toilets have corrosion on them. Visual check of the dock, chain was up.
9/27/21: Could not run tub in master bathroom as it is not installed.
9/27/21: Brought in two pieces of mail see photo below. Photos of the birds below. There were no seeds on the floor.
9/27/21: As reported in past service call notes the lanai is quite dirty, it should be power washed to mitigate issues. Bushes around pool area should be trimmed. As report previously several smoke detector batteries are chirping.
9/27/21: The lawn is excessively high & needs to be mowed soon. There is a large ladder laying on the right side of the house. The guest bathroom sink is tagged for a leaking trap when water is running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will be needing another container of vinegar for the hvac drain line. Checked all damp rid buckets. Checked the light timer by the front door.

9/27/21: After my clean up last service call I found about 30 dead ants in the master bathroom. Based on what I have seen there is more than likely many many others spread out over the entire home, it should be swept/cleaned, including carpets. I could not find any live ants inside however there are hundreds of live ants running along the front of the house.
9/27/21: Swept cobwebs off the front door & entryway. Swept dead cockroaches along baseboards inside. The alarm system rebooted itself while I was inside the residence see photos below. Made sure the battery maintainer connected to the car wasn’t hot. The alarm system appeared to be working correctly. Checked the light timer by the front door.
9/27/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Rabbits have been digging in the yard. Visual check of the boat, trailer & vehicle. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
9/27/21: Brought several fliers in from the mailbox. Weeds growing on the lanai. Pulled an Impact pest control sign from the front yard and a worksheet (photo below) from the front door. A few small holes dug in the back yard, more than likely an armadillo.
9/27/21: The inside of the guest house needs to be cleaned. The water main handle drips when turned on.
9/27/21: Removed an undated home team pest sign from the front yard. A large area of shell has been removed from the backyard see photos below. It appears a pool is going to be installed. There was a large pile of animal droppings on the balcony on the right side of the house see photo below. It was warm inside the residence & the ac was not working when I arrived. I did not find any tripped breakers & could not get the ac to turn on. It appears the ac needs to be serviced at this point.
9/27/21: I did not need to water the 3 plants on the lanai. There were 2 pieces of mail, neither appeared important. The wine cooler was reading 50. Dehumidifier was not running & check bucket light was on again. Since I know the hose has very little resistance it must be something about the dehumidifier that keeps filling the bucket and shutting this off. The #22 circuit breaker remains off. The front left of the garage downspout was off and in 2 pieces.
9/27/21: Brought in four new large damp rid buckets & placed them throughout the residence see photo below. Grass & weeds are growing in the front landscape bed. Checked all damp rids. Photos of boat & motor below.
9/27/21: The alarm system was activated when I entered the residence. I contacted the client to advise them of the situation & was able to turn the alarm off. The water main was on again when I arrived. Checked all soffits thoroughly. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client. Made sure to activate the alarm when leaving.
9/27/21: The master bathroom toilet is tagged for a broken handle. Weeds are growing in all the landscape beds. The roof soffits on the back porch & the back right corner appear to have water damage. Will monitor the spot on living room ceiling closely. Visual check of the rv. Did not lock the deadbolt on the front door when leaving per the client.
9/27/21: All accordion storm shutters are open. The utility sink has been tagged for leaking when water is running. Mini fridge in utility room is off & door is open.
9/27/21: The fill valve in the toilet is tagged for filling extremely slow. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
9/27/21: Sprayed several active hornets nest from underneath the front entryway. The pool water level was slightly low when I arrived. I set the timer to run for 30mins when leaving to help keep the water level up. Watered all potted plants. Left the water main on when leaving per the client.
9/27/21: There appears there might be something leaking by the pool pump equipment see photo below. I turned the pool pump on for a few minutes to see if any pipes are leaking but I could not find anything leaking. Brought in a package of toilet bowl cleaner for the bathrooms see photo below. The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
