Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,033 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/12/21: The tech from Honest Air was still on property. Moved the thermostat from 84 to 78 where it has been all season.
7/12/21: Watered the three plants on the lanai.
7/12/21: Weeds growing on the lanai, photo below. Browning in the yard is a bit better today. Walked through the house a 3rd time at the end of the service call to ensure all faucets, showers and toilets where off not running because the water is to remain on.
7/12/21: Watered the plants on the lanai inside the hurricane shutter.
7/12/21: Watered the 3 interior plants.
7/12/21: Client requires no water to be used in sinks, toilets, tubs and showers. The dehumidifier read 52. Found a pest control invoice in the front door jamb, photo below.
7/12/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks as well to ensure neither toilet tank was running.
7/12/21: I found several dead insects just inside the fridge door when open, I cleaned them up. Photo below of the fridge issue. I watered the plants. Based on the humidity today I moved the thermostat back up to 77.
7/12/21: Garage dehumidifier read 46. Both toilet tank water valves are off at the tank. Wine cooler read 55. I found circuit breaker #2 (Den/Foyer), I reset.
7/9/21: Drove both SUV’s & the golf cart within the community. The lawn still has several brown spots throughout. There is a large crack in the stucco on the left side of the house to the right of the pool heater. There is a crack in the stucco several feet long on the front of the house where the new garage was added. The master bathroom toilet appears to be filling very slowly in between service calls as there was water in the tank when I arrived & I was able to flush it. It might need a new fill valve. I have tagged it as such.
7/9/21: Started the Toyota, moved it out of the garage & let it idle during the service call. The Mercedes still has no power. The alarm system keypad had a WiFi symbol on the display photo below. The pool water was cloudy see photo below. Ran the mesh storm shutters up & down. I armed the alarm system when leaving.
7/9/21: Drove the suv & golf cart within the community. All the landscaping has been trimmed recently. Construction progress photos below. The water main was on when I arrived. I left it on for the contractor when leaving.
7/9/21: The pool water level was back up to the optimal level of half the skimmer port since the last service call. There is a small section of soffits pushed up on the front left corner of the house above the address plaque see photos below. The residence felt warm & the humidity level was over the acceptable level of 60% inside when I arrived. The ac thermostat had an alert on the display see photo below. The condenser outside was not running & the ac appears to not be working. I could not find any tripped breakers. The ac appears to need service at this time. Brought in a small stack of sales flyers. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
7/9/21: Removed a truly nolen pest sign dated 7/9 from front yard. Drove the suv & golf cart within the community. The lawn still has some browning on the right side see photo below. Brought in a small stack of sales flyers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Could not run water in the utility sink as it is full of bbq grill parts. There are several hairline cracks in the stucco on both sides of the house.
7/9/21: The humidity level was over the acceptable level of 60% inside the residence on both floors. I lowered the thermostat to 77 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Had to empty & refill all damp rid buckets. The metal roof is rusting on the edges looking down from the balcony. Made sure to turn off both water mains when leaving.
7/9/21: The temperature was warm inside the residence & the ac system was not working when I arrived. I checked all breakers & could not find any tripped. It appears to need service.
7/9/21: The right side kitchen sink is tagged for leaking from the trap when water is running. The master bathroom sink still has a small drip leak when water is running & is tagged as such. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
7/9/21: The hole in the metal roof has been patched see photo below. Checked the attic space upstairs. Watered the plants on the kitchen table. Put the key back in the lockbox when leaving.
7/9/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Opened the latch in the master bedroom closet to visually check the ac air handler.
7/9/21: The humidity level was still over the acceptable level of 60% inside the residence on both floors. I lowered the dehumidistat to 60% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The metal roof appears to be rusting on the edges looking down from the balcony.
7/9/21: The humidity level was below 60% inside the residence again. I raised the thermostat to 80 for now. Will continue to monitor closely & adjust accordingly. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
7/9/21: The master bedroom window sill & carpet were dry.
7/9/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered both thermostats to 79 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The wine cooler in the kitchen was on & cold.
7/9/21: Watered the plant on the kitchen counter. All ceiling fans are on. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
7/9/21: Ran the rinse cycle on the dishwasher & washing machine. I made sure to leave the dishwasher & washing machine doors opened to dry out when finished. Watered the two plants in the living room. Vacant slip was in the mailbox.
