Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,033 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/13/21: Poured vinegar down the HVAC condensation evac tube
7/13/21: Met with ac technician John from Coolfast llc & let him into the residence for hvac repair. I stayed with John until he was finished inspecting the ac system & he stated that the circuit board on the condenser was bad & it was low on freon. John stated he would have to send over an estimate & they would have to order the part so he would be unable to repair the ac system today. John stated that he was able to get the ac system to run temporarily for now. I confirmed he was finished and made sure to lock the garage door & close the overhead door when leaving. 1:15pm-2:45pm.
7/13/21: Found 3 dead bugs, 2 next to the TV stand and 1 in the front sitting room.
7/13/21: Debris on top of and bottom of pool, photo below. No pool work yet.
7/13/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
7/13/21: Dead shrubs in front left landscaping, photo below.
7/13/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
7/13/21: Unable to run bathroom sinks, no faucets installed. Left front downspout damaged, photo below.
7/13/21: Started the car & let it idle during the service call. Both damp rid buckets inside the car were full & had to be replaced with new buckets provided. Ran the mesh storm shutters up & down. The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the ac thermostat to 76 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet is tagged for running. There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
7/13/21: I kept the thermostat set at 77 as it is providing a prime humidity level at 55%. If upon the next service call it is at the mid 50s I’ll turn the thermostat back up to 78.
7/13/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 75 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
7/13/21: Poured vinegar down the HVAC condensation evac tube. I moved the humidistat back up to 55 based on the past 2 service calls humidity readings.
7/13/21: The master bathroom toilet has been tagged for running. It appears to need a new fill valve & flapper. Some paint is peeling underneath the bottom left corner of the right side guest bedroom window. It does not currently feel wet or damp. Checked & watered the 12 plants on the lanai.
7/13/21: Ran the storm shutters up & down. The ac air filter is dirty & needs to be replaced size 20x20x1. I could not find any replacements inside the residence.
7/13/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the ac thermostat to 77 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Dehumidifier in kitchen read 56. Watered the plant in the kitchen & rotated it.
7/13/21: One of the plastic gutter downspout extensions on the left side of the house was broken when I arrived see photo below. I put the broken piece in the garage.
7/13/21: The soil in the pots of the plants are plenty wet, no need to water. Met Elite claims rep, Mike Wax, the insurance company rep and the umpire at your home at 10am.
7/13/21: Visual check of the boat photo below.
7/13/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Some of the accordion window storm shutters are open. Visual check of the boat photo below. Left the water main on for the pool water auto filler when leaving.
7/13/21: Brought in three pieces of mail with some sales flyers see photo below. Checked all damp rid bags. Replaced a full bag behind the master bedroom door & in the front guest bedroom closet. There is some Areca palm debris on the bottom of the pool. Watered the two plants inside by the front door. Checked all light timers. There is mildew from condensation on the air handler in the garage. The stucco is splitting on the front right corner of the house which appears to be a section of metal corner bead approximately 2’ from the ground.
7/13/21: There is some browning in the lawn on the right side of the house see photo below. Made sure the water heater, oven & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 80 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There was a picture laying on the floor in the front guest bedroom see photo below. I put it on top of the dresser. The living room sliding glass door was unlocked. Did not run any water per the client.
7/13/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen read 60. The guest bathroom sink is tagged for leaking from the trap when water is running.
7/13/21: The water hose on the back left side of the house was on & running into the lawn when I arrived. There was a considerable amount of water in the yard & in the neighbors yard so it appears to have been running for a while. The humidity level was over the acceptable level of 60% inside the residence again. The wine cooler is off & door is open. The living room ceiling fan is on. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
7/12/21: Met with ac technician Sam from Bosch Brothers air conditioning & let him into the residence for HVAC repair. I stayed with Sam until he was finished inspecting the ac system. Sam stated that the motherboard on the ac condenser will need to be replaced & was unable to repair the ac system today. Sam stated that they will have to order parts & come back to repair the ac system. Bosch brothers is to notify the client of the situation. I made sure the garage door was locked & the overhead door was closed when leaving.
7/12/21: Drive by. Client contacted us & stated that their pool pump was not working due to a possible tripped breaker in the garage. I went to the residence confirmed that the pool pump was not working & found the pool pump breakers in the garage tripped. I reset the pool pump breaker & the pool pump came back on. The pool pump is leaking from hairline cracks on the top of each side of the impeller housing when running see photo below. Will be sending a video of the leak to the client via text.
