Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,342 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/30/21: The storm shutters on the lanai are closed.
9/30/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The storm shutters on the back lanai are closed.
9/30/21: The ac was on & appeared to be working correctly since being repaired after the last service call. The humidity level was back under 60% inside the residence. Will continue to monitor closely & adjust accordingly.
9/29/21: Went back to the residence to put the garbage cans in the garage. The recycling can for glass/plastic & cans was collected but the other two cans did not get collected because they were placed on the wrong side of the road. I will be returning next week free of charge to put the other garbage cans back down by the street on the correct side of the road for collection. Will also contact the city of North Port to confirm the correct placement of the garbage cans.
9/29/21: Some vines are starting to pop back up in the landscape beds see photos below. Brought in a package, large stack of mail, magazines & sales flyers. Did not find any chase documents in today’s mail. Sent several pieces out that appeared important. There is another washout starting underneath a block in the landscape bed on the back right corner of the house. Visual check of the boat photo below.
9/29/21: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 55% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Visual check of the boat photo below.
9/29/21: The landscape bushes by the pool cage doors are starting to block the doorway & may need to be trimmed soon see photo below. The bougainvillea bush in the backyard appears to be covered in vines see photo below. Brought in three pieces of mail see photo below. I did not see any live rats underneath the lanai sink today however there are droppings on the lanai floor & underneath the sink. The pool bathroom sink has been tagged for leaking when water is running & the toilet for running. Watered the three plants. Freezer in utility room was on & cold. Ran water in the sink on the lanai. Mini fridge on lanai is off & door is open. Monitoring the water leak area in the living room by the windows closely.
9/29/21: The pool water was clean but the water level was almost below the bottom of the top skimmer port when I arrived see photos below. I ran the hose in it during the entire service call & during a neighbor’s inspection to help bring the water level up. I found the power switch to the pool pump & when I turned it on a green light illuminated see photo below. The pool pump came on & appeared to be working correctly. Will send a video of the pool pump running to the client via text. There is a hairline crack in the stucco on the right side of the house above the outside light next to the garage side entry door see photos below. The temporary electrical lines are still connected. Brought in 10 pieces of mail with a stack of sales flyers see photos below. Put the mail in the tray in the laundry room. Watered the two plants in the dining room. Visual check of the boat photo below.
9/28/21: Set up key box and keys for contractor access.
9/28/21: Drive by. Brought all garbage cans down to the street for collection tomorrow see photo below. Will return tomorrow afternoon to put the empty garbage cans in the garage. I put the original key to the residence inside the lockbox & put the lockbox in the bin next to the front door.
9/28/21: Poured vinegar down the HVAC condensation evac tube.
9/28/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The kitchen sink faucet has been tagged for leaking from underneath when water is running. Did not run water in the master bathroom shower until repairs are completed.
9/28/21: There appears to be a roof leak in the garage above the side entry door see photo below. It was warm inside the residence & the humidity level was over the acceptable level of 60% when I arrived. I found the ac wasn’t working from a tripped breaker & the thermostat display had a replace battery warning on it see photo below. I reset the breaker & the ac system came back on. I also replaced the batteries in the the twitch two new AA batteries. Checked all damp rid buckets. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside of the back of the lanai. No mailbox.
9/28/21: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. Package at the front door but it isn’t addressed to you or your address, see photos below. I took it to the right house.
9/28/21: The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
9/28/21: Poured vinegar down the HVAC condensation evac tube. Browning of the lawn appears to be better as previously reported. Weeds are growing in the cracks of the pavers on the lanai as previously reported. The half bath toilet runs continuously so I shut it off at the valve for the tank.
9/28/21: Brought in a package & a stack of mail from the garage see photo below.
9/28/21: The brown spots in the lawn have improved from past service calls. Out of vinegar, did not pour vinegar down the HVAC condensation evac tube. Weeds are growing in the cracks of the lanai, as reported previously.
9/28/21: Lawn is about the same. Poured vinegar down the HVAC condensation evac tube. Found one screen seam open, it is ripped and would need replaced as reported previously. Front door sweep coming apart, as previously reported.
9/28/21: Connected the new water timer provided by the client to the water spigot by the pool see photo below. The previous water leak underneath the window in the living room was still damp to the touch. The pool pump filter canister is still drip leaking from the pipe on the bottom. The garage side entry door is rusted on the bottom & there is a large hole in the bottom of the door. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. I left all the water supply valves to all the sinks & toilets on. Turned the water main off to the house when leaving.
9/28/21: Screen replaced in pool cage.
9/28/21: Sprayed bug spray around the exterior perimeter of the house. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
9/28/21: Garbage disposal is louder than others I do. Poured vinegar down the HVAC condensation evac tube. Browning in the yard report previously, is getting a bit better.
9/28/21: There is what appears to be either mildew or mold around the bottoms of the skylights & surrounding ceilings when I arrived see photos below. It appears it may have been from condensation. Brought in a stack of sales flyers. Wine chiller in kitchen was on & read 53. Watered the plant in the living room & rotated it. Checked all light timers. Irrigation system is off.
9/28/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
