Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,033 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/14/21: Brought in some sales flyers only.
7/14/21: The air handler is running but the system is not blowing cold air.
7/14/21: Removed a problem solved pest sign dated 7/13 from the front yard. There was a boat tied up to the dock when I arrived photo below. Plants in atrium were wet from rain.
7/14/21: Brought in a large stack of mail, magazines & sales flyers. Sent several pieces out that appeared to be important. There is another washout starting underneath a block in the landscape bed on the back right corner of the house. Vines are growing in the landscape beds. Visual check of the boat photo below.
7/14/21: I turn the humidistat back to 55% now that I’ve had two service calls in the mid 50s or lower. I found seven circuit breakers that had been tripped, one even included the refrigerator so I have been off for sometime. Photos are below. I reset them all.
7/14/21: The refrigerator in the garage was off & already warm inside when I arrived. I found the breaker was tripped & reset it restoring power to the refrigerator. I removed all perishable food items from inside the refrigerator that were already starting to have an odor. There is still a brown spot in the front lawn. Wine chiller in kitchen area read 55. Portable dehumidifier in laundry room read 50. Watered the two plants in the kitchen. Mini fridge on the lanai was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of both boats see photo below.

7/14/21: The residence appears to have been cleaned since the last service call. The backflow preventer on the irrigation plumbing on the left side of the house is leaking. There is still a large section of sod missing from the front yard & some brown spots in the back. Portable dehumidifier in kitchen read 55.
7/14/21: Brought in six pieces of mail with a stack of sales flyers see photo below. Put the mail in the tray in the laundry room. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Weeds are starting to grow in the pool pavers. The guest bathroom shower head is tagged for being clogged. Watered the two plants in the dining room. The kitchen & living room ceiling fans are on.
7/14/21: Poured vinegar down the HVAC condensation evac tube, chased by water. Watered the plant in the kitchen.
7/14/21: Replaced the ac air filter with a new filter provided & wrote the date of installation on the new filter. Both damp rid buckets in the master bedroom closets are full & need to be replaced.
7/14/21: Couple of items blown over on the lanai, photo below. Mold around the water line in the half bath toilet, cleaned.

7/14/21: The outside lights were on when I arrived. I turned them off before leaving. I replaced the dead batteries in the front door keypad lock with four new AA batteries enabling it to work again. Weeds are starting to grow in the landscape beds. Mini fridge on lanai was on & cold.

7/14/21: The garage door opener battery backup was beeping when I arrived. I found the gfi receptacle tripped & reset it causing the garage door opener to regain power. There are hairline cracks in the stucco on both sides of the house see photos below. A floor tile in front of the ac air handler in the laundry room has a large crack in it. I have tagged it as such. Wine cooler in dining room read 52. Deep freezer in front room closet was on & cold. Watered all plants on the lanai. There is a battery maintainer connected to the car battery but I could not get a light to come on the maintainer. Not sure if it is charging the battery or not.
7/14/21: Pool child safety gate unlatched (I latched it) photo below. Found one of the cans of Coca-Cola in the pantry has been leaking, photos below. I cleaned as best I could, certainly not sticky any however the grout will need more attention. I poured out the other cans as it has been my experience one or more of the others are not too far behind. Another unlatched pool child safety gate, I latched. Lawn inside the gate by the pool pump is excessively long, photo below.

Photos of the current guest bedroom construction below. It has not changed in appearance since the last service call. The left side faucet handle on the utility sink in the garage leaks when turned on & water is running. I have tagged it as such. Checked all wood floors throughly. There are dirty work boot prints on the wood floors in several areas from the workers.

Made sure to turn the water main off to the house only when leaving.
7/14/21: Weeds are starting to grow in the pool pavers. Irrigation system is off.
7/14/21: Connected the new water hose splitter to the hose spigot on the lanai but could not find another hose to connect to it to water the plants with see photos below. I made sure to reconnect the hose for the pool auto filler & turned the water spigot back on after connecting the new hose splitter. Brought in a notice from the Charlotte county property appraiser dated 7/9 that was on the front door when I arrived see photo below. The contractor appears to still be working inside the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai using the auto filler hose. The irrigation system is on.
