Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,033 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/15/21: No workers were present when I arrived. The aluminum hardware for the lanai screen enclosures has been reinstalled. The new screens need to be installed next. I will take photos when they are finished. The residence has not changed in appearance on the inside since the last service call.
7/15/21: The Zephyrhills water container on the kitchen counter was dry rotted and leaked water onto the kitchen counter & into the kitchen drawers & floor below since the last service call see photos below. I used some paper towels to clean it up. Checked all damp rids.
7/15/21: All ceiling fans are on. Put the storm shutter over the front door back down when leaving.
7/15/21: Made sure the water heater, range & ice maker were off. Plants on the lanai appear to be healthy.
7/15/21: Brought in six pieces of mail see photo below. The front doors need new weather stripping. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier is off. Fan was on. Temperature & humidity readings were 83.4 & 68.3%.
7/15/21: The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client.
7/15/21: Ran the storm shutters up & down. There was some moisture on the refrigerator door seals. I wiped it off with some paper towels. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
7/15/21: Found the ac thermostat has been raised to 77 since the last service call. The humidity level was below 60% inside the residence so I did not adjust the thermostat.
7/15/21: Master bathroom bathtub has patio furniture cushions in it.
7/15/21: Ran water through fridge door. Drained water from system after water was turned off.
7/15/21: All ceiling fans are on. Checked the damp rid bucket in the master bedroom closet.
7/15/21: Brought in a small stack of sales flyers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.

7/15/21: Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
7/14/21: Drive by. Went to the residence and turned off the schedule settings in the ac thermostat per the client to enable adjusting & permanently holding a temperature to help keep the humidity level inside the residence within acceptable levels. The thermostat was currently set at 77 & was reading 83 when I arrived. I lowered the thermostat to 75 for now to circulate air & help mitigate the high humidity level. The ac turned on & was blowing cold air after lowering the temperature. I stayed inside the residence and confirmed the ac was working after the temperature dropped from 83 to 81 fairly quickly. The thermostat says that it will reach the temperature of 75 in 2hrs. I will perform a drive by of the residence tomorrow afternoon to check the temperature & humidity levels inside the residence. 5pm-6pm
7/14/21: The humidity level was below 60% inside the residence again. I raised the ac thermostat to 80 for now. Will continue to monitor closely & adjust accordingly.
7/14/21: The silver Toyota truck was still in the driveway. Brought in fifteen pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Weeds are growing in the landscape beds. Checked all damp rid buckets. There is a hairline crack several feet long on the kitchen above the island. There is a large crack on the master bathroom ceiling. There are cracks in the stucco underneath the windows on the left side of the house. The door jamb is starting to rot on the bottom of the garage side door.
7/14/21: Brought in one pool service slip dated 7/8. The guest bathroom toilet has been tagged for leaking between the base & floor when being flushed. The left side pool cage door is unlocked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom bathtub has low water pressure may be a clogged aerator. The garage overhead door needs new weather stripping on the bottom. I activated the alarm system when leaving the residence.
7/14/21: The humidity level was below 60% inside the residence again. I raised the ac thermostat to 79 for now. Will continue to monitor closely & adjust accordingly.
7/14/21: Had to replace all damp rid bags as they were full. One of the damp rid bags in the master bedroom closet had leaked onto the stuff below it. I cleaned it up with some paper towels. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid bags & buckets.
7/14/21: Water 3 plants as instructed. Front area reads 45.2% humidity and the temp is 83.9
7/14/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
7/14/21: Flipped all circuits that said kitchen, camera was blinking when I left so I believe it will work.
7/14/21: Made sure the water heater & ice maker were off. The washable ac air filter is dirty & needs to be cleaned. Watered the plants in the kitchen sink. Visual check of the shed.
7/14/21: I found the water main valve on when I arrived, I turned off upon departure.
