Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,566 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/19/24: The garbage disposal is seized & im unable to free it. Wine cooler in kitchen was on & cold. Poured vinegar down both ac condensate drain lines for preventative maintenance.
7/19/24: The master bathroom right side sink has started to leak from underneath where the trap connects to the bottom of the sink while water is running through it see photos below. I shut the valves off and have tagged it as such. The tag on the car appears to expire soon. Portable dehumidifier in kitchen read 42. Checked all damp rid bags. Made sure to engage the lock on the front door when leaving.
7/19/24: I brought the furniture inside from both lanai’s. The umbrella stand is still outside as I would have to roll it inside over the threshold and place on the tile. I would suggest heavy cardboard or carpet remnant upside down when brought inside and to be sat on. The garbage disposal was frozen, I freed it.
7/19/24: All ceiling fans are off. Wine cooler in dining room read 13. Front load washing machine lid is open to prevent odors.
7/19/24: There was a package sitting in the foyer when I arrived see photo below. There are some perishable items inside the refrigerator. Betsy’s bedroom balcony door is locked. Master bedroom lanai door is locked. Ac system needs new air filter that fits correctly. Client is aware & addressing. The water heater has reached 10yrs of age & may need to be replaced soon. Client will address. Watered the plant on the lanai per the instructions provided.
7/19/24: Fern is outside the front door. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
7/19/24: Poured 2oz of bleach in each toilet.
7/19/24: Picked up the gate pass from the foyer. Made sure the water heater, range & ice maker were off. Wine chiller on lanai was on & cold. Ran water in sink on lanai. All ceiling fans are on. Screen door on front balcony is damaged. Humidistat on & off position are opposite.
7/19/24: Weeds growing in the landscaping, photo below. The water main was on upon arrival per the customer there is pool issue the pool company is dealing with. I walked the house twice to ensure all faucets and toilets were not running. The pool eleven is shown in the photo below, pump is off.
7/19/24: Very few droppings behind the toilet this time. I kept the water valves on as requested. I set the thermostat to 75 and turned the water heater on at the switch next tot he tank. I walked through the unit several times to ensure no faucets or toilets were running before my departure.
7/19/24: Made sure the water heater, oven & ice maker were off. Wine cooler & both mini fridge’s were all on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
7/19/24: I poured 4 oz of vinegar down the HAVC air handler condensate tube.and chased with 10oz of water.
7/19/24: Almost every circuit breaker is off with the exception of the AC system, reported previously. The air filter for the air handler should be replaced, reported previously. The guest bathroom toilet is leaking at the gasket between the tank and the stool only when flushed, reported previously. This is not an immediate issue as the water main is off. I found evidence of pests in the front bedroom closet appears to be ants working along the carpeting and also in the air conditioning/water heater cabinet. The ledge has hundreds of droppings from small pests, reported previously. Knob for hot water in MB sink fell apart in my hands when I went to turn it on, reported previously. There is evidence of new pest activity in the guest bathroom, photo below.
7/19/24: The dehumidifier in the kitchen read 51 and had some condensation in the condensation tube. The dehumidifier in the bathroom read 55 and it had condensation in the condensation tube.
7/19/24: The low tire pressure warning was on when I started the car. I inflated all the tires to the manufacturer specifications on the drivers door using my cordless inflator. Monitoring the new water stain on the front guest bathroom ceiling closely. Water stain has not changed in appearance since the last service call. Irrigation system is in the run position. Both lanai screen cage doors are unlocked.
7/19/24: The dehumidifier read 45%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. Front door has a lockbox on it.
7/19/24: The new storm shutter on the back left corner of the house appears to need to be fastened to the wall more extensively on both sides of the shutter. Client is aware & addressing the situation. Ceiling fan on lanai is on. All ceiling fans inside the residence are off. Air purifier by front door was on & read good. All old water stains have not changed in appearance. Will continue to monitor closely. Did not hear any toilets running. Did not find any water leaking anywhere. All storm shutters are closed & panels on. Put the key back in the lockbox when leaving.
7/19/24: The lawn has several large brown spots on the left side of the house. Watered the potted plant on the lanai. The pipe connection on top of the pool pump appears to be leaking excessively now while the pool pump is running. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
7/19/24: The front right tire on the SUV appears to have a slow leak see photo below. Removed a Truly Nolan pest sign dated 7/13 from the front yard. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Irrigation system is on. Photo of the pool below. Both pool cage screen doors are unlocked. Green slip in mailbox. All storm shutters are closed.
7/19/24: Excessive grass & weeds are growing in all the pool pavers & deco drain. Portable dehumidifier in kitchen read 44. Watered the three plants on the kitchen counter. All ceiling fans are off. Mesh storm shutter on lanai is closed. Lanai screen door has a small tear in the top screen. Section of storm damaged pool cage still waiting to be reconnected on lanai. Green slip in mailbox.
7/19/24: Drive by. Disconnected the battery maintainer from the car. Disconnected the portable dehumidifier from the garage door & turned it off. Make sure all the windows were up on the car and left the key fob inside the car for the tow truck driver. I put the keys to the garage and residence underneath the doormat & made sure everything was locked up when leaving. Will return later to check on everything.
7/18/24: Portable dehumidifier in kitchen read 45. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. The storm shutters on the front, dining room & living room windows are still temporarily open.
7/18/24: All ceiling fans insiders are on. Checked all damp rid buckets. Wine cooler in dining room read 50/61. All patio furniture cushions are inside. Do not paint lanai sign on front window. The storm shutters on the front & back are still temporarily open.
7/18/24: The baseboards have been reinstalled on the dining room and kitchen walls since the last service call see photos below. The concrete pillars on the lanai have been repaired since the last service call see photos below. The new water stains on the living room & dining room ceilings have not changed in appearance. The garbage disposal is tagged for leaking from the bottom when water is being ran through it. Valves are off. The disposal will need to be repaired or replaced by a licensed plumber at this time. Numerous unopened damp rid buckets in the kitchen. All ceiling fans are off. All storm shutters are temporarily open.
7/18/24: The concrete pillar and screens on the lanai have been repaired since the last service call see photo below. The building appears to be waiting on some siding to be installed see photo below.
