Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,377 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/19/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.10/19/21: Photos of landscaping below. ADT sign out front is broken, photo below.
10/19/21: The tag on the vehicle is expired. The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
10/19/21: Ran the storm shutters up & down. Portable dehumidifier in kitchen read 40. Watered the plant in the kitchen & rotated it.
10/19/21: A new palm tree & landscaping have been installed in the front yard since the last service call see photos below. The mini split ac system was no longer dripping any water & appeared to be working correctly since being repaired after the last service call. The pool water level was low. I set the timer to run for 60mins to help bring the water level back up.
10/19/21: The pool water auto filler is not working correctly & has been turned off since the last service call. I contacted the client who advised they will purchase a new auto filler when they return. The pool water level is currently at the optimal level of half the skimmer port. There are some brown spots in the lawn on the back on each side of the pool cage. Visual check of the boat photo below.
10/19/21: There was some blinds laying on the living room floor & an instruction sheet with some touch up paint on the kitchen counter see photos below. The pool pump filter canister lid was leaking heavily when I arrived see photos below Brought in six pieces of mail with a stack of sales flyers see photo below. Checked all damp rid bags. Had to replace a full bags in the back guest bedroom closet & the master bedroom closet. Watered the two plants inside by the front door. Checked all light timers. There is mildew from condensation on the air handler in the garage. The stucco is splitting on the front right corner of the house which appears to be a section of metal corner bead approximately 2’ from the ground.
10/19/21: The landscape bushes on the right side of the house around the air conditioner may need to be trimmed soon. There is green pollen starting to build up on the pool cage & may need to be pressure washed soon. There is some browning in the lawn on the right side of the house. Did not run any water per the client.

10/19/21: Brought in a new one gallon container of vinegar for the hvac condensate drain line preventative maintenance see photo below. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
10/19/21: Drive by. Watered all the new plants per the instructions given by the client. All the new plants appeared healthy see photos below.
10/18/21: Pool has a great deal of debris on the bottom, see photos below. The master bathroom toilet kept running after I flushed it twice. The float came almost to the top but wouldn’t shut the tank’s internal stem valve, so I shut the toilet off using the tank valve at the wall under the tank just to be sure it didn’t begin to run again especially since the water main valve is to remain on.
10/18/21: Watered the 3 interior plants.
10/18/21: There are no longer any active wasp nests in the front under cover area by the front door.
10/18/21: Several pest droppings in the guest bathroom and utility area as reported previously. Some chafing of roof tarp on the floor of the kitchen from the broken skylight as reported previously. The roof tarp is shredding again, as reported previously.
10/18/21: Client asked me to turn on the water to flush toilets and run water in the sinks, tubs and showers. I did this then turned the water off again before leaving. The dehumidifier read 50.
10/18/21: Each plant had enough moisture according to the moisture meter I use, so I did water the plants on the lanai. There were a few pieces of mail, none appeared important. The wine cooler was reading 50. Dehumidifier was not running & check bucket light was on again. Since I know the hose has very little resistance it must be something about the dehumidifier that keeps filling the bucket and shutting this off. The #22 circuit breaker remains off. The GFI receptacle the car charger I was plugged into is not working, I cannot reset it. There is a bit of debris on the bottom of the pool but just a little.
10/15/21: Drive by. Checked the residence after the client advised that their power was potentially off for several hours or more. The power was on when I arrived & everything was ok inside the refrigerator and freezer. The penny inside the cup in the freezer was still on top of the ice photo below. The ac was on & reading the same temps as the last service call.
10/15/21: Drove both vehicles & the golf cart again to keep the schedule. The plastic cover for the pool pump timer is broken off. Several areas throughout the lawn have been marked with red paint. The garage overhead head door closest to the house has started squeaking & may need to be lubricated soon. There is a hairline crack several feet long in the dining room ceiling just to the right of the kitchen table. There is a large crack in the stucco on the left side of the house to the right of the pool heater. There is a crack in the stucco several feet long on the front of the house where the new garage was added. The master bathroom toilet appears to be filling very slowly in between service calls as there was water in the tank when I arrived & I was able to flush it. It might need a new fill valve. I have tagged it as such.
10/15/21: There were several pallets of pavers on each side of the driveway when I arrived see photos below. I left the storm shutter over the front door partially open for driveway paver installation photo below. Weeds are still growing by the pool. Started the Toyota, moved it out of the garage & let it idle during the service call.
10/15/21: Drove the vehicle & golf cart again to keep the schedule. The front right tire was low on the vehicle when I arrived. I inflated it to the manufacturer specs on the drivers door using my cordless inflator see photos below. Branches from the rubber tree on the left side of the house are starting to rub against the pool cage screens. There appears to be some sections of facia rotting on the back of the house above the south pool cage screen door. The half bathroom appears to be completed.
10/15/21: There appears to be weeds growing in the gutters on the left side of the house. Weeds are growing by the pool. The water stain on the guest bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. There is a small section of soffits pushed up on the front left corner of the house above the address plaque. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
10/15/21: Drove the vehicle & golf cart again to keep the schedule. The bungee cords holding the tarps on the hot tub & outdoor kitchen are starting to dry rot & will need to be replaced soon. Brought in three pieces of mail see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Could not run water in the utility sink as it is full of bbq grill parts. There are several hairline cracks in the stucco on both sides of the house. Photo of pool below.
10/15/21: The right side kitchen sink is tagged for leaking from the trap when water is running. The master bathroom sink still has a small drip leak when water is running & is tagged as such. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
10/15/21: Watered the plants on the kitchen table. Put the key back in the lockbox when leaving.
