Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,377 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/15/21: The metal roof appears to be rusting on the edges looking down from the balcony.10/15/21: Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
10/15/21: The wine cooler in the kitchen was on & cold.
10/15/21: Watered the two plants in the living room. Vacant slip was in the mailbox.
10/15/21: There is mildew forming on the outside of the sliding glass doors & weather seals see photos below. The lanai may need to be cleaned soon. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The mini fridge on the lanai was on & cold. Ran water in the lanai sink. There is some corrosion on one of the water main valves on top of the water heater.
10/15/21: The wine cooler & both mini fridges were all on & cold. Both balcony floors were clean.
10/14/21: No workers were present when I arrived. I was unable to run water during today’s inspection as all of the rooms have been gutted. The workers have lowered the ac thermostat to 72. Photos of construction progress below.
10/14/21: Brought in a small stack of sales flyers. Portable dehumidifier in kitchen read 46. Mini fridge in kitchen is off & door propped open. Will need another container of vinegar by the next service call. The storm shutters are cracked for ventilation.
10/14/21: Checked all damp rids. Dehumidifier in kitchen read 55. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor closely.
10/14/21: The crown molding above the tv in the living room is starting to separate from the ceiling.
10/14/21: The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client.
10/14/21: Ran the storm shutters up & down. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
10/14/21: The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
10/14/21: The alarm keypad on the wall in the foyer will not stop beeping & I can not figure out how to turn it off. Did not run any water per the client.
10/14/21: All storm shutters are closed.
10/14/21: Moved all the storm shutters 1/4 of the way up & back down. The new water main valves still have not been numbered by management. I used the original water main valve in the garage for now. Mini fridge in dining room was on & cold. I did not run any water in the upstairs shower as it had plastic hanging & appeared to be under construction.
10/14/21: The master bathroom toilet is tagged for running. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
10/14/21: Checked the open damp rid bucket in master bedroom closet which is currently approximately 50% full.
10/14/21: Client advised they will deal with the garage disposal when they return. Checked all seven damp rid buckets which are approximately 50%-75% full & may need to be replaced soon. Watered the plants on the lanai.
10/14/21: The kitchen sink faucet was not working when I arrived. I found the batteries were dead in the battery pack underneath the sink. I replaced the batteries with six new AA batteries provided in the utility room hallway which enabled the kitchen sink faucet to work again. Put the storm shutter over the front door back down when leaving.
10/14/21: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Mini fridge in bar area was on & cold.
10/14/21: Emptied & refilled all damp rid buckets in both vehicles. The ac system was back on & appeared to be working correctly since being repaired after the last service call. Will continue to monitor closely. Was unable to run any water inside the residence as it appears to be shut off. Portable dehumidifier in kitchen read 41.
10/14/21: The entire car has been throughly cleaned since the last service call & the cover was off when I arrived see photo below. Brought in a new air dryer, a large damp rid bucket & installed them in the Saab for mold prevention see photo below. The upstairs ac thermostat had a low battery warning on the display when I arrived. I replaced the batteries with two new AA batteries. I closed the storm shutter over the front lanai when leaving.
10/14/21: Brought in one piece of mail see photo below. Had to replace the damp rid bag in the mb closet. All ceiling fans are on. All water stains on the living room ceiling & the upstairs closet have not changed in appearance since the last service call. Will continue to monitor closely.
10/14/21: Checked all damp rid buckets which are approximately 75% full.
