Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/21/21: Brought in two packages that were laying by the front door when I arrived see photos below. Set the dehumidistat to the on position & the thermostat to 72 per the client for their return. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
10/21/21: Removed the Fire & ice heating and air conditioning service slip from the kitchen counter to send to the client per their request. Checked the water pan in the ac return vent.
10/21/21: Observations not included in today’s inspection report. It was warm inside the residence when I arrived & the humidity level was over 60%. I found the ac was not working & could not get it to come on. It appears the ac needs to be serviced at this time.
10/21/21: Turned on the water heater & ice maker per the client for their return. The range is tied in with a whole home surge protector breaker so it must stay in at all times. I left the water main on when leaving per the client. The garbage disposal was seized again when I arrived. I was able to free it using a disposal hex key. The blades appear to be rusted causing it to seize up frequently. Master bathroom bathtub has patio furniture cushions in it.
10/21/21: Ran water through fridge door. Drained water from system after water was turned off.
10/21/21: All ceiling fans are on. Checked all damp rid buckets.
10/21/21: Pool construction progress photos below. Removed an undated Hughes Exterminators pest sign from the front yard. Brought in one piece of mail see photo below. Did not use the master bathroom left side sink per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/21/21: The switch for the garbage disposal has quit working properly & now has to be held down to run the disposal. I have tagged it as such. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
10/20/21: Ran water through exterior fridge door. Did not run water through garbage disposal but did run the disposal for 2 seconds.
10/20/21: The armadillo hole still appears to be inactive as there is a great deal of debris in the entrance.
10/20/21: This toilet flushed today, why I couldn’t tell you.
10/20/21: The lefts side sink in the master bathroom stopper needs adjustment it barely allows water to drain.
10/20/21: Watered the plant in the kitchen. Several wasp larvae at the back of your home, photo below. Usually the pest control company will knock these down.
10/20/21: Brown spot in the back yard has been re-sodded, however it is browning a bit. I did not take a photo as your neighbor was sunbathing in her back yard. She seemed to be a bit concerned I was in the back yard without me pulling out my phone to take a photo. The water main was on upon arrival, I turned it off.
10/20/21: Went to the residence to perform an inspection but the keys were missing from the lockbox when I arrived & I was unable to make entry. The client advised that the keys to the residence will be put back in the lockbox before the last service call on 11/2.
10/20/21: Checked all damp rid buckets.
10/20/21: Both damp rid buckets in the master bedroom closets are full & need to be replaced.

10/20/21: There are pieces of grout falling out of one of the corners in the guest bathroom shower. Irrigation system is on.
10/19/21: The latch for the screen door to the pool cage is broken, photos below.
10/19/21: Turned the thermostat to 77 from based on current humidity levels.
10/19/21: Poured vinegar down the HVAC condensation evac tube. I found several black ants in the living room mainly against the wall with the window and the door, 7 were alive, photo of one below. I killed all the ones I saw were alive
10/19/21: Weeds growing on the lanai as reported previously. Thinning plants out front, photo below.
10/19/21: The cover has been removed from the car photo below. The ac was on & appeared to be working correctly since the last service call. Will continue to monitor closely. Client advised that the ac system is being replaced. The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
10/19/21: Bananas on tree. Looks like some digging in the plants. One tree appears to be dying.
