Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/25/21: Pine needles are starting to build up in the valley’s of the roof see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
10/25/21: There is a palm tree touching the soffits & facia on the right side of the house. The gfi outlet in the kitchen is tripped & will not reset. I have tagged it as such.
10/25/21: Drove the vehicle within the community. The spa appears to have a leak as the water level was low again. Weeds are growing in the driveway & pavers. There are cracks in the stucco on both sides of the house. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
10/22/21: Brought in a box of iron out tablets & placed a tablet into the tank of each toilet for iron buildup prevention see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
10/22/21: The lawn is starting to brown throughout the entire lawn see photos below. The guest bathroom sink is tagged for leaking from the trap when water is running. There is a hairline crack several feet long in the stucco below the man cave window on the lanai. There is a hairline crack several feet long in the living room ceiling just before the hallway. The end cap has separated some on the soffits on the front left corner of the house just left of the security camera. It appears that several screws or nails are starting to come loose on the metal roof on the front of the house. There is a hairline crack approximately 1’ in length on the master bathroom ceiling close to the shower. Checked all light timers. Did not step on the floor tiles with the sign in the kitchen. The stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Made sure to activate the alarm & lock the front door when leaving.
10/22/21: Brought in thirteen pieces of mail with a stack of sales flyers see photos below. The lanai appears to have been pressure washed since the last service call. Brought in two pool service slips dated 10/11 & 10/18. Watered the two plants on the lanai.
10/22/21: The pool water level was low & slightly green when I arrived. I ran the hose in it during entire service call to help bring the water level up. Visual check of the trailer. Checked the light timer by the front door. Turned the water on & off using the breakers in the garage.
10/22/21: Brought in three pieces of mail see photo below. Poured a bag of salt in the softener. The switch for the garbage disposal is broken & has been tagged as such. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/22/21: The garbage disposal is tagged for not working.
10/22/21: There was a grey Hyundai sedan in your parking spot when I arrived see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/22/21: The old cracks in the living room ceiling above the master bedroom door has not changed in appearance. Will continue to monitor closely. Bug zapper on lanai is plugged in. Water is to remain off per the client.
10/22/21: Sprayed an active hornets nest above the front door. Cleaned up a swarm of dead house flys that were in the guest bedroom when I arrived see photos below. Checked all damp rid bags. Had to replace a full bag in the den. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
10/22/21: The metal water main handle is rusted and broke off in my hand when I tried to turn on the water see photos below. I was still able to turn the water on using the remaining part of the handle very carefully but it is very sharp and will need to be replaced. Checked all damp rid buckets. Made sure light in garage wasn’t on.
10/22/21: Sprayed another active hornets nest over the front door. The garbage disposal is tagged for leaking from cracks on the side of it when it is being used & water is running. I have discontinued using it for now. Mini fridge in dining room was on & cold. Watered the plant on the lanai & made sure to use the right side slider only.
10/22/21: Brought in a new one gallon container of vinegar for the hvac condensate drain line preventative maintenance see photo below. The inside of the residence does not appear to have changed since the last service call. The guest bathroom toilet is still under repair. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance using the vinegar provided. Water heater is on vacation mode. Put the key back in the lockbox when leaving.
10/22/21: The plates on the car & boat trailer are expired. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
10/22/21: Checked all damp rid bags. Had to replace all damp rid bags throughout the residence with the damp rid bags provided. The guest bathroom sink right side faucet handle is loose. I have tagged it as such.
10/22/21: Will replace the ac air filter on 11/5 per the client.
10/22/21: Drive by. Put a lockbox on the front door with a key to the residence inside for house cleaning services.
10/22/21: The ac thermostat had a low battery warning on the display when I arrived see photo below. I replaced the batteries with two new AA batteries. The pool cage & screens may need to be pressure washed soon. Weeds are growing in the pool pavers. The left side water faucet handle in the guest bathroom sink is broken. It appears to have been broken & was just siliconed back on. I have tagged it as such. The master bathroom left side sink has a slow drain. I have tagged it as such. There are hairline cracks in the stucco on the right side of the house.
10/21/21: Photos of the packages brought inside not included in today’s report.
10/21/21: Was unable to perform an inspection today as there were workers present inside when I arrived. I did not go inside the residence or make my presence known per the client.
10/21/21: Photo of the new battery maintainer below. Client has been notified that the battery in the vehicle is defective & will not take a charge. Checked all damp rids.
10/21/21: Brought in eleven pieces of mail with a stack of sales flyers & left them on the counter per the client see photos below. The humidity level was back under 60% inside the residence on both floors when I arrived after making the last adjustments. Will continue to monitor closely & adjust accordingly. The master bathroom right side sink is tagged for a leaking trap.The front doors need new weather stripping. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier is off. Fan was on. Temperature & humidity readings were 79.5 & 71.8%.
10/21/21: The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client.
