Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,064 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/30/21: Brought in four boxes of damp rid bags & replaced full bags on the master bedroom door, in the living room, the guest bedroom, the kitchen & laundry room see photos below. There was a trail of live ghost ants on the kitchen counters when I arrived see photos below. I used some Terro liquid ant bait from the laundry room & set out several pieces of cardboard with bait on them in several locations throughout the kitchen to eliminate the ants. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Checked all damp rid bags. Had to replace a full bag hanging on the den door with the last damp rid bag provided see photo below. Will need more damp rid bags for future service calls.
7/30/21: Removed a tru green sign dated 7/21 from the front yard. The master bathroom shower appears to be complete photo below. The tile floor in the foyer appears to have been regrouted see photo below. There is a section of drywall cut out in the den & the guest bathroom toilet lid was off. The workers lowered the ac thermostat to 73. Client advised they will have the ac serviced when they return as it is currently working fine. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance using the vinegar provided. Water heater is on vacation mode. Put the key back in the lockbox when leaving.
7/30/21: The humidity level was well below 60% inside the residence again. I raised the thermostat to 80 for now. Will continue to monitor closely & adjust accordingly. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
7/30/21: Brought in one pool service slip dated 7/20 see photo below. Photo of the pool below.
7/30/21: Checked all damp rid bags. Had to replace all bags throughout the residence usually the damp rids provided.
7/30/21: Checked all damp rid bags. Had to replace all bags throughout the residence. Poured approximately 2ozs of bleach mixture down the HVAC condensate drain line for preventative maintenance.
7/30/21: There is a large section of torn screen on the top of the pool cage again see photo below. There is green pollen building up on the pool cage screens. Weeds are growing in the pool pavers. All the ac air filters throughout the residence appear to need to be changed soon. The left side water faucet handle in the guest bathroom sink is broken. It appears to have been broken & was just siliconed back on. I have tagged it as such. The master bathroom left side sink has a slow drain. I have tagged it as such. There are hairline cracks in the stucco on the right side of the house.
7/30/21: The master bathroom right side sink has started to drip leak underneath from the trap when water is running see photo below. I tried to tighten the drain stop area where it is leaking but the drain stop appears to be rusted out & would not stop leaking. I have tagged the sink as such. Will send a video of the leak to the client via text. There are several hairline cracks in the stucco on all sides of the house & on some window ledges. There are some yellow stains on the master bedroom ceiling above the west facing sliding glass doors. The guest bathroom toilet water supply valve has a stain on the wall from a previous water leak. Will make sure to monitor closely.
7/29/21: The ceiling leading from dining area to kitchen has a ceiling crack which caused pieces to drop to the floor, photos below. The thermostat was not working, unit displayed batteries needed, photo below. Client had new batteries on the counter. I replaced them and the unit kicked on.
7/29/21: Water 3 plants as instructed. Front area reads 49.1% humidity and the temp is 86.3
7/29/21: Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
7/29/21: Replaced the HVAC filter.
7/29/21: Moved the thermostat to 80 based on the humidity and temperatures these past several service calls. Replaced the HVAC filter.
7/29/21: Replaced the HVAC filter. Replaced the Damp-Rid bags.
7/29/21: Browning of the yard not improving.
7/29/21: Ran water through exterior fridge door. Did not run water through garbage disposal but did run for 2 seconds.
7/29/21: No workers were present when I arrived. The ac system was on & appeared to be working correctly again since being repaired after the last service call. Humidity & temperature levels have returned to normal inside the residence. Will continue to monitor closely. The inside of the residence has not changed in appearance since the last service call.
7/29/21: Poured vinegar down the HVAC condensation evac tube. A Wild boar Rena up the hill out back as I can around the corner. All of the Damp-Rid bags (15) are spent, how/where do you want me to put them.
7/29/21: Brought in a package that was laying by the front door when I arrived see photo below. Checked all damp rids.
7/29/21: All ceiling fans are on. Put the storm shutter over the front door back down when leaving.
7/29/21: Plants on the lanai appear to be healthy.
7/29/21: Weeds growing on the lanai. Part of a sprinkler head on the ground, photo below. No evidence of where it came from.
7/29/21: Brought in eight pieces of mail see photo below. Will be taking the letter from the Vermont department of taxes & all other important mail to the post office for forwarding. The master bathroom right side sink has started to drip leak slowly from the trap underneath when water is running see photos below. I have tagged it as such. Will be sending a video of the leak to the client via text. The front doors need new weather stripping. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier is off. Fan was on. Temperature & humidity readings were 82.4 & 74.4%
7/29/21: Another unlatched pool child safety gate, I latched it.Lawn inside the gate by the pool pump is excessively long, photo below. Weeds growing along garage doors. Hole I. Pool cage screen, photo below.
7/29/21: Made sure the water heater, oven & ice maker were off. Closed all the blinds throughout the residence to help prevent too much heat from entering. All storm shutters are partially open. The refrigerator & freezer in the dining room area were both on & cold. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Plants by front door are wet from rain.
