Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,078 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/2/21: Several pest droppings in the guest bathroom and utility area, photos below as reported before. Found the dead gecko in the guest bedroom with crib, he was still flexible so he expired recently.
8/2/21: There is a section of roof soffits starting to fall down above the garage rear entry door see photos below. Had to empty & refill both damp rid buckets in the vehicle. Photos of the birds below. There were no seeds on the floor.
8/2/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks as well to ensure the other toilet tank wasn’t running. Both toilets are off at the tank valve. Grass growing in the cracks of the pavers on side lanai. Bushes should be trimmed, photo below. Can barely get in and out of lanai side door due to an overgrown bush. Some dead ants in bathroom about 30-40.
8/2/21: The lawn needs to be mowed. Weeds & grass are growing in all the landscape beds. There is a large ladder laying on the right side of the house. The guest bathroom sink is tagged for a leaking trap when water is running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked the light timer by the front door.
8/2/21: Swept cobwebs off the front of the house. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers. Weeds are growing in the front landscape bed.
8/2/21: The security system tried to update itself while I was inside the residence. After waiting for the system to update a message came up on the tablet display saying that the update failed and to try rebooting the system. I rebooted the system which caused the system to update successfully & I was able to activate the alarm when leaving see photos below. Made sure the battery maintainer connected to the car wasn’t hot. Checked the light timer by the front door.
8/2/21: Could not run tub in master bathroom as it is not installed.
8/2/21: As reported in past service call notes the lanai is quite dirty, it should be power washed to mitigate issues. Bushes around pool area should be trimmed. The guest bathroom shower fixture is leaking when the water main on, photo below.
8/2/21: The humidity level was well below 60% inside the residence again. I raised the dehumidistat to 55% for now. Will continue to monitor closely & adjust accordingly. Rabbits have been digging in the yard. Visual check of the boat, trailer & vehicle. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
8/2/21: The window ac unit has been repaired since the last service call see photo below. The inside of the guest house will need to be cleaned after the burglar & the police were inside during the last service call. The water main handle drips when turned on.
8/2/21: Master bath toilet Seran wrapped and covered I did not flush. The guest bathroom toilet was not Seran wrapped or covered so I flushed As I do for other homes that are not covered. Bushes need trimming, photo below.
8/2/21: The vehicle has mold starting to set up in the interior see photos below. An air dryer or large damp rid buckets are highly recommended.
8/2/21: watered the 3 interior plants. The car would not start indicator light is not recognizing the key fob, photo below. Moved the thermostat set temp up 1 degree based on the past two service call humidity readings
8/2/21: The master bathroom toilet is tagged for a broken handle. Weeds are growing in all the landscape beds. The roof soffits on the back porch & the back right corner appear to have water damage. Will monitor the spot on living room ceiling closely. Visual check of the rv. Did not lock the deadbolt on the front door when leaving per the client.
8/2/21: Checked all damp rids. All damp rid bags are full. Photos of boat & motor below.
8/2/21: A few weeds growing along the pavers in the edge of the concrete in front of the garage.
8/2/21: One of the potted plants on the lanai has some long roots starting to grow see photo below. Checked all soffits thoroughly. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client. Alarm system deactivated by client on arrival. Made sure to activate the alarm when leaving.
8/2/21: Poured vinegar down the HVAC condensation evac tube.
8/2/21: Weeds & grass are starting to grow in the landscape beds see photo below. All accordion storm shutters are open. The utility sink has been tagged for leaking when water is running. Mini fridge in utility room is off & door is open.
8/2/21: The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided from a package that was in the shed & wrote the date of installation on the new filter. The fill valve in the toilet is tagged for filling extremely slow. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
8/2/21: Set the irrigation timer start time to 6pm on Thursdays. The pool water level was slightly low when I arrived. I set the timer to run for 30 mins. Watered all potted plants. Left the water main on when leaving per the client.
8/2/21: Weeds are starting to grow in the front landscape bed see photo below. Note from client in guest bathroom shower about not shutting completely off. Vacant lot behind house is being maintained.
8/2/21: Drove the car within the community. Removed a problem solved pest sign dated 7/20 from the front yard. Did not see any live ants on the counters. Weeds are growing in the lanai pavers. The water level in the spa was low again. I ran water into the spa during the entire service call to help keep the water level up photo below. There are cracks in the stucco on both sides of the house. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
7/31/21: Met with the Haverty’s furniture delivery truck workers & let them into the residence for new furniture delivery. The delivery workers stated that they had everything but some of the living room furniture & one of the guest bedroom queen mattress sets. Photos below of the new furniture delivered & put together. The tile floors will have to be cleaned & the carpets vacuumed after the delivery workers were inside the residence. 1pm-3:30pm.
7/30/21: Brought all important mail to the post office for forwarding. Photo of the receipt below.
