Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,060 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/29/21: Picked up the envelope with the key inside from underneath the door mat on the front porch.
7/29/21: Checked the water pan in the ac return vent.
7/29/21: Master bathroom bathtub has patio furniture cushions in it.
7/29/21: Ran water through fridge door. Drained water from system after water was turned off.
7/29/21: All ceiling fans are on. Checked the damp rid bucket in the master bedroom closet.
7/29/21: Removed a Hughes Exterminators sign from the front yard. There is standing water in the backyard see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/28/21: Poured vinegar down the HVAC condensation evac tube
7/28/21: Dehumidifier read 45 and was running. Poured vinegar down the HVAC condensation evac tube.
7/28/21: Drive by. Put the empty garbage can back in the garage. Made sure to close the garage door when leaving.
7/28/21: I reset both the microwave and the range clocks. Found multiple dead bugs, 20+ in the master bath next to the toilet (very small), 3 in the guest tub and 2 in the front sitting room. I cleaned up the bags in the guest tub and the front sitting room but I left the small ones in the master bath because I think it would be important for the pest control person to actually see them I can clean them up the next time. Photos of all bugs and locations to follow.
7/28/21: Out of bleach
7/28/21: Debris on top of and bottom of pool. No pool cage work yet. Found water damage under master bedroom large window, photos below.
7/28/21: Removed a problem solved pest sign dated 7/15 from the front yard. Brought in one piece of mail with a stack of sales flyers see photo below. Checked all damp rid buckets. There is a hairline crack several feet long on the kitchen above the island. There is a large crack on the master bathroom ceiling. There are cracks in the stucco underneath the windows on the left side of the house. The door jamb is starting to rot on the bottom of the garage side door.
7/28/21: There was a Hughes Exterminators card on the kitchen counter see photo below. Brought in two pool service slips dated 7/15 & 7/22. The guest bathroom toilet has been tagged for leaking between the base & floor when being flushed. The left side pool cage door is unlocked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom bathtub has low water pressure may be a clogged aerator. The garage overhead door needs new weather stripping on the bottom. I activated the alarm system when leaving the residence.
7/28/21: Another damp rid bag in the master bedroom closet was leaking when I arrived. I cleaned it up with some paper towels. I highly recommend not using these type of damp rid bags. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid bags & buckets.
7/28/21: The humidity level was well below 60% inside the residence. I raised the thermostat back up to 77 for now. Will continue to monitor closely & adjust accordingly.
7/28/21: A table and two packages just inside the front door were not there before, photos below.
7/28/21: There is spline & sections of screen starting to fall out of the pool cage see photos below. Brought in two pool service slips dated 7/19 & 7/26. The washable ac air filter is dirty & needs to be cleaned. Watered the plants in the kitchen sink. Visual check of the shed.
7/28/21: Brought in two pieces of mail see photo below.
7/28/21: Brought in a large stack of mail, magazines & sales flyers. Sent several pieces out that appeared to be important. There is another washout starting underneath a block in the landscape bed on the back right corner of the house. Vines are growing in the landscape beds. Visual check of the boat photo below.
7/28/21: Weeds growing on the lanai as report in previous reports. Yes Found orange mildew starting on ceiling in the master bedroom, photos below. Some dead sewer flies around the master bath tub, photos below.
7/28/21: The cover for the storm shutter over the front door has become detached from the ceiling see photo below. The refrigerator in the garage was off again when I arrived. Breaker #2 for the refrigerator in the sub panel was tripped again. I tried resetting the breaker but it appears to be broken & will not reset. I left the doors open on the refrigerator to prevent it from getting any odors inside. I have tagged everything as such. There is still a brown spot in the front lawn. Wine chiller in kitchen area read 55. Portable dehumidifier in laundry room read 50. Watered the two plants in the kitchen. Mini fridge on the lanai was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of both boats see photo below.
7/28/21: Unable to run bathroom sinks, no faucets installed.
7/28/21: New sod has been put back down in the front yard see photo below. Brought in one piece of mail see photo below. The back yard still has some brown spots in the lawn. The backflow preventer on the irrigation plumbing on the left side of the house is leaking. Portable dehumidifier in kitchen read 45.
7/28/21: I removed the screen from the guest bathroom shower head that was clogged & cleaned the sediment out unclogging it photo below. Brought in one piece of mail with a stack of sales flyers see photo below. Put the mail in the tray in the laundry room. Weeds are starting to grow in the pool pavers. Watered the two plants in the dining room. The kitchen & living room ceiling fans are on.
