Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,078 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/3/21: Poured vinegar down the HVAC condensation evac tube. Browning of the yard is better.
8/3/21: The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
8/3/21: Removed a Truly Nolen pest sign dated 7/21 from the front yard.
8/3/21: The citrus tree is starting to bear fruit see photos below. There are weeds growing by the pool see photo below. Brought in one undated pool service slip. Both pool cage doors are locked.
8/3/21: Tightened the nut on the water main gate valve and the leak reported last service call stopped leaking.
8/3/21: Brought in one pool service slip dated 7/13. Weeds are growing in the landscape beds. The palm trees on the front of the house may need to be trimmed soon. All the water supply valves for the sinks, toilets & water heater have excessive corrosion on them.
8/3/21: All the shutters over the windows are closed except for the guest bathroom window.
8/3/21: The lawn is excessively high & needs to be cut see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The utility sink is tagged for a leaking trap.
8/3/21: The lawn company is turning around in the driveway with their lawnmower staining the pavers green & not blowing all the cut grass off the patios, dock or landscape beds & curbing see photos below. Vines & weeds are starting to pop up in the landscape beds see photos below. The podocarpus hedge row bushes on the right side of the house are turning brown & appear to be dying. There is a small section of the wood soffits by the front door over the front bedroom window that appears to have had previous water damage. Will continue to monitor closely.
8/3/21: Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. No duck droppings were on the dock.
8/3/21: The storage shed may need to be pressure washed soon. All of the water supply valves inside the residence have excessive corrosion on them. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The main bathroom bathtub faucet handles drip when water is running, I have tagged them as such. The main bathroom toilet runs. I have tagged it as such. No mailbox.
8/3/21: Removed an active hornets nest over the front door. Made sure the water heater, range & ice maker were off. Left the water main on when leaving per the client.
8/3/21: Turned off the light that was left on by the client when they left in the back guest bedroom. There appears to be a rodent inside the residence. There was insulation from the dishwasher on the kitchen floor, filling from the couch underneath it on the floor & animal droppings on the floors in several locations throughout the residence see photos below. The grass by the street & the back yard needs to be mowed & weeds are growing by the pool. Ran water throughout the residence to keep the traps from drying out & allowing dangerous methane gas and/or pest to enter the residence. The kitchen sink is tagged for leaking on the left side trap when water is running. Did not find any pool service slips on the lanai. No droppings were present on the lanai.
8/2/21: There appears to have been some landscaping plants & irrigation lines removed from the landscape beds on the right side & back of the house see photos below. Made sure the water heater, range & ice maker were off. Found breaker #18 was tripped when I arrived & reset it photos below. There were puzzle pieces all over the closet floor in the office when I opened the doors see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/2/21: The lawn has been mowed since the last service call but weeds are still growing in all the landscape beds & driveways see photos below. Replaced the batteries in the kitchen sink faucet with six new AA batteries & was able to run water in the kitchen sink again see photo below. Left the mail in the mailbox per the client. Checked all damp rids buckets & bags. Mini fridge in the detached garage is off & the door is open. Watered the potted plants on the lanai. Detached garage temperature & humidity readings were: 87.8 degrees & 64.9%. Visual check of the boat & trailer photo below.
8/2/21: Removed an undated lawn care extraordinaire pest sign from the front yard. The ac system was back on & appeared to be working correctly since being repaired after the last service call. I raised the thermostat back up to the previous setting of 81 as the humidity level was well below 60% inside the residence. Will continue to monitor closely & adjust accordingly. Weeds & grass are starting to grow in all the landscape beds & pavers see photos below. The master bathroom toilet water supply valve has corrosion on it. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The irrigation system is on. Visual check of the boat photo below.
8/2/21: The lawn has a brown spot in the back see photo below. There is a section of soffits several feet long coming down over the garage overhead door closest to the house. There is a crack in the stucco on the left side of the house several feet long underneath the guest bedroom window next to the pool pump equipment starting on the window sill going down. All thermostats were set to 80. Guest wing hallway temps were 80.3 degrees & 43.5% humidity. Master bath hall temps were 80.0 degrees & 50.3% humidity.
8/2/21: I did not find any obvious signs of screen damage on the lanai from the neighbors drone issue.
8/2/21: The left side master bathroom sink has started leaking from the trap when water is running see photos below. I have tagged it as such. Will be sending a video of the leak via text to the client. The garbage disposal is tagged for leaking. I discontinued using it. The master bathroom right side sink is also tagged for leaking from the trap when water is running. There is a section of weather stripping missing & damaged on the outside pool lanai storage door. The fish pond looks clean & the water is at a good level photo below.
8/2/21: Watered all the potted plants on the lanai inside the hurricane shutter. Poured vinegar down the HVAC condensation evac tube and flushed with water. Replaced the HVAC filter.
8/2/21: Did not run any water inside the residence until the plumbing repairs are completed. Photo of the guest bathroom shower below. I left a lockbox on the front door for the plumber when leaving. There is a small section of paint peeling off the wall inside on the right side of the front door. It does not feel damp or appear be from water damage. All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai.
8/2/21: Removed & cleaned the air filter in the portable dehumidifier in the garage. Photo of the pool below. The water valve above the water heater has excessive corrosion on it. Watered the plant inside next to the front door.
8/2/21: Watered the 3 interior plants. Tree out back has yet to be trimmed, photo below.
8/2/21: Brought in one piece of mail see photo below. The irrigation pump has been turned off by the neighbor after the retention pond got low on water. Checked all light timers. The garage overhead door needs new weather stripping on the bottom.
8/2/21: There are some grass & weeds starting to pop back up in all the landscape beds see photos below. The damp rid bucket inside the vehicle is approximately 75% full & may need to be replaced soon see photo below. The brown spot in the back lawn is starting to look a little better since receiving rain the past few service calls photo below. The rope was up across the driveway. The irrigation system is on. The water supply valves for all the sinks & toilets have corrosion on them. Visual check of the dock, chain was up.
