Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,369 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/26/21: The roof was in the process of being replaced when I arrived see photos below. The pool pump filter canister is still leaking. The damp rid bucket in the truck is full. Monitoring the water leak in the living room closely. The garage side entry door is rusted on the bottom & there is a large hole in the bottom of the door. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. I left all the water supply valves to all the sinks & toilets on. Turned the water main off to the house when leaving.
10/26/21: Brought in one piece of mail see photo below. Ran water in the sink on the lanai. Clients are aware of the pre-existing oil stains in the driveway. Left the water main on when leaving per the client.
10/26/21: The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
10/26/21: There was an air tech ac & electric invoice dated 10/25 on the kitchen counter when I arrived see photo below. Brought in a stack of sales flyers. Wine chiller in kitchen was on & read 53. Watered the plant in the living room & rotated it. Checked all light timers. Irrigation system is off.
10/26/21: Turned the water heater, range & ice maker back on. Left the water main on when leaving per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/26/21: Removed an elite pest control sign dated 10/22 from the front yard. Was unable to start the car today as the battery did not have enough charge to start. I found a battery charger in the garage & connected it to the car battery to charge. There is a corner of crown molding on the kitchen cabinets separating on the left side of the oven range hood. Weeds are starting to pop up in all the landscape beds again. Weeds are growing in the pavers by the pool. Ran all faucets & showers on the hot side to prevent odor from building up in the water heater per client. Checked all light timers
10/26/21: Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs. The water main handle was difficult to use but I was able to turn it off when leaving.
10/26/21: Both water main handles are extremely rusted & may need to be replaced soon see photos below. The pool cage & screens may need to be pressure washed soon see photo below. The guest bathroom bathtub faucet drips when turned off. I have tagged it as such. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
10/26/21: Brought in two pool service slips dated 10/11 & 10/19. The pool company arrived to clean the pool while I was inside the residence. All the water supply valves for the sinks, toilets & water heater have excessive corrosion on them.
10/26/21: Checked & inflated all the tires on the car to 32psi using my cordless inflator. Brought in one pool service slip dated 10/11. Both pool cage doors are locked.
10/26/21: All the shutters over the windows are closed except for the guest bathroom window.
10/26/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The utility sink is tagged for a leaking trap. Visual check of the treehouse.
10/26/21: The vines & weeds that were growing in the landscape beds appear to have been sprayed since the last service call. The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door. The podocarpus hedge row bushes on the right side of the house are turning brown & appear to be dying.
10/26/21: Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. There was some duck droppings on the dock.
10/26/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the ac thermostat to 76 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Swept dead bugs off the floors inside the residence in several locations. The storage shed may need to be pressure washed soon. All of the water supply valves inside the residence have excessive corrosion on them. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The main bathroom bathtub faucet handles drip when water is running, I have tagged them as such. The main bathroom toilet runs. I have tagged it as such. No mailbox.
10/26/21: Visual check of the new plants see photos below. I gave each plant a five gallon bucket full of water to help keep them alive.
10/26/21: The vacant lot behind the neighbors house on the left side has been cleared for a house see photos below. The podocarpus bushes on the back left side of the house are being choked out by vines see photo below. The pavers by the front entryway on the left side of the garage have mildew on them & may need to be pressure washed soon see photo below. Did not see any current evidence of rodents inside the residence. All the floors will need to be cleaned from the previous rodent activity throughout the residence. The door between the garage & home is closed. The kitchen sink is tagged for leaking on the left side trap when water is running. Did not find any pool service slips on the lanai. No droppings were present on the lanai.
10/25/21: Watered the 3 interior plants. The plant in the corner of the dining room is losing twice as many small pine ends as the other two. I’m not sure if it isn’t getting enough sun or water, I’m afraid I have a brown thumb. It is not thinning terribly just noticing more dropped ends than either of the other two.
10/25/21: Drive by. Was contacted by Richard Sipes a friend of Wes Graf that he accidentally set off the alarm while checking on the residence using a hidden key that we were unaware of & had no way of turning it off. I went to the residence & the alarm was already off when I arrived. I checked the inside of the residence & reset the alarm using the alarm key fob when leaving.
10/25/21: The pavers have been power washed, photos below.
10/25/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. Both toilets were/are off at the tank valve. Some dirt in the step area of the pool, photo below.
10/25/21: Could not run tub in master bathroom as it is not installed.
10/25/21: The keypad lock on the front door had difficulty opening & there was a red low battery warning on the display when I arrived. The client was contacted who advised to bring some new AA batteries on the next service call. Pool construction progress photos below. Brought in a new one gallon container of vinegar for hvac condensate drain line preventative maintenance see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The lanai is currently under construction.
10/25/21: The master bathroom toilet water supply valve has corrosion on it. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the boat see photo below.
10/25/21: As reported in past service call notes the lanai is quite dirty, it should be power washed to mitigate issues. Bushes around pool area should be trimmed. As report previously several smoke detector batteries are chirping. There is a freshly dug gopher tortoise hole under the lanai corner, photo below. Some of the popcorn ceiling covering has loosened and fell to the floor, photo below. Sometimes this happens from age but mainly when the ceiling gets wet. I cannot see which it is from the ground. I
