Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,078 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/4/21: Watered the two plants in the living room. Vacant slip was in the mailbox.
8/4/21: Brought in a package that was laying by the front door when I arrived see photo below. Turned off all ceiling fans per the client. Found both ac thermostats have been lowered to 76 since the last service call. Wine chiller in the kitchen is off & door is open. Mini fridge in bar area is off & door is open. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
8/4/21: The inside of the residence smelled normal again after removing the rotten vegetables last service call. All ceiling fans are on. Watered the four plants in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/4/21: Lanai was wet from rain. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The mini fridge on the lanai was on & cold. Ran water in the lanai sink. There is some corrosion on one of the water main valves on top of the water heater.
8/4/21: The refrigerator was off & everything inside was warm when I arrived. I could not find any tripped breakers. I found the refrigerator was still getting power but the control panel wasn’t working & the lights were not coming on inside. I removed a few perishable items from the refrigerator that would cause an odor & left the doors open on the refrigerator. Photo of the control panel below. Will send a video of the control panel to the client via text. The wine cooler & both mini fridges were all on & cold. The front balcony has droppings on the floor.
8/4/21: Drive by checked the residence after the client advised that the neighbor found the garage overhead door open. All doors & windows were closed & all was well inside the residence when I arrived. I unplugged the garage door opener before leaving per the client.
8/4/21: Drive by no charge service credit used. Met with Nancy from frontline insurance & let into the residence for an inspection. I stayed with Nancy until she was finished & made sure everything was locked up when leaving. There was a puddle of water in front of the garage side entry door & was almost deep enough to start entering the garage see photo below. It appears water collects in this area during heavy rain. One of the kitchen pendant lights has come loose from the ceiling & was hanging when I arrived see photos below.
8/4/21: Brought in a large stack of mail, magazines & sales flyers. Sent several pieces out that appeared to be important. There is another washout starting underneath a block in the landscape bed on the back right corner of the house. Vines are growing in the landscape beds. Visual check of the boat photo below.
8/4/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Visual check of the boat photo below.
8/4/21: There were fresh rat droppings on the lanai when I arrived. I found some more fresh droppings & a live rat hiding underneath the sink on the lanai. Pest control will be needed. The previous window leak in the living room is damp. Vines are growing on the pool cage screens. The pool pump has been patched but still leaks when running. The pool bathroom sink has been tagged for leaking when water is running & the toilet for running. Watered the three plants. Freezer in utility room was on & cold. Ran water in the sink on the lanai. Mini fridge on lanai is off & door is open.
8/4/21: Photos of the temporary electric line below. The refrigerator & freezer were both on & cold. All the items in the freezer were frozen & nothing had an odor like it had thawed & refroze. Brought in four pieces of mail with a stack of sales flyers see photo below. Put the mail in the tray in the laundry room. Weeds are starting to grow in the pool pavers & deco drain photo below. Watered the two plants in the dining room. The kitchen & living room ceiling fans are on.
8/3/21: Drive by. Put a lockbox on the front door with a key to the residence inside for Pest Control service.
8/3/21: Poured vinegar down the HVAC condensation evac tube. Browning of the lawn appears to be a little better. I found the alarm off upon entry, armed it upon exit.
8/3/21: Went to the residence to test the well pump after being repaired. The well pump was back on & had full pressure when I arrived. I ran water throughout the entire residence for several minutes. The well pump appears to be working correctly since being repaired.
8/3/21: Lawn is about the same. Dead ants in the guest bath (7). Found several piles of dead ants in the living room and dining room along the slider and walls, photo below. I did not find one live ant. Cleaned these all up. Poured vinegar down the HVAC condensation evac tube.
8/3/21: The ac system is still not working & the humidity level was over the acceptable level of 60% inside the residence again. A humidity level over 60% increases your chances of getting mold. The guest bathroom toilet tank has iron building up in it from the city water causing the water to come out orange & needs an iron tablet. Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
8/3/21: The guest bathroom light over the tub was on turned off.
8/3/21: The ac thermostat had a low battery warning on the display when I arrived photo below. I replaced the batteries with two new AA batteries provided next to the air handler. The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
8/3/21: Checked all damp rid buckets. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside of the back of the lanai. No mailbox.
8/3/21: Mini fridge on lanai is off & door is open.
8/3/21: Some weeds are growing in the cracked of the lanai time.
8/3/21: The lawn is excessively high & needs to be mowed. Weeds & grass are growing in all the landscape beds. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
8/3/21: Found more digging in the armadillo hole that’s next to the water main pipe. Put Cayenne pepper in the throat of that hole to hopefully keep the armadillo from coming back. Found the thermostat set to 76 but over the summer it was 78 so I moved it back up.
8/3/21: Some furniture has been placed in the garage see photo below. Swept cobwebs off the front door & entryway. Brought in a stack of sales flyers. The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 79 for now. Will continue to monitor closely & adjust accordingly. The flapper for the pool skimmer port has not been replaced yet. Wine chiller in kitchen was on & read 52. Watered the plant in the living room & rotated it. Checked all light timers. There is a loose board on the dock. Irrigation system is on.
8/3/21: Made sure the water heater, range & ice maker were off. The security system updated while I was inside the residence photos below. Started the car & let it idle during the service call again to keep the schedule. Ran all faucets & showers on the hot side to prevent odor from building up in the water heater per client. Checked all light timers
