Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,078 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/5/21: Checked damp rid bucket in master bedroom closet which is currently approximately 50% full.
8/5/21: Checked all seven damp rid buckets which are approximately 50%-75% full & may need to be replaced soon. Watered the plants on the lanai.
8/5/21: The portable dehumidifier in the garage storage room was off & the bucket was full when I arrived. I found the drain line was clogged & cleared it after disconnecting the drain line. The dehumidifier came back on after clearing the drain line & was working correctly again. Put the storm shutter over the front door back down when leaving.
8/5/21: Did not drive the car today due to rain. There was mold on the interior of the car when I arrived see photos below. An air dryer is highly recommended to prevent mold in the vehicle. The inside of the vehicle will have to be professionally detailed. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Mini fridge in bar area was on & cold.
8/5/21: The storm shutter appears to have been repaired since the last service call. I was able to open it & enter the residence for an inspection. Watered the potted plants on the front lanai. Put the storm shutter over the front door back down when leaving.
8/5/21: Portable dehumidifier in kitchen read 44.
8/5/21: Photo of the front lanai screen with paint removed that did not get uploaded into the report.
8/5/21: The keypad lock on the front door was working correctly when I arrived. The refrigerator in the kitchen has not been repaired yet. Client advised grand aire is waiting on new parts to arrive. I left the the storm shutter over the front lanai up when leaving.
8/5/21: Found a roof leak in the living room along the west wall above the picture & tagged it as such see photos below. I removed the picture from the wall & moved the cabinet underneath as water was running down the wall onto the floor. Will call the client & inform them of the situation. Brought in one piece of mail see photo below. Made sure the water heater, range & ice maker were off. The living room & master bedroom sliding glass doors were unlocked. Checked the damp rid bag in the master bedroom closet. All ceiling fans are on. The stains on the living room ceiling & the upstairs closet have not changed in appearance since the last service call. Will continue to monitor closely.
8/5/21: The pool is not green in color however there are a few spots that have green algae on the bottom of the pool and steps that will need scrubbed upon your pool companies next service call. These are small spots and light in green color. More than likely the reason I didn’t see them was twofold I walk right up to where the skimmer port is to check the height of the water and if you look out into the water from there these are at either end on the steps and bottom of the pool. Yesterday when I was here we had winds of 17 miles an hour gusting to 24 miles an hour so the pool is not as calm as it is this morning. I really find none of this abnormal based upon the amount of rain that we’ve received over the last 48 hours and the middle mom and a sun that we received. However just to confirm I would check with my poor company I think they probably will tell you the same. As it was yesterday the pool pump was running. I have video if you’d like me to send.
8/5/21: Went to the residence to perform an inspection but the residence appeared to be occupied.
8/5/21: The residence has been thoroughly cleaned since the last service call & the white paint has been removed from the front screens photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The storm shutters on the back lanai are closed.
8/5/21: I did not find any evidence of water running inside the home or outside the home including the pool. The hose and to the pool is attached to a water timer so even if the pool company left the water running the timer should shut off after a maximum of 120 minutes. I have seen that they don’t work sometimes but that’s rare.As an added precaution I shut each toilet off at the tank valve inside the home just in case we have one or more of those that are losing water and then running until they fell again. I don’t know how that cost 40,000 gallons to be used though. I did actually open and look at the water meter out by the sidewalk it was not spinning so there is no water consumption underground past that valve that you would be responsible for at least at this point.
8/5/21: The casing around the lanai storage room door is rotting on the bottom right side from rain water.
8/4/21: Raised and lowered the hurricane shutter in back. Did not water the 3 plants on the lanai based on the pool level and all the rain we have had over the past 24 hours. Poured vinegar down the HVAC condensation evac tubes. Checked all GFIs.
8/4/21: The thermostat has an error message of WiFi Connection Error. I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on.
8/4/21: Condition of the lawn is about as it head been during past service calls.
8/4/21: Drive by checked on the residence after the client advised that the alarm was tripped. All was well inside the residence. All doors & windows were closed & locked. Nothing was broken or tampered with.
8/4/21: Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
8/4/21: The brown spots in the lawn have not improved from pest service calls. Poured vinegar down the HVAC condensation evac tube and chased with a cup of water.
8/4/21: There are wine bottles in the wine cooler so I left it on.
8/4/21: Was in Sarasota National Ann's just had to check you home inside ceiling with all the rain we have had in the past 24 hours. All is fine as well the tile is replaced on the roof. Found a package outside your front door that I brought inside.
8/4/21: Garbage disposal is louder than others I do. Poured vinegar down the HVAC condensation evac tube. Browning remains in the yard report previously, photo below.
8/4/21: Watered the plant on the kitchen counter. All ceiling fans are on. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
8/4/21: Watered the two live plants on the lanai. The guest bathroom toilet is tagged for filling slowly.
