Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,369 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/28/21: All storm shutters are closed.
10/28/21: Brought in three packages that were on the front porch when I arrived see photos below. It was cool inside the residence but the humidity levels were high. The new water main valves still have not been numbered by management. I used the original water main valve in the garage for now. Mini fridge in dining room was on & cold. I did not run any water in the upstairs shower as it had plastic hanging & appeared to be under construction.
10/28/21: The master bathroom toilet is tagged for running. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
10/28/21: The alarm was off & the ac company was not present when I arrived. Photo below of the service record written on the ac air handler. The ac systems were on & appeared to be working correctly.
10/28/21: There appears to have been some activity inside the residence since the last service call. I found the water heater breaker was turned on & turned it back off as the water will be shut off to the residence. The master bathroom toilet has started running due to a degraded flapper see photo below. I shut the valve off & tagged it as such. Checked the open damp rid bucket in master bedroom closet which is currently approximately 50% full.
10/28/21: Put the storm shutter over the front door back down when leaving.
10/28/21: Was unable to drive the car today due to rain however I did start it & let it idle during the service call. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Will need another container of vinegar by the next service call. Mini fridge in bar area was on & cold.
10/28/21: Was unable to run any water inside the residence as it appears to have been shut off. I closed all the drains to keep any methane gas or pest from entering the residence in case any of the plumbing traps dry out. Portable dehumidifier in kitchen read 44.
10/28/21: The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered both thermostats to 76 to circulate air & help mitigate the high humidity level. I closed the storm shutter over the front lanai when leaving.
10/28/21: The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered both ac thermostats to 77 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the damp rid bag in the master bedroom closet. All ceiling fans are on. All water stains on the living room ceiling & the upstairs closet have not changed in appearance since the last service call. Will continue to monitor closely.

I lowered the ac thermostat to 78 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets which are approximately 75% full.
10/28/21: The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the thermostat to 77 & the dehumidistat to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.

10/27/21: Photos of the new ac system below. The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the thermostat to 78 to circulate air & help mitigate the high humidity level. The new ac came on & appeared to be working correctly. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
10/26/21: The pool level is 1/2 skimmer port. Water main to the house is off.

10/26/21: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. I found a permit for storm shutters at the front door under the slate rock that came off the front months ago, photo below. I left it there as it is required to be there for county inspectors.
10/26/21: Found the pool level a bit concerning so I hooked up the hose to run while I go do another home or two and I’ll come back and shut the water off. Weeds on the lanai as described in past reports
10/26/21: The right side screen door to the pool area had been propped open about an inch and a half. The pool itself is very low so I’m going to leave the water running into it as I do the next 2 homes and I will return to shut it off. Found the green security sign out front snapped off. I looked at the front door sweep as I said I would, and found that it was the leading edge of the bottom door sweep that is ripped halfway. There are several other edges leading to the house pass that one and I could not see any light under the door. I looked but couldn’t see any place to adjust the door sweep. I would think that just cutting that piece off that has ripped will not harm the rest of the functioning door sweep.
10/26/21: Put fake palm tree plant back on lanai. Hose reel was out of place on the side of the house, I put it back.
10/26/21: The armadillo hole that was dug at the corner near the water main is active again, photo below. The armadillo is also digging in the muck, photo below.
10/26/21: The kitchen sink faucet has been tagged for leaking from underneath when water is running. Did not run water in the master bathroom shower until repairs are completed.
10/26/21: Armadillo hole filled in by new mulch and not dug out.
10/26/21: Swept dead bugs off the lanai floor. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all damp rid buckets. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside of the back of the lanai. No mailbox.
