Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,566 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/22/24: I watered the 3 interior plants as instructed. The front yard light is on. Weeds growing on the lanai.
7/22/24: Brought in a pool slip dated 7/20/24. Checked each plant with a moisture meter, none needed watering. The windows and doors have been installed. It’s understood they needed to move a lot of things to get access to the openings, but nothing on the lanai was put back in the refrigerator was closed and off to the side. There is a door with a dinged threshold standing in the garage yet. Neither of the garage doors that lead to the interior were locked. I did check all windows and doors and they were locked. The pump motor switch was on, however, both valves were shut off. The door the screen door to the pool was open wide and not shut. I’ve corrected everything mentioned with the exception of putting the furniture back on the lanai. Two reasons for that first is today. I just don’t have the time based up on my schedule and not knowing I had to do this so it wasn’t banked in to my time and I’m not too sure if they don’t need to have better access when they come back to do the County inspection of the new windows and doors? Please advise. One piece of mail looked important. I didn’t open it since it had to do with the Social Security department. Please advise.
7/22/24: The dehumidifier read 52 and is working.
7/22/24: The valves for both bathroom faucets are off as both are dripping slightly if not.
7/22/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves. The bushes around the house need trimming soon, reported previously.
7/22/24: I poured vinegar down the HVAC condensation evac tube then chased with some water. I brought in several pieces of mail, none appeared to be important. Raised and lowered the back hurricane screens. I treated several weeds on the lanai.
7/22/24: None of the exposed walls inside have signs of moisture. Brought in several pieces of mail, none appeared important. Weeds beginning to grow on the lanai, reported previously.
7/22/24: The generator ran during the service call
7/22/24: I watered the 5 plants in the pool/lanai area as instructed. I found a pool company slip on the lanai, dated 7/17/24.
7/22/24: Contractor access. Met with Aaron from Primary electric who is sub contracted with Storm Smart & let him into the garage for attic access to install electrical wiring for the new storm shutter over the front door. All of the other accordion storm shutters have already been installed over all the other windows see photos below. The shutters on the back and left side of the house appear to still need the straps on each side of the shutter. The electric storm shutter over the front door will be installed sometime after the electrician is finished running the wiring. I did not see any keys for the storm shutters & will be returning to meet with the installation crew to inspect all of the shutters & get the keys. The electrician stated he will close the garage overhead door and exit through the side entry door locking the handle when he is finished & leaving. Will contact the client and advise them of the situation. 7:30am - 8:30am
7/20/24: No charge drive by. Service credit used. Client advised that the security system was back offline. I went back to the residence to inspect the panel for the security system in the master bedroom closet & everything appeared to be OK. I did not find any trip breakers, GFI outlets or loose wires on the internet equipment. The security system panel showed that it had power and Wi-Fi connection when I arrived & before leaving. A Vivint technician will be needed for the security system at this time.
7/19/24: Went back to the residence to get the key from under the doormat & clean up the fluids from the car. I brought four bags of instant spill absorber & cleaned up all the fluid see photos below. Made sure the overhead door was closed & everything locked up when leaving.
7/19/24: The trap on the guest bathroom sink is tagged for leaking at the drain stop connection when water is running through it. Client will address. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
7/19/24: Made sure the water heater, range & ice maker were off. There are a few perishable items inside the refrigerator see photo below. Watered all three plants. Replaced the damp rid bag in the lanai closet with a new damp rid bag provided. Clear panels on lanai are closed. Put the key back inside the lockbox when leaving.
7/19/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The ac air filter was dirty and needed to be replaced. I replaced it with a new air filter provided from the under stairs storage and wrote the date of installation on it. All ceiling fans are on. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
7/19/24: Lamps in living room are on. Watered the plant by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.
7/19/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Watered both plants in the kitchen per the instructions provided. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
7/19/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Lanai screen door is locked. Will start the car every other service call.
7/19/24: All ceiling fans are off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
7/19/24: All ceiling fans are off.
7/19/24: Mail is being placed on the dining room table. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/19/24: All ceiling fans are off. Watered the plants on the table & rotated 1/4.
7/19/24: All ceiling fans are off.
7/19/24: The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged from last year, client is aware. The garbage disposal is a bit loud. The smoke detector in the dinning room is beeping. The pool house air is not working.
7/19/24: Several weeds are growing in the cracks of the pavers on the lanai/pool area. The smoke detector in the bedroom with two beds is chirping indicating a low battery.
