Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,122 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/13/21: The ac air filter was dirty & needed to be replaced. I replaced it with one of the new filters provided & wrote the date of installation on it. The garbage disposal is tagged for leaking from cracks on the side of it when it is being used & water is running. I have discontinued using it for now. Mini fridge in dining room was on & cold.
8/13/21: Construction progress photos below. The inside of the residence appears to have been repainted in several areas since the last service call. The workers lowered the ac thermostat to 73. Client advised they will have the ac serviced when they return as it is currently working fine. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance using the vinegar provided. Water heater is on vacation mode. Put the key back in the lockbox when leaving.
8/13/21: Weeds are growing in all the landscape beds. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
8/13/21: Could not find any pool service slips today. Weeds are starting to pop up in all the landscape beds from all the recent rain. The ac thermostat had a low battery warning on the display when I arrived see photo below. I replaced the batteries with two new AA batteries. Photo of the pool below.
8/13/21: Checked all damp rid bags. Had to replace a full bag in the master bedroom closet.
8/13/21: Checked all damp rid bags. Poured approximately 2ozs of bleach mixture down the HVAC condensate drain line for preventative maintenance.
8/13/21: There is a large section of torn screen on the top of the pool cage. There is green pollen building up on the pool cage screens. Weeds are growing in the pool pavers. All the ac air filters throughout the residence appear to need to be changed soon. The left side water faucet handle in the guest bathroom sink is broken. It appears to have been broken & was just siliconed back on. I have tagged it as such. The master bathroom left side sink has a slow drain. I have tagged it as such. There are hairline cracks in the stucco on the right side of the house.
8/13/21: The bougainvilleas by the front entrance need to be trimmed soon see photo below. Brought in a box from Lowe’s that was by the front door when I arrived see photo below. The new grill was covered in rain when I arrived from the Lowe’s delivery drivers placing it out in the open. I dried it off with a towel & placed it in the covered area of the lanai per the client. Turned the ice maker on & the water heater up. Left the water main on when leaving for clients arrival. The master bathroom right side sink is tagged for leaking from the trap when water is running. There are several hairline cracks in the stucco on all sides of the house & on some window ledges. There are some yellow stains on the master bedroom ceiling above the west facing sliding glass doors. The guest bathroom toilet water supply valve has a stain on the wall from a previous water leak. Will make sure to monitor closely.
8/12/21: Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
8/12/21: No workers were present when I arrived. The inside of the residence has not changed in appearance since the last service call.
8/12/21: Drove the car within the community. Checked the water level in the golf cart batteries. Checked all damp rids. Replaced a full bag in the master bedroom closet.
8/12/21: All ceiling fans are on. Put the storm shutter over the front door back down when leaving.
8/12/21: Put the storm shutter down over the front door when leaving for storm preparation. Plants on the lanai appear to be healthy.
8/12/21: Brought in eight pieces of mail see photo below. The master bathroom right side sink is tagged for a leaking trap.The front doors need new weather stripping. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier is off. Fan was on. Temperature & humidity readings were 83.4 & 74.5%.
8/12/21: All storm shutters are partially open. The refrigerator & freezer in the dining room area were both on & cold. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants by the front door.
8/12/21: The right rear tire on the golf cart was flat when I arrived. I tried inflating it but it is severely dry rotted & will not hold any air see photo below. The other tires on the golf cart appear to be dry rotted & may need to be replaced soon as well.
8/12/21: There was a service slip dated 8/6 from Kappy Karts on the steering wheel of the golf cart when I arrived see photo below. Watered the orchids on the lanai.
8/12/21: The downstairs ac air handler was on & appeared to be working correctly since being repaired after the last service call. Will continue to monitor closely. The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client.
8/12/21: There has been moisture on the refrigerator door seals every service call. I turned on the humidity control button to try & eliminate all the moisture building up on the seals in between service calls see photo below. I closed the storm shutter over the front door when leaving for storm preparation photo below. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
8/12/21: Drive by storm prep. Put all the furniture from the front lanai inside per the client photos below.
8/12/21: Checked the water pan in the ac return vent.
8/12/21: The garbage disposal was seized when I arrived. I was able to free it using a disposal hex key. Master bathroom bathtub has patio furniture cushions in it.
8/12/21: Ran water through fridge door. Drained water from system after water was turned off.
8/12/21: All ceiling fans are on. Checked the damp rid bucket in the master bedroom closet.
8/12/21: Weeds & grass are growing in all the landscape beds again see photos below. Brought in one piece of mail photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
