Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,369 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/8/21: Roots are growing from the potted plants on the lanai by the pool. Deactivated the alarm when entering the residence & activated the alarm when leaving the residence. There are some brown spots in the lawn on the left side of the house & on each side of the driveway. Checked all soffits thoroughly. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client.
11/8/21: Poured vinegar down the HVAC condensation evac tube. Brought several fliers in from the mailbox. The pool filter is leaking slightly at the upper ring gasket, photo below.
11/8/21: The ac thermostat had a low battery warning on the display when I arrived see photo below. I replaced the batteries with two new AA batteries. Some of the landscape bushes may need to be trimmed soon. The utility sink has been tagged for leaking when water is running. Mini fridge in utility room is off & door is open. All of the storm shutters are open except for the windows facing the lanai in the tv room.
11/8/21: The fill valve in the toilet is tagged for filling extremely slow. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
11/8/21: Went to the residence to perform an inspection but the residence appeared to be occupied.
11/8/21: Brought in one piece of mail with a stack of sales flyers see photo below. Pine needles are starting to build up in the valley’s of the roof. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
11/8/21: All pre-existing water stains on the ceilings have not changed in appearance since the last service call. Will continue to monitor closely. There is a palm tree touching the soffits & facia on the right side of the house. The gfi outlet in the kitchen is tripped & will not reset. I have tagged it as such.
11/8/21: The previous water stains on the master bathroom ceiling & the utility room ceiling have changed in appearance since the last service call & the roof appears to be leaking in different locations from recent storm storms see photos below. The recycling can in the garage has been emitting a foul odor filling up the garage for a while now. I put the garbage can down by the street for collection & will return later this afternoon to put the cab back in the garage. The spa appears to have a leak as the water level was low again. Weeds are growing in the driveway & pavers. There are cracks in the stucco on both sides of the house. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
11/5/21: Drive by. Brought in five packages that were laying by the front door & a large stack of mail from the mailbox. The packages were wet from rain so I left them in the garage.
11/5/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower temperatures outside. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
11/5/21: The lawn is looking better since the last service call. Brought in a Hughes Exterminators service slip that was on the front door when I arrived see photo below. The guest bathroom sink is tagged for leaking from the trap when water is running. There is a hairline crack several feet long in the stucco below the man cave window on the lanai. There is a hairline crack several feet long in the living room ceiling just before the hallway. The end cap has separated some on the soffits on the front left corner of the house just left of the security camera. It appears that several screws or nails are starting to come loose on the metal roof on the front of the house. There is a hairline crack approximately 1’ in length on the master bathroom ceiling close to the shower. Checked all light timers. Did not step on the floor tiles with the sign in the kitchen. The stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Made sure to activate the alarm & lock the front door when leaving.
11/5/21: The garbage disposal is tagged for not working.
11/5/21: The old cracks in the living room ceiling above the master bedroom door has not changed in appearance. Will continue to monitor closely. Bug zapper on lanai is plugged in. Water is to remain off per the client.
11/5/21: Checked all damp rid bags. Had to replace a full bag in the laundry room. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
11/5/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower temperatures outside. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity. Will continue to monitor closely & adjust accordingly. The lanai has a large puddle from rain. Checked all damp rid buckets. Made sure light in garage wasn’t on.
11/5/21: Brought in a small package that was in the mailbox see photo below. The plates on the car & boat trailer are expired. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
11/5/21: Checked all damp rid bags. The guest bathroom sink right side faucet handle is loose. I have tagged it as such.
11/5/21: Replaced the ac air filter & wrote the date of installation on the new filter.
11/5/21: Put the keys in the lockbox on the wall when leaving per the client. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 50% for now to circulate air & mitigate the high humidity level. The pool cage & screens may need to be pressure washed soon. Weeds are growing in the pool pavers. The left side water faucet handle in the guest bathroom sink is broken. It appears to have been broken & was just siliconed back on. I have tagged it as such. The master bathroom left side sink has a slow drain. I have tagged it as such. There are hairline cracks in the stucco on the right side of the house.
11/4/21: Turned the alarm off, the water heater on, the AC air handler and condensing unit at the circuit breakers.
11/4/21: Drive by. Removed the green slip from the mailbox per the client see photo below. Removed a problem solved pest sign dated 11/4 from the front yard.
11/4/21: Checked all damp rids.
11/4/21: Made sure the water heater, range & ice maker were off.
11/4/21: Checked the water pan in the ac return vent.
11/4/21: The ac system was back on & appeared to be working correctly again since being repaired after the last service call. Will continue to monitor closely & adjust accordingly. Ran water through fridge door. Drained water from system after water was turned off.
