Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,369 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/9/21: Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs. The water main handle was difficult to use but I was able to turn it off when leaving.
11/9/21: All the shutters over the windows are closed except for the guest bathroom window.
11/9/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The utility sink is tagged for a leaking trap. Visual check of the treehouse.
11/9/21: Brought in one piece of mail see photo below. There was a business card from a roofing company on the front door see photo below. The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door. The podocarpus hedge row bushes on the right side of the house are turning brown & appear to be dying.
11/9/21: Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. There was some duck droppings on the dock.
11/9/21: Weeds are growing in the landscape beds. The wood siding on the back right side of the house is starting to rot along the bottom see photos below. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A section of gutter has come apart on the right side of the house above the guest bathroom window. A new air filter is recommended size 19.5 x 23 x1.The master bathroom toilet fill valve has quit working.The driveway & walkway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
11/9/21: Made sure the water heater, range & ice maker were off. Left the water main on when leaving per the client.
11/9/21: Visual check of the new plants see photos below. I gave each plant a five gallon bucket full of water to help keep them alive.
11/9/21: Brought in one pool service slip dated 11/3. The podocarpus bushes on the back left side of the house are covered in vines. The pavers by the front entryway on the left side of the garage have mildew on them & may need to be pressure washed soon. Did not see any current evidence of rodents inside the residence. All the floors will need to be cleaned from the previous rodent activity throughout the residence. The door between the garage & home is closed. The kitchen sink is tagged for leaking on the left side trap when water is running. No droppings were present on the lanai.
11/8/21: Drive by post storm prep. Removed the clear storm shutter panels from the front windows, opened all accordion & mesh storm shutters, brought in a large stack of mail & another package that was laying by the front door see photos below.
11/8/21: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on.
11/8/21: Replaced the batteries in the front door keypad with four new AA batteries. There is a faint water stain on the kitchen ceiling a few feet in front of the pantry door see photos below. It is currently dry. Both front tires on the vehicle were extremely low when I arrived. I inflated them both back up to 35psi using my cordless inflator. Pool construction progress photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The lanai is currently under construction.
11/8/21: Armadillo hole filled in by new mulch but this service call it appears to be dug back out.
11/8/21: Removed a Lawn care extraordinaire pest sign dated 11/1 from the front yard. Weeds are growing in the pool pavers & the walkways. The master bathroom toilet water supply valve has corrosion on it. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the boat see photo below.
11/8/21: AC is at 75, pool heater set to 88, alarm is off and the lock box is still in the front door.
11/8/21: The car has been removed from the garage. The gutters along the back lanai appear to be full of leaves & have some weeds growing out of them. There is a small section of paint peeling off the wall inside on the right side of the front door. It does not feel damp or appear be from water damage. All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai.
11/8/21: Made sure the water heater, range & ice maker were off. Checked all light timers. The garage overhead door needs new weather stripping on the bottom.
11/8/21: Watered the 3 interior plants. Circuit break 24 to the fridge was NOT tripped. Ran the hurricane shutters up and down. Also ran the dishwasher on rinse cycle. The large tree leaks all over the floor each time I water it. I spend 5-6 minutes wiping up water each time I water it. I believe the container is too small and cracked or damaged somewhere. In order to protect the floor I am using a top from a storage container from the garage. This is a very heavy plant and is not very stable in the pot it is in now.

11/8/21: The humidity level was back under 60% inside the residence. Will continue to monitor closely & adjust accordingly. Rabbits have been digging in the yard. Visual check of the boat, trailer & vehicle. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
11/8/21: As reported in past service call notes the lanai is quite dirty, it should be power washed to mitigate issues. Bushes around pool area should be trimmed. As report previously several smoke detector batteries are chirping. As previously reported there is a freshly dug gopher tortoise hole under the lanai corner. Some of the popcorn ceiling covering has loosened and fell to the floor, no more than reported last service call, it doesn’t appear to be wet from a leak. The water main valve was on upon arrival, off upon departure.
11/8/21: The inside of the guest house needs to be cleaned. The water main handle is now dripping continuously.
11/8/21: Pool construction progress photo below. The registration on the boat is expired.
11/8/21: Many dead ants in the master bathroom and throughout the home. Based on what I have seen there is more than likely many many others spread out over the entire home, it should be swept/cleaned, including carpets. I found 2 live ants and killed them. There are many live ants running along the front of the house. I swept every inch of the white tiled areas throughout the home. The bushes around the exterior of the home should be trimmed back, photo below.
11/8/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The real property sticker on the outside of the residence expires next month see photo below. Grass & weeds are growing in the front landscape bed. Checked all damp rids. Photos of boat & motor below.
