Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,122 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/16/21: Garage dehumidifier read 46 and was running. Wine cooler read 50. The water main was on upon arrival, off upon departure. The door between the garage and home was unlocked. Watered 4 plants on the lanai, soil seemed to be semi-wet but didn’t want to chance it until next week. There were several pieces of mail, one appeared to be important, photo below. Turned the water heater off at the circuit breaker.
8/16/21: The inside of the guest house needs to be cleaned. The water main handle drips when turned on.
8/16/21: Brought an air dryer, large damp rid bucket & a 25’ extension cord for mold prevention in the vehicle & installed them in the vehicle see photos below. The vehicle still has mold on the interior & will need to be professionally cleaned. Will be sending the warranty information for the air dryer via mail.
8/16/21: Grass & weeds are growing in the front landscape bed see photo below. Checked all damp rids. All damp rid bags are full. Photos of boat & motor below.
8/16/21: All the roots have been removed from the potted plant by the pool. I checked the plug for the alarm system in the master bedroom closet which was not hot & only felt slightly warm to the touch. I removed the dead rechargeable battery & will be bringing it to batteries plus for replacement see photo below. Checked all soffits thoroughly. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client. Alarm system deactivated by client on arrival. Made sure to activate the alarm when leaving.
8/16/21: The master bathroom toilet is tagged for a broken handle. Weeds are growing in all the landscape beds. The roof soffits on the back porch & the back right corner appear to have water damage. Will monitor the spot on living room ceiling closely. Visual check of the rv. Did not lock the deadbolt on the front door when leaving per the client.
8/16/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the ac thermostat to 82 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Weeds & grass are growing in the landscape beds. All accordion storm shutters are open. The utility sink has been tagged for leaking when water is running. Mini fridge in utility room is off & door is open.
8/16/21: The fill valve in the toilet is tagged for filling extremely slow. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
8/16/21: The pool water level was back up to the optimal level of half the skimmer port since the last service call. Watered all potted plants. Left the water main on when leaving per the client.
8/16/21: The batteries in the ac thermostat were dead & the display was blank when I arrived. I replaced the batteries with two AAA batteries from inside the residence which enabled me to read the display again. Weeds are starting to grow in the front landscape beds. Note from client in guest bathroom shower about not shutting completely off. Vacant lot behind house is being maintained.
8/16/21: Weeds are growing in the driveway & lanai pavers. The water level in the spa was low again. I ran water into the spa during the entire service call to help keep the water level up photo below. There are cracks in the stucco on both sides of the house. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
8/15/21: Photo of the roof leak area in the living room ceiling along the west wall not included in Friday’s drive by report. The leak appears to have been repaired since the last service call. The area was dry & no water was present after & during rain. I checked the inside of the residence throughly for any other leaks present. The old water stains on center of the living room ceiling have not changed in appearance. Will continue to monitor for roof leaks closely.
8/13/21: Drive by emergency storm prep check. All storm shutters are closed & there is nothing on the front lanai to bring inside.
8/13/21: Drive by storm preparation. Put all the light furniture & items from the front lanai inside the residence per the clients see photos below.
8/13/21: Removed an undated ranson sign from the front yard. There is a hairline crack several feet long in the stucco below the man cave window on the lanai. There is a hairline crack several feet long in the living room ceiling just before the hallway. The end cap has separated some on the soffits on the front left corner of the house just left of the security camera. It appears that several screws or nails are starting to come loose on the metal roof on the front of the house. There is a hairline crack approximately 1’ in length on the master bathroom ceiling close to the shower. Checked all light timers. Did not step on the floor tiles with the sign in the kitchen. The stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Made sure to activate the alarm & lock the front door when leaving.
8/13/21: The alarm keypad had a message on the display to replace the garage entry door battery see photo below. I replaced the battery with a new cr2032 battery from the refrigerator in the garage & the message went away. Brought in two pool service slips dated 8/2 & 8/9. Weeds & grass are growing in all the landscape beds. Watered the two plants on the lanai.
8/13/21: The well pump had full pressure & was still working correctly after being repaired. I was able to run water throughout the residence. Started the car, moved it out of the garage & let it idle during the service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance
8/13/21: Dehumidifier in kitchen read 50. Checked the light timer in the living room.
8/13/21: The garbage disposal is tagged for not working.
8/13/21: The guest bathroom vent fan appears to have had previous water damage on the ceiling around it & the repair is falling apart see photo below. It does not currently feel damp to the the touch. Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
8/13/21: Brought in the filter king mailing & put it on the kitchen counter see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/13/21: The water stains on the master bedroom ceiling have not changed in appearance since the last service call.
8/13/21: The old cracks in the living room ceiling above the master bedroom door has not changed in appearance. Will continue to monitor closely. Bug zapper on lanai is plugged in. Water is to remain off per the client.
8/13/21: I did not see any more live ghost ants on the kitchen counters during today’s service call after setting out ant bait on the last service call. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Checked all damp rid bags.
8/13/21: Checked all damp rid bags & buckets. Both are full & need to be replaced. Made sure light in garage wasn’t on.
