Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,122 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/12/21: Made sure the water heater, range & ice maker were off. The dining room & guest bedroom lights were on when I arrived. I turned them off before leaving. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
8/11/21: I found no new issues to report from those report last service call.
8/11/21: Water 3 plants as instructed. Front area reads 56.4% humidity and the temp is 92.5. The front passenger side tire of the car in your carport spot is a little low.
8/11/21: Reset the thermostat WiFi using instructions sent by client.
8/11/21: Package at the front door I moved inside, phot of label below.
8/11/21: Browning of the yard not improving.
8/11/21: Brought in twelve pieces of mail with a stack of sales flyers see photos below. Will be bringing all important mail to the post office for forwarding. Weeds are starting to grow in the front landscape bed see photo below. Checked all damp rid buckets. There is a hairline crack several feet long on the kitchen above the island. There is a large crack on the master bathroom ceiling. There are cracks in the stucco underneath the windows on the left side of the house. The door jamb is starting to rot on the bottom of the garage side entry door.
8/11/21: I turned the humidistat down to 50 to get the AC system to run and cool. Got air of 76 out of a vent. I’m keeping the humidistat at 50 due to the past 2 humidity levels.
8/11/21: The water hose by the pool pump was left on by the last person that used it since the last service call & it started running after I turned on the water main. Brought in two pool service slips dated 7/29 & 8/5. The guest bathroom toilet has been tagged for leaking between the base & floor when being flushed. The left side pool cage door is unlocked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom bathtub has low water pressure may be a clogged aerator. The garage overhead door needs new weather stripping on the bottom. I activated the alarm system when leaving the residence.
8/11/21: Brought in two large damp rid buckets & placed one in each closet where the client had damp rid bags hanging that started leaking see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/11/21: Ran water through exterior fridge door. Did not run water through garbage disposal but did run for 2 seconds.
8/11/21: Poured vinegar down the HVAC condensation evac tube. Removed old Damp-Rid bags and I could only fin 7 replacement bags so I put 4 in the master closet, 2 in the guest closet that has cloths and 1 in the other guest closet.
8/11/21: Vines are taking over all the landscape beds see photos below. Brought in a large stack of mail, magazines & sales flyers. Sent several pieces out that appeared to be important. There is another washout starting underneath a block in the landscape bed on the back right corner of the house. Visual check of the boat photo below.
8/11/21: Watered the plant in the kitchen. Poured vinegar down the HVAC condensation evac tube.
8/11/21: The two front plants have bent their trellises as they came down, photo below. Dead visitor on lanai, photo below.
8/11/21: Removed a problem solved pest sign dated 7/31 from the front yard. The mini fridge on the lanai was off when I arrived. I found the electrical outlet has quit working since the last service call causing the mini refrigerator to shut off. I could not find the breaker for the outlet on the lanai to try resetting it. I opened up the mini fridge door for now to prevent odor from building up inside. The inside of the mini fridge will need to be cleaned. The cover for the storm shutter over the front door has become detached from the ceiling. The refrigerator in the garage was off again when I arrived. Breaker #2 for the refrigerator in the garage keeps tripping. There is still a brown spot in the front lawn. Wine chiller in kitchen area read 55. Portable dehumidifier in laundry room read 50. Watered the two plants in the kitchen. Mini fridge on the lanai was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of both boats see photo below.
8/11/21: Poured vinegar down the HVAC condensation evac tube. Pulled weeds on the lanai. Browning of he yard is no better no worse than past service calls.
8/11/21: Removed a problem solved pest sign dated 8/9 from the front yard. The back yard has some brown spots in the lawn. The backflow preventer on the irrigation plumbing on the left side of the house by the water main is leaking. Portable dehumidifier in kitchen read 45.
8/11/21: A large section of hibiscus bushes have fallen over on the back left side of the pool cage see photo below. The temporary electrical lines are still connected. Brought in five pieces of mail with a stack of sales flyers see photo below. Put the mail in the tray in the laundry room. Weeds are starting to grow in the pool pavers & deco drain. Watered the two plants in the dining room. The kitchen & living room ceiling fans are on.
8/11/21: Weeds growing on the lanai as previously reported. White scum on the brick under and coming from the HVAC condensation evac tube outside, photo below. This is usually an indication the line should cleaned to prevent blockage.
8/11/21: Both damp rid buckets in the master bedroom closets are full & need to be replaced.
8/11/21: Visual check of the boat photo below.
8/11/21: Another unlatched pool child safety gate, I latched it.Lawn inside the gate by the pool pump has been mown, photo below. Hole in Pool cage screen, report previously. No water to the home, both the water main valve and street valve are on but we have no water when I first arrived. The neighbors had same condition, then after I file your report first then went next door they had water, I cane back to your house and you had water so I ran faucets and flushed toilets. The facia around the house could use cleaning, photo below.
8/11/21: There is a gutter seam leaking on the lanai to the right of the white security camera. Weeds are growing in the landscape beds. Mini fridge on lanai was on & cold.
8/11/21: Made sure the water heater, range & ice maker were off. Wine cooler in dining room read 52. Deep freezer in front room closet was on & cold. Watered all plants on the lanai.
