Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,123 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/16/21: Watered all the potted plants on the lanai inside the hurricane shutter. Armadillo hole does not have fresh digging. I put some cayenne pepper in the hole last week and today I put several pieces of debris in the hole today to determine if it still being used. There appears to be some armadillo digging in the landscaping around the house so I believe he/she is still around.
8/16/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/16/21: The lawn has been mowed again since the last service call. Weeds are growing in all the landscape beds & driveways. Left the mail in the mailbox per the client. Checked all damp rids buckets & bags. Mini fridge in the detached garage is off & the door is open. Watered the potted plants on the lanai. Detached garage temperature & humidity readings were: 87.9 degrees & 68.8%. Visual check of the boat & trailer photo below.
8/16/21: Watered the 3 interior plants. Bushes have been trimmed, photos below. Photos of front bushes below.
8/16/21: The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Weeds & grass are growing in all the landscape beds & pavers. The master bathroom toilet water supply valve has corrosion on it. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The irrigation system is on. Visual check of the boat photo below.
8/16/21: Several pest droppings in the guest bathroom and utility area as reported before. The torn cover on the roof has been repaired.
8/16/21: The lawn still has a brown spot in the back photo below. I was able to push the sagging section of soffits over the garage overhead door back up into place using a pole but the section is loose because it appears that it was originally cut a little too short. There is a crack in the stucco on the left side of the house several feet long underneath the guest bedroom window next to the pool pump equipment starting on the window sill going down. All thermostats were set to 80. Guest wing hallway temps were 80.5 degrees & 50.4% humidity. Master bath hall temps were 80.0 degrees & 52.7% humidity.
8/16/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks.Both toilets are off at the tank valve. Grass growing in the cracks of the pavers on side lanai. Bushes should be trimmed, as previously reported. Can barely get in and out of lanai side door due to an overgrown bush. Dead ants situation about the same as last week.
8/16/21: Weeds are growing in all the landscape beds. Both the left & right side master bathroom sinks have been tagged for leaking from the traps when water is running. The garbage disposal is tagged for leaking. I discontinued using it. There is a section of weather stripping missing & damaged on the outside pool lanai storage door. The fish pond looks clean & the water is at a good level photo below.
8/16/21: Could not run tub in master bathroom as it is not installed.
8/16/21: Photo of the guest bathroom shower repair & the guest bathroom sink is no longer leaking when water is running. Some sections of drywall have been cut open in the front guest bedroom closet for plumbing access see photo below. There is a small section of paint peeling off the wall inside on the right side of the front door. It does not feel damp or appear be from water damage. All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai.
8/16/21: As reported in past service call notes the lanai is quite dirty, it should be power washed to mitigate issues. Bushes around pool area should be trimmed. The guest bathroom shower fixture is leaking when the water main on. As report previously several smoke detector batteries are chirping. Several wasp nest around the exterior of the home.
8/16/21: Made sure the water heater, range & ice maker were off. The washable ac air filter is dirty & needs to be cleaned or replaced with regular air filters size 12x21x1 see photo below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the ac thermostat to 76 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
8/16/21: White spots in bottom of the pool, photo below. Weeds are taking over some areas of the landscaping. Found hundreds of dead very tiny ants throughout the house, photos below. I bring a small battery operated sweeper to tidy up but there so spread out the entire home should be swept, including carpets.
8/16/21: The alarm system had a warning on the display that one of the living room glass break sensors was not responding when I arrived see photo below. All doors & windows are secure. Photo of the pool below. The water valve above the water heater has excessive corrosion on it. Watered the plant inside next to the front door.
8/16/21: Watered the 1 interior plants. The two on the table still had standing water in them from last week? The car would not start indicator light is not recognizing the key fob. The humidity is high again so I turned the thermostat down to 78. Both exterior table top lamps fell over. Brought in paper from the front door area. Another stalk on the cactus fell, photo below.
8/16/21: Weeds are growing in the front landscape bed. The irrigation pump has been turned off by the neighbor after the retention pond got low on water. Checked all light timers. The garage overhead door needs new weather stripping on the bottom.
8/16/21: The grass & weeds in the landscape beds appear to have been sprayed since the last service call. The damp rid bucket inside the vehicle is approximately 75% full & may need to be replaced soon. The brown spot in the back lawn is starting to look better photo below. The rope was up across the driveway. The irrigation system is on. The water supply valves for all the sinks & toilets have corrosion on them. Visual check of the dock, chain was up.
8/16/21: The few weeds growing along the pavers in the edge of the concrete in front of the garage as report last service call are gone.
8/16/21: There is a section of roof soffits starting to fall down above the garage rear entry door. Photos of the birds below. There were no seeds on the floor.
8/16/21: Stayed until AC tech came to troubleshoot the system issue. Found a module for the motor needed order and replaced. A huge block of ice is inside the unit, photo below. This will melt so I called customer and he directed me to a pile of oils towels and shirts to put down to soak up as much as possible, photo below.
8/16/21: The lawn needs to be mowed. Weeds & grass are growing in all the landscape beds. There is a large ladder laying on the right side of the house. The guest bathroom sink is tagged for a leaking trap when water is running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked the light timer by the front door.
8/16/21: HVAC system is not running. Exterior of the air handler has been sweating and is wet, photos below. Letter that may be of importance, photo below.
8/16/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers. Weeds are growing in the front landscape bed.
8/16/21: Brought in a package that was laying by the front door when I arrived see photos below. Started the car & let it idle during the service call. Made sure the garage overhead door was locked & the opener was unplugged when finished. Made sure the battery maintainer connected to the car wasn’t hot. The alarm system appeared to be working correctly. Checked the light timer by the front door.
