Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,566 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/23/24: The pool pump is set to pull water from the bottom center drain. The pool appears to have a bit of scum developing on the bottom, photos below. The one of the step shows where I took my hand to agitate the scum in a circle. As an observation the pool pump is currently running. I opened the overhead garage door to ventilate the stagnant air while I was providing the service call.
7/23/24: New windows have been installed in the dining room & master bedroom since the last service call. All of the blinds were already re-installed when I arrived see photos below. Some plaster work and painting will need to be done around the inside of the new windows. Water stains in the dining room were dry to the touch & have not changed in appearance. Will continue to monitor closely. Checked all damp rid buckets. Ran both storm shutters up & down for preventative maintenance. Storm shutters are closed. Water heater has reached 10yrs of age. Sections of the building facade are still waiting to be repaired.
7/23/24: The alarm pad next to the garage door beeps lightly every minute or so. The water main valve was partially on when I arrived. I did not leave it that way because as you can see in the photo below, I placed my keys next to the valve which ensures I turn the valve off before I leave. I also realize or know that this was not me as you have a short busted off handle, which hurts my fingers so I use one of the pieces of wood mulch below to extend the handle and, turn the water off. It’s a memorable piece of my day. The master bath toilet was running slightly as I walked in to the bathroom. I’m not sure if this will affect your water bill, but it could have an adverse affect.
7/23/24: Wall repair has started throughout the residence since the last service call see photos below. There was a service invoice from amplified termite & pest control dated 7/17 on the kitchen counter when I arrived see photo below. All ceiling fans are off. Mesh storm shutter on lanai is closed. Damaged facade of building is still waiting to be finished.
7/23/24: The pool auto fill has been put back on and is working. Some weeds beginning to grow again on the lanai, photos below. Pool has items on top and the bottom of the pool but is much better than past few service calls. Skimmer pump was not running. The alarm pad was chiming erratically upon entry. I put in the alarm code and it stopped.
7/23/24: New windows have been installed in the dining room & master bedroom since the last service call see photos below. Washing machine door is cracked open to prevent odors. Watered all plants on the lanai. Mesh storm shutters on lanai are closed.
7/23/24: Water is to remain off.
7/23/24: It has been over a year and all of the AC air filters throughout the residence are dirty and need to be replaced. An 18x30x1 filter will be needed for the laundry room & a 12x12x1 filter will be needed for the master bedroom. Numerous 10x10x1 air filters are already provided in the laundry room for the remainder of the residence. Irrigation system is in the run position. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Mini fridge on lanai is off & door open. Ran water in lanai sink.
7/23/24: I placed the mail in the blue recycling bin in the garage as requested. A package was at the front door, photo below. I placed the package in the blue bin with the mail. I walked the house twice to ensure all faucets and toilets were not running. Drain stoppers that function are down. The one stopper in the sink to the right as you walk in the master bath does not stay down. I did not run water in the MB shower as the drain is covered. Weeds growing in the crack of the lanai pavers, updated photos below.
7/23/24: The humidity level was still slightly over the acceptable level of 60% inside the residence. I turned on all ceiling fans to assist the AC system for now. Some of the furniture has been moved in the master bedroom due to carpet cleaning. The pool pump appears to be leaking slowly while running. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 65.3% & 86.9. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
7/23/24: I poured bleach down the HVAC condensate evac tube. On my walk around the home when I came to the AC condensing unit, it was humming, but not running. When I opened the garage, I went to the circuit breaker box and found the circuit breaker tripped, photo below. The air handler was running in the garage. I reset the circuit breaker and one about my home watch service call. Upon completing it went back to the electrical box and the circuit breaker for the unit was tripped again. I walked outside before resetting it to hear that it was humming again, not running, so I just left the circuit breaker off. Also turn the air handler off at the thermostat because it wasn’t cooling anyhow.
7/23/24: Put both empty garbage cans inside the garage for storm prep. Made sure the water heater, oven & ice maker were off. Watered the plant in the laundry room & rotated it. Ran water through the kitchen pot filler. Wine cooler read 56.3. Mini fridge on lanai was on & cold. All ceiling fans are off. Made sure the mailbox was locked after checking for mail. Monitoring the old water stain on the garage ceiling closely. Visual check of the jet ski’s. All storm shutters are closed & all panels are on.
7/23/24: I started the car and it idled during the service call.
7/23/24: The storm shutters on the lanai have been reinstalled since the last service call & are closed see photo below. I put the patio chairs in the lanai behind the shutters for storm prep. All the other shutters have been removed from the garage. Wine chiller in kitchen is off. Pool pump timer is set to run between 8am-12pm. Visual check of the boat photo below. Straps were tight. Left the water main on when leaving for the pool water auto filler.
7/23/24: The barnacle growth on the slidemoor tracks for the boat is setting up faster then I can keep up with & it is starting to get harder to operate as the cleats are getting stuck right below the water line & the rope threatens to snap when pulled too hard. The construction cone is still in the front yard. The pool pump filter canister lid is still leaking while the pool pump is running. Bird droppings on lanai floor. Rusted metal banding on the front left & right corners of the house. There appears to be another hole forming underneath the sod along the seawall. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the boat photo below. Boat has power. Left the water main on when leaving.
7/23/24: Water to remain on for plant irrigation on the lanai. I walked the house inside twice to ensure all water faucets, shower heads and toilets were not running. Photo of the plants on the lanai/ pool cage area below. Some plants are dead or dying. Pulled a couple dozen weeds on the lanai. Replaced the HVAC filter and poured a bottle of homeowner provided line solution into the condensate tube.
7/23/24: The pipe connection on the bottom of the pool heater is leaking slowly while the pool pump is running. The lawn has a small brown spot on the back & right side of the house. Client is addressing. Brought in another large stack of important mail & sales flyers. Will be taking all important mail to the post office for forwarding. Some of the trees on the right side of the house appear to be dead. Activated the alarm system when leaving.
7/23/24: I watered all the plants on the lanai and the 3 out front. I poured 4 oz of vinegar down the HVAC air handler condensate tube followed by 10 oz of water. A hose fitting on the pool pump equipment is leaking at a very fast rate, photo below. Sent text with video to the homeowner.
7/23/24: Removed an undated signature pest sign from the front yard. Lawn conditions have almost returned to normal. There is a small section of soffits pushed up on the back of the house over the master bedroom window. Covering the drains is not necessary as running water every two weeks fills all the traps preventing sewer gases & pest from entering the residence as well as pushing everything back. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/23/24: There lawn only a has few small brown spots in various locations. Lanai south screen door had a broken closer. Portable dehumidifier in kitchen read 55. Monitoring the old water stain on the kitchen ceiling closely. Lamp in living room was on. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. There is a stack of plywood, cardboard etc leaning up against the house by the garage rear entry door. The wood frame work for the garage door openers appears to be pulling away from the wall above both garage overhead doors client is aware. Left the water main on for the pool water auto filler when leaving.
7/23/24: There appears to be a hole in the stucco underneath the living room windows on the living room ceiling caused by the roofing company during installation of the new roof see photos below. I did not find any water stains in the living room or hear any critters running around in the attic or in the house. Will contact the client & advise them of the situation. The lawn still has a few brown spots on the left & right side of the house photos below. All ceiling fans are off. Water softener salt container is 3/4 full. Visual check of the boat photo below. All storm shutters are closed.
7/23/24: There was glass on the lanai floor when I arrived. One of the glass light covers from one of the ceiling fans has fallen and broken on the floor since the last service call see photos below. I swept up the glass for now. The lawn still has large brown spots throughout the entire yard. Made sure the refrigerator was in vacation mode. All ceiling fans are off. Mini fridge on lanai is off & door open. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels on. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
7/23/24: Photos of the new AC system below. The new AC system was on and appeared to be working correctly. The new AC air filters are the same size as the old AC air filters. Bbq grill on front lanai is not covered. All ceiling fans are off. All storm shutters are closed & panels on. I left the lockbox on the front door for now when leaving as a new up to code breaker for the AC system is supposed to be installed sometime this week.
7/23/24: Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The guest bathroom sink is tagged for leaking from underneath when water is running through it. Client will address. The water heater is almost 10yrs of age & may need to be flushed or replaced soon due to HOA regulations. Checked all light timers. All ceiling fans are off. Battery maintainer & large damp rid bucket or air dryer is recommended for the vehicle. Garage side entry door handle unlocked for access.
7/22/24: Drive by. Met with Robert from Storm smart and inspected the electric shutter over the front door and got the keys for all of the other accordion storm shutters. The new shutter operated correctly and all the other shutters are operating correctly. The new shutter has been added to breaker number #36 in the breaker panel photo below. Robert stated that he would have to come back tomorrow to finish some caulking and put some more straps on the shutters. Robert stated that someone would need to be here for the inspection. I put the keys and the remotes inside the residence for now & made sure everything was locked up. All the new shutters are temporarily open waiting to be finished & for inspection.
