Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,209 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/9/21: Poured vinegar down the HVAC condensation evac tube. Pulled a dozen weeds on the lanai. Browning of he yard is no better no worse than past service calls. Found 1 tripped circuit breaker, reset. It was for Bedroom/H1. Pullled a dozen weeds on the lanai.
9/9/21: The storm shutter over the front door was not working when I arrived. It appears to have lost power inside due to a tripped breaker or the switch has quit working. I was unable to enter the residence for an inspection. I contacted the client & notified them of the situation. Client advised to have the shutter repaired. Will notify the client when the shutter has been repaired.
9/9/21: Weeds growing on the lanai as previously reported. The water main was on upon arrival and on upon departure. I turned the hose fill line with timer on because the pool level was below the skimmer port. I checked the pump and it has water circulating so I can safely assume it is pulling from the center drain. I left water running for the max time of 120 minutes.
9/9/21: The water main was on when I arrived & there was a carpet cleaning van that was servicing #2801 connected to your water main see photos below. I contacted the client & advised them of the situation. I had to leave the water main on when leaving for the carpet cleaner. The upstairs humidity level was back under 60% after making the last adjustment. Will continue to monitor closely & adjust accordingly. Plants on the lanai appear to be healthy.
9/9/21: One unlatched pool child safety gate, I latched it.
9/9/21: Brought in eight pieces of mail see photo below. Was able to raise both ac thermostats to 78 for now to help save on the energy bill. The master bathroom right side sink is tagged for a leaking trap.The front doors need new weather stripping. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier is off. Fan was on. Temperature & humidity readings were 85.1 & 73.3%.
9/9/21: Brought in a one gallon container of vinegar for the hvac condensate drain line for preventative maintenance see photo below. The ac system was on when I arrived & appeared to be working correctly. All storm shutters are partially open. The refrigerator & freezer in the dining room area were both on & cold. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants by the front door.
9/9/21: The right rear tire on the golf cart is flat, severely dry rotted & will not inflate.
9/9/21: The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client.
9/9/21: Met with locksmith Andrew from Englewood lock & key to repair the front door handle. The locksmith stated that the latch was broken & that he could repair it. I stayed with Andrew until he was finished repairing the door handle & confirmed the door handle was working correctly again. Andrew stated that his office would be contacting the client directly. I made sure the front door was locked when leaving. 9:40am-10:10am
9/9/21: Closed the shutter over the front door when leaving. Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
9/9/21: Checked the water pan in the ac return vent.
9/9/21: Checked water level in golf cart batteries. The garbage disposal was seized again when I arrived. I was able to free it using a disposal hex key. The blades appear to be rusted causing it to be problematic. Master bathroom bathtub has patio furniture cushions in it.
9/9/21: Ran water through fridge door. Drained water from system after water was turned off.
9/9/21: All ceiling fans are on. Checked the damp rid bucket in the master bedroom closet.
9/9/21: Pool construction progress photos below. It does not appear to have changed in appearance since the last service call. Weeds & grass are growing in all the landscape beds. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/9/21: Brought in one piece of mail with a stack of sales flyers see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
9/8/21: I found 7 large dead bugs, 1 at the thermostat, 1 in the sitting room, 1 at the door of the guest bath, 1 under the tv stand in the living room, 1 next to the master bed, 2 inside the closet. I found one medium sized dead bug and several of the very tiny ones in the master bathroom. I cleaned these up. Someone has been inside your condo the front deadbolt was not locked, I also found the thermostat set to degrees higher than normal and the humidistat set 20% higher than normal. I’m not sure if somebody just changed these on their own or if this is something that you instructed them to do so. I did not change back. It is my professional opinion we should go back to a standard service call and remove the seran wrap as it doesn’t appear to be working.
9/8/21: The mailbox was empty. I found a large stack of mail inside the residence. There were three pieces that appeared to be important see photos below. Weeds are growing in the landscape beds & by the pool again see photos below. The living room, dining room & kitchen appear to have been painted see photos below. The cracks that were in the ceilings have all been repaired. Checked all damp rid buckets.
9/8/21: Debris on top of and bottom of pool. No pool cage work yet. Water damage under master bedroom large window no worse, as reported last service call.
9/8/21: The ac air filter was dirty & needed to be replaced. I replaced it with a new air filter provided in the garage & wrote the date of installation on it. The tree that was previously growing under the soffits on the right side of the house is starting to grow back. Brought in two pool service slips dated 8/26 & 9/2. The guest bathroom toilet has been tagged for leaking between the base & floor when being flushed. The left side pool cage door is unlocked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom bathtub has low water pressure may be a clogged aerator. The garage overhead door needs new weather stripping on the bottom. I activated the alarm system when leaving the residence.

9/8/21: Made sure the water heater, range & ice maker were off. Both guest bedroom windows were unlocked. I locked them before leaving. Found the note on the kitchen counter. The ac thermostat was holding at 77/77 & I did not see any bugs on the floors.
