Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,232 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/13/21: Could not run tub in master bathroom as it is not installed. Found 30-40 dead bugs in dining and living room area, no live bugs. I swept these up.9/13/21: Emptied & refilled both damp rid buckets inside the car. Photos of the birds below. There were no seeds on the floor.
9/13/21: As reported in past service call notes the lanai is quite dirty, it should be power washed to mitigate issues. Bushes around pool area should be trimmed. As report previously several smoke detector batteries are chirping.
9/13/21: Removed an undated pesticide sign from the front yard. There is a large ladder laying on the right side of the house. The guest bathroom sink is tagged for a leaking trap when water is running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked the light timer by the front door.

9/13/21: I took about 10 minutes and swept the dead ants up on almost all the tiles areas, especially in the two bathrooms and the kitchen area. They are spread out over the entire home should be swept, including carpets. I could not find any live ants inside however there are hundreds of live ants running along the front of the house.
9/13/21: Started the car & let it idle during the service call. Made sure the garage overhead door was locked & the opener was unplugged when finished. Made sure the battery maintainer connected to the car wasn’t hot. The alarm system appeared to be working correctly. Checked the light timer by the front door.
9/13/21: Rabbits have been digging in the yard. Visual check of the boat, trailer & vehicle. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
9/13/21: The inside of the guest house needs to be cleaned. The water main handle drips when turned on.
9/13/21: The inside of the vehicle has been throughly cleaned & the mold removed since the last service call see photos below.
9/13/21: Brought several fliers in from the mailbox. Weeds growing on the lanai.
9/13/21: Grass & weeds are growing in the front landscape bed. Checked all damp rids. All damp rid bags are full. Photos of boat & motor below.
9/13/21: Watered the palm plant on the lanai, the other plants tested very moist using a soil meter. There were several pieces of mail, none appeared important. The wine cooler was reading 50. Dehumidifier was not running & check bucket light was on. The bucket was full so I emptied it. I blew through the drip hose, at first there was some resistance but it cleared. The #22 circuit breaker (Den/Foyer) is tripped and remains off.
9/13/21: The water main was on when I arrived. There is work being performed by a contractor on the golf course behind the residence and I found they have connected a water hose to the water spigot on the back left corner of the house see photos below. I contacted the client & advised them of the situation. The contractor disconnected the water hose while I was inside the residence. Checked all soffits thoroughly. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client. Alarm system deactivated by client on arrival. Made sure to activate the alarm when leaving.
9/13/21: The master bathroom toilet is tagged for a broken handle. Weeds are growing in all the landscape beds. The roof soffits on the back porch & the back right corner appear to have water damage. Will monitor the spot on living room ceiling closely. Visual check of the rv. Did not lock the deadbolt on the front door when leaving per the client.
9/13/21: All accordion storm shutters are open. The utility sink has been tagged for leaking when water is running. Mini fridge in utility room is off & door is open.
9/13/21: The fill valve in the toilet is tagged for filling extremely slow. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
9/13/21: Watered all potted plants. Left the water main on when leaving per the client.
9/13/21: Weeds are growing in the front landscape beds. Client advised they will take care of the weeds when they return. Note from client in guest bathroom shower about not shutting completely off. Visual check of the shed. Vacant lot behind house is being maintained.
9/13/21: Brought in two pieces of mail & a package from xfinity that was laying by the front door see photos below. It was warm inside the residence & the humidity level was well over the acceptable level of 60% when I arrived. I found the ac thermostat fan set to the on position & put it to the correct setting of auto see photos below. When the fan is set to the on position it runs continuously causing the humidity level to rise & waste electricity. Made sure the water heater, range & ice maker were off. The door handle on the garage side entry door was unlocked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
9/13/21: I reconnected the battery maintainer to the vehicle & was able to get it working. It came on with the green light blinking. Weeds & grass are growing in the landscape beds see photos below. The humidity level was still over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat 78 & the dehumidistat to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Unlocked the screen door on the lanai. Put the original key to the residence back under the planter.
9/13/21: The spa appears to have a leak as the water level was completely full on the last service call & it was low again when I arrived see photo below. The ac was back on & appeared to be working correctly again since being repaired after the last service call. Weeds are growing in the driveway & pavers. There are cracks in the stucco on both sides of the house. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
9/10/21: There is a hairline crack several feet long in the stucco below the man cave window on the lanai. There is a hairline crack several feet long in the living room ceiling just before the hallway. The end cap has separated some on the soffits on the front left corner of the house just left of the security camera. It appears that several screws or nails are starting to come loose on the metal roof on the front of the house. There is a hairline crack approximately 1’ in length on the master bathroom ceiling close to the shower. Checked all light timers. Did not step on the floor tiles with the sign in the kitchen. The stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Made sure to activate the alarm & lock the front door when leaving.
9/10/21: Brought in two pool service slips dated 8/30 & 9/6. Weeds & grass are growing in all the landscape beds. Watered the two plants on the lanai.
