Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,238 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/14/21: The pest hole that was dug on the corner near the water main is not active as there is a great deal of debris in it. The water main was partially on upon arrival completely off upon departure.
9/14/21: Turned on the breaker for the boat dock per the client. Swept cobwebs off the front entryway. Brought in a stack of sales flyers. Wine chiller in kitchen was on & read 53. Watered the plant in the living room & rotated it. Checked all light timers. Irrigation system is off.
9/14/21: Brought in several pieces of mail, one looked important photo below.
9/14/21: Made sure the water heater, range & ice maker were off. A new garbage disposal has been installed since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/14/21: Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs. Visual check of the boat & motor. The water main handle was difficult to use but I was able to turn it off when leaving.
9/14/21: The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. The weeds that were growing in all the landscape beds appear to have been sprayed since the last service call however there are still weeds growing in the pool pavers. Ran all faucets & showers on the hot side to prevent odor from building up in the water heater per client. Checked all light timers
9/14/21: The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
9/14/21: Brought in two undated pool service slips. Both pool cage doors are locked.
9/14/21: All the shutters over the windows are closed except for the guest bathroom window.
9/14/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The utility sink is tagged for a leaking trap.
9/14/21: The previous water damage on the wood soffits above the front door was damp to the touch again. It appears to be an active roof leak at this time. The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. Vines & weeds are growing in the landscape beds. The podocarpus hedge row bushes on the right side of the house are turning brown & appear to be dying.
9/14/21: There was some duck droppings on the new dock & some ducks in the yard when I arrived see photos below. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below.
9/14/21: The storage shed may need to be pressure washed soon. All of the water supply valves inside the residence have excessive corrosion on them. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The main bathroom bathtub faucet handles drip when water is running, I have tagged them as such. The main bathroom toilet runs. I have tagged it as such. No mailbox.
9/14/21: Weeds are growing in the landscape beds see photo below. The wood siding on the back right side of the house is starting to rot along the bottom see photos below. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A section of gutter has come apart on the right side of the house above the guest bathroom window. A new air filter is recommended size 19.5 x 23 x1.The master bathroom toilet fill valve has quit working.The driveway & walkway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
9/14/21: Sprayed several active hornets nest in the storage shed & along soffits. Left the water main on when leaving per the client. The carport storage room appears to have a section of rotting wood on the bottom left side of the door.
9/14/21: Swept cobwebs off the front entryway. Visual check of the new plants see photos below. I gave each plant a five gallon bucket full of water to help keep them alive.
9/14/21: Some vines are starting to grow in the landscape bed in the back left corner of the house see photos below. Did not see any current evidence of rodents inside the residence. All the floors will need to be cleaned from the previous rodent droppings throughout the residence. The kitchen sink is tagged for leaking on the left side trap when water is running. Did not find any pool service slips on the lanai. No droppings were present on the lanai.
9/13/21: Went back to the residence after approximately one hour to check on the pool & turn the water hose off. The water level was almost back up to the optimal level of half the skimmer port. Hopefully there will be enough rain in between service calls to help offset any evaporation.
9/13/21: Pool construction progress photos below. The front left tire on the vehicle was extremely low again. I inflated it to 35psi using my cordless inflator see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/13/21: The garbage disposal was seized when I arrived. I was able to free it using a disposal hex key. Weeds are growing in all the landscape beds & driveways. Left the mail in the mailbox per the client. Checked all damp rids buckets & bags. All the damp rid bags in the closets are full. Mini fridge in the detached garage is off & the door is open. Watered the potted plants on the lanai. Detached garage temperature & humidity readings were: 86.1 degrees & 64.6% humidity. Visual check of the boat & trailer photo below.
9/13/21: Removed a lawn care extraordinaire pest sign dated 9/13 from the front yard. The pool water level was low again when I arrived. I ran the hose in it during the entire service call to help bring the water level up. I contacted the client & advised them of the situation. Will leave the hose running while I perform other inspections in the area & return in approximately one hour to turn the water hose off. The weeds & grass that were growing in all the landscape beds appear to have been sprayed since the last service call. The master bathroom toilet water supply valve has corrosion on it. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The irrigation system is on. Visual check of the boat photo below.
9/13/21: The master bedroom ceiling fan light was on when I arrived, I turned it off. Unplugged the camera on the desk as soon as I opened the door, plugged back in before leaving. The thermostat does not have a display and I cannot get it to come on. I checked the outside AC condensation evac tube and it was dry which indicates the AC has not been running any today or longer.
9/13/21: An animal is digging a large hole in the front left landscape bed behind the landscape bushes. Weeds are growing in all the landscape beds. Both the left & right side master bathroom sinks have been tagged for leaking from the traps when water is running. The garbage disposal is tagged for leaking. I discontinued using it. There is a section of weather stripping missing & damaged on the outside pool lanai storage door. The fish pond looks clean & the water is at a good level photo below.
9/13/21: The gutters along the back lanai appear to be full of leaves & have some weeds growing out of them. There is a small section of paint peeling off the wall inside on the right side of the front door. It does not feel damp or appear be from water damage. All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai.
9/13/21: Watered the 3 interior plants. Ran dishwasher on rinse cycle. Ran hurricane shutters up then down. Pulled the weeds on the lanai.
