Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,387 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/3/22: Walked the house twice to ensure all faucets, tubs, showers and toilets were not running. Brought in 2 pieces of mail, did not appear important. As per our conversation with client this morning the alarm was off upon arrival and it was off upon departure. I put a lock box on the front door as discussed with the front door key in it. Roofing company was here and beginning the tear off of the tile roof photos below.1/3/22: Brought in one piece of mail see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers.
1/3/22: The humidity level was back under 60% inside residence after making the last adjustments. I raised the thermostat up to 76 & the dehumidistat to 55%. Will continue to monitor closely & adjust accordingly. Rabbits have been digging in the yard. Visual check of the boat, trailer & vehicle. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
1/3/22: There was a white gmc suv in the driveway when I arrived see photo below. Made sure the water heater was off. Found one of the front living room windows unlocked. There is iron building up in the tank of the toilet causing the water to come out orange & potentially staining the bowl. Iron out tablets are recommended see photos below. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the ac to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids throughout the residence. 1/3/22: The humidity level was over the acceptable level of 60% in the master bedroom from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The humidity level was back under 60% on the guest bedroom hallway side after making the last adjustment. Deactivated the alarm when entering the residence & activated the alarm when leaving the residence. Checked all soffits thoroughly. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client.
1/3/22: Two large sections of screen were blown out on the east end of the lanai when I arrived from the major storm a couple of weeks ago see photos below. Brought in a newspaper that was laying in the driveway. The fill valve in the toilet is tagged for filling extremely slow. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
1/3/22: Brought in a stack of sales flyers. The painters were inside the residence when I arrived see photos below. The painters advised me that they anticipate being finished by the end of the day & will contact me before leaving. The painters lowered the ac thermostat to 73 while they are working inside the residence. Pine needles are building up in the valley’s of the roof and along the gutters on the back of the house. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Put the key back in the lockbox when leaving.
1/3/22: The ac was back on & appeared to be working correctly since the last service call. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Client is aware of the spa water level situation. Mud dauber nest are on both entryway ceilings.
1/3/22: Brought in three pieces of mail see photo below: Brought in a new premium ac air filter see photo below. I replaced the old air filter & wrote the date of installation on the new filter. The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I found the thermostat has been raised back up to 76 since the last service call & lowered it to 74 to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The right side guest bathroom sink has started leaking underneath the cabinet from the faucet when water is running see photos below. I turned off the valves & tagged it as such. Will send a video of the leak to the client via text. Made sure the water heater, range & ice maker were off again.
1/2/22: Drive by. Put a vented pvc elbow on top of the open pipe behind the pool per the client see photo below. 1:30pm-2:30pm
12/31/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The garbage disposal is tagged for not working.
12/31/21: There are faint water stains on the master bedroom east wall by the corner of the room left of the window see photos below. They are currently dry to the touch. Will contact the client & advise them of the situation. The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the dehumidistat to 50% & the thermostat to 75 for now to circulate air & mitigate the high humidity level. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
12/31/21: Dehumidifier in kitchen read 53. Checked the light timer in the living room.
12/31/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Swept off the front porch & swept cobwebs off the garage overhead door & outside lights. The freezer was not making any noise today. The water stains on the master bedroom ceiling have not changed in appearance since the last service call.
12/31/21: There is a small section of soffits pushed up on the right side of the residence above the lanai approximately 1’ in length. Swept up another pile of dead ants on the living room floor by the sliding glass doors. The old cracks in the living room ceiling above the master bedroom door has not changed in appearance. Will continue to monitor closely. Bug zapper on lanai is plugged in. Water is to remain off per the client.
12/31/21: There are large bird droppings on the front of the garage door see photo below. The lid for the cable interface box underneath the electric meter appears to be broken & was laying on the ground when I arrived see photos below. I tried putting the lid back on but it would not stay in place. Removed an active hornets nest from the soffits over the garage overhead door. Checked all damp rid bags. Several bags are full throughout the residence but there isn’t anymore damp rid bags available. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
12/31/21: There appears to still be active water leaks weeping through the stucco on the corner bead by the front left side column see photos below. I contacted the client & advised them of the situation. Removed an active hornets nest from the soffits. The irrigation timer box was open when I arrived & it was still in the run times setting. I set it back to the run position & closed the lid per the client. One of the plastic screen frame handles on the front right side dining room window was broken & laying on the ground when I arrived see photos below. There is a pvc pipe laying on the ground up against the house on the back right side see photo below. One of the gutter downspout extension’s was disconnected. I reconnected it back onto the gutter downspout see photo below. The water main was on when I arrived. I left it on when leaving per the client. I wiped out the kitchen sink with paper towels after running water per the client. I left all breakers in their current position per the client.
12/31/21: The loose pool jet has been repaired since the last service call. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Client advised they will acquire the gutter downspout splash guards when they return. Brought in two pool service slip dated 12/22 & 12/29 photo below. Photo of the pool below.
12/31/21: The smoke detector in the mid guest bedroom was chirping when I arrived. I replaced the battery with a new 9v battery & tested the smoke detector after installing the new battery. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One of the dryer vents installed on the soffits on the left side of the house appears to be clogged with debris from the dryer. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
12/30/21: There is a faint water stain on the ceiling in the kitchen above the kitchen sink. It is currently dry to the touch. Will continue to monitor closely. Checked all damp rids. Had to empty & refill all small buckets & replaced a full bag in the guest bedroom closet.
12/30/21: Unlocked the garage storage room door per the client. The mini fridge in the storage room is full of perishable apples. Brought in a package that was laying by the front door when I arrived see photo below. The humidity level was slightly over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Watered all plants throughout the residence per the instructions given by the client. Water was on at 2004.

12/30/21: Ran water through fridge door. Drained water from system after water was turned off.
12/30/21: The distance between the sink & the stove on the floor is 51”. Photo below of the one piece of mail that did not get included in the last report. Locked the car & put the keys back where they were found when leaving the residence. Turned off both water main handles when leaving.
