Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,389 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/5/22: Brought in a stack of sales flyers. Portable dehumidifier in kitchen read 50. Was unable to pour vinegar down the hvac condensate drain line. Will need another container of vinegar. Mini fridge in kitchen is off & door propped open. The storm shutters are cracked for ventilation.1/5/22: There was a foul odor inside the residence when I arrived. I found the refrigerator has quit working since the last service call & all of the perishable food inside was rotted see photos below. I removed all the perishable food but the refrigerator will need to be cleaned. I have tagged it as such. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The crown molding above the tv in the living room is starting to separate from the ceiling.
1/5/22: Ran all the storm shutters up 1/4 and back down. The new water main valves still have not been numbered by management. I used the original water main valve in the garage for now. Mini fridge in dining room was on & cold. I did not run any water in the upstairs shower as it had plastic hanging & appeared to be under construction.
1/5/22: The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. The master bathroom toilet is tagged for running. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
1/5/22: Made sure the water heater, range & ice maker were off. The refrigerator appears to have some perishable food items inside see photos below. 1/4/22: Drive by. Met with the Certa-Pro painters to confirm completion of the job. I contacted the client & advised them of the situation. I made sure the lights were off & all the doors & windows were closed & locked. I set the alarm & put the key back in the lockbox when leaving.
1/4/22: Drive by. Brought in the package that arrived after this morning’s service call see photo below. While I was inside the residence I could hear the hose on the lanai still running from filling the pool this morning. I checked the water timer & it was still in the 60min position that it was set to earlier. The pool water level was optimal now near the top of the skimmer port so I turned the the timer off manually. The timer currently does not shut off when set & appears to need batteries to work correctly.
1/4/22: The water main was on when I arrived. Bathroom remodel progress photos below. Was unable to run water in the bathrooms as they are still under construction. The humidity level was back under 60% inside the residence since the last service call. Will continue to monitor closely & adjust accordingly.
1/4/22: The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
1/4/22: Made sure the water heaters were off. Placed all four new large damp rid buckets throughout the residence. The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 67 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all damp rid buckets. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside of the back of the lanai. No mailbox.
1/4/22: Removed several active hornets nests from the soffits. The pepper trees are starting to grow over the fence in the backyard again see photo below. The humidity level was back under 60% inside residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. The gutter along the back of the lanai is leaking in the middle causing a stain on the ground. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
1/4/22: The pool water level was low when I arrived. I ran the hose in it during the entire service call & set the timer for 60mins to help bring the water level back up. Brought in a package that was laying by the front door see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There is a hairline crack approximately 1’ long in the living ceiling when you come through the front door. Ran water in the sink on the lanai. Clients are aware of the pre-existing oil stains in the driveway. Left the water main on when leaving per the client.
1/4/22: The rusted & broken water main handles have not been replaced yet. There are large fire ant mounds in the landscape beds on each side of the driveway. The pool cage & screens may need to be pressure washed soon. The guest bathroom bathtub faucet drips when turned off. I have tagged it as such. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
1/4/22: The missing soffit pieces have been replaced since the last service call see photos below. Lowered the thermostat to 72 when leaving per the client. The humidity level was back under 60% inside the residence after making the last adjustment. The back flow preventer on the water main outside was leaking again. All the shutters over the windows are closed except for the guest bathroom window. Removed the lockbox from the front door when leaving.
1/4/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door. The podocarpus hedge row bushes on the right side of the house are turning brown & appear to be dying.
1/4/22: There was a large broken tree branch laying in front of the boat ramp when I arrived see photo below. I was able to drag it down to the street for collection. The left side kitchen sink trap has started leaking when water is running see photos below. I tried tightening the nut but it continued to leak. I have tagged it as such. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. There was some duck droppings on the dock.

Will continue to monitor closely & adjust accordingly. Both screen doors on the lanai are locked. The storage shed may need to be pressure washed.
1/4/22: All the landscaping has been trimmed since the last service call see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The wood siding on the back right side of the house is starting to rot along the bottom. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A section of gutter has come apart on the right side of the house above the guest bathroom window. A new air filter is recommended size 19.5 x 23 x1.The master bathroom toilet fill valve has quit working.The driveway & walkway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
1/4/22: Photos of the new window screens & gutter downspout straps below. I removed the lockbox from the house when leaving. Made sure all the breakers with a green sticker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 66 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The exterior of the house may need to be pressure washed again soon. Weeds are growing in the landscape beds. Visual check of the new plants see photos below. I gave each plant a five gallon bucket of water to help keep them alive.
1/3/22: I moved the thermostat back to 78 from 75 based on today’s humidity.
1/3/22: Bush on left corner of the garage had been cut back to a slight stub.
1/3/22: The humidity inside was good today but I kept the thermostat at 75 because it wasn’t exceptionally low. Upon next service call if the humidity is around 55 to 56% I will put the thermostat up to 78°. Molding just inside the front door is separating, photo below.
1/3/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. The pool level is 1/3 the skimmer port. Water in the sink in the bathroom by the entertainment room had a tint of brown in it, so I ran it until it cleared up.
1/3/22: I put the foam and covers to the foam under the lanai roof to keep them dry. The pool was very low again today so I began running water immediately. I was having very poor cell reception so I went on to the two other homes in BR to get those service calls done and to see if the cell service was better in those areas of BR, but they were not. When I came back the water in the pool was now at a good level, but without service I had to call the client for the garage door code to gain entrance. The master bathroom toilet fills very slowly. The half bath sink water had a brown tint to begin with so I ran until it cleared.
1/3/22: Watered the potted plants on the lanai inside the screened area and the plant inside the front screened area. Poured vinegar down the HVAC condensation evac tube then chased with 8oz of water. The front yard has a large area that has been cut or depressed down lower than the other grass, photo below.
