Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,384 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!

12/28/21: I found the water main on upon arrival. The master bathroom flushed today. Paper towel was stuffed in the sink drains, photo below. Called the client, he informed me that someone had been inside to prepare for their arrival at the end of the week.
12/28/21: The humidity is still a bit high inside your home so I moved the thermostat to 77 degrees from 79.
12/28/21: The humidity is acceptable just slightly higher than I like to see it but I don’t think there’s any need to lower the thermostat anymore. Anything under 60 is always good and where I prefer it be.
12/28/21: The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
12/28/21: The kitchen lights were on & cleaning supplies are on the counter when I arrived see photo below. The humidity level was still over the acceptable level of 60% inside the residence when I arrived. I found the ac air handler will not turn off & just keeps running even in the off position which cause’s the humidity level to rise inside the residence. The ac appears to need service. Client advised to turn the breakers off for the ac. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
12/28/21: The tag on the vehicle is expired. The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
12/28/21: The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 68 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
12/28/21: The humidity level was over the acceptable level of 60% inside the residence again when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I found the thermostat has been raised to 76 since the last service call. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level.

12/28/21: The gutters along the back of the lanai appear to be leaking in several locations when it rains causing stains on the ground below see photos below. Brought in a package that was on the lanai see photo below. The inside of the residence has not changed in appearance since the last service call. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The pool water level was low again when I arrived. I set the water timer to run for 60 mins to help bring the water level back up. The lawn has some browning in the backyard. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
12/28/21: Drive by. Put a lockbox with a key to the residence inside on the left side of the house behind the garbage cans attached to electrical conduit for the handyman.
12/27/21: The pool looks much cleaner this week, however there is still debris collecting next to the spa on the bottom of the pool, photo below. I made sure each toilet valves was off. Checked all doors and windows. The humidity level was good today so I kept the thermostat set to 75. There were two palm fronds down on the right side yard, one of which was on top of the AC unit, photos below. Once I removed them I could not see any apparent damage. Can’t figure out why these were not removed after last week’s storm. There are many armadillo divots on that side of the house as well but I could not find a den anywhere close to the house.
12/27/21: Drive by. Checked the residence throughly after the client received an alert from their alarm system. I did not find any abnormalities inside the residence. All doors & windows were closed & locked. I did not find any evidence of rodents & nothing has fallen off the walls or shelves.
12/27/21: Watered all the potted plants on the lanai inside and outside of the hurricane shutter. Watered the plants in the master bathroom. Poured vinegar down the HVAC condensation evac tube then chased with water.
12/27/21: The client requests the water remain off. The dehumidifier read 52.
12/27/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. I turned the thermostat back to 78 as the humidity is low this week.
12/27/21: Walked the house twice to ensure all faucets, tubs, showers and toilets were not running. Brought in 2 pieces of mail, did not appear important.
12/27/21: The humidity was high on the 2nd level but it is manageable at just above 60. I kept both thermostat at the settings from the last service call.
12/27/21: The yard has quite a bit of small twigs and debris, a photo example below. There is quite a bit of armadillo digging in the right side yard. There is a fairly fresh armadillo hole in between the pool cage and the hedge in the right corner of the pool area, photo below. The humidity is a little high inside but not as high as last time, I moved the thermostat to 71 to help mitigate. As an example the temp outside is 78 but inside it hasn’t been raised past 71. As report previously the inside needs to be cleaned from when the windows were installed, items need put back under cabinets, etc. The pool concrete needs cleaned.
12/27/21: I captured and removed the gecko. The humidity is high but not too high for this time of year so I kept the thermostat set at 75.
12/27/21: Visual check of the car, battery maintainer lights were on.
12/24/21: The section of damaged soffits on the front of the house have been removed & a piece of screen is covering the hole see photo below. I found the missing piece of soffit on the ground behind some landscape bushes photo below. The guest bathroom corroded toilet water supply valve is tagged for leaking when opened. It is currently closed & no longer leaking. The pool cage & pool patio may need to be pressure washed soon. There appears to be weeds growing in the gutters on the left side of the house. Weeds are growing by the pool. The water stain on the guest bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
12/24/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
12/24/21: The right side kitchen sink is tagged for leaking from the trap when water is running. The master bathroom sink still has a small drip leak when water is running & is tagged as such. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
12/24/21: The humidity level was back under 60% inside the residence after the last service call. Will continue to monitor closely & adjust accordingly. One of the vehicle key fobs is tagged for not working. Sections of carpet are lifting in both the upstairs guest bedrooms. Put the key back in the lockbox when leaving.
