Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,250 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/16/21: Used the newly labeled water main handle to turn the water on & off per management see photo below. Checked damp rid bucket in master bedroom closet which is currently approximately 50% full.
9/16/21: Used the newly labeled water main handle to turn the water on & off per management see photo below. No workers were present when I arrived. The inside of the residence has not changed in appearance since the last service call.
9/16/21: Used the newly labeled water main handle to turn the water on & off per management see photo below. The garbage disposal was seized again when I arrived. I was able to free it using a disposal hex key. Checked all seven damp rid buckets which are approximately 50%-75% full & may need to be replaced soon. Watered the plants on the lanai.

Was unable to drive the vehicle today as it is raining however I did start the car & let it idle during the service call. Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Mini fridge in bar area was on & cold.
9/16/21: Dale the painter was inside the residence painting when I arrived see photo below. Used the newly labeled water main handle to turn the water on & off per management see photo below. Watered the potted plants on the front lanai.
9/16/21: Emptied & refilled all damp rid buckets in both vehicles. Portable dehumidifier in kitchen read 42.
9/16/21: Used the newly labeled water main handle to turn the water on & off per management see photo below. I closed the storm shutter over the front lanai when leaving.
9/16/21: Used the newly labeled water main handle to turn the water on & off per management see photo below. Checked the damp rid bag in the mb closet. All ceiling fans are on. All water stains on the living room ceiling & the upstairs closet have not changed in appearance since the last service call. Will continue to monitor closely.
9/16/21: Used the newly labeled water main handle behind the hanging garden hose to turn the water on & off per management see photo below. The humidity level was slightly over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the ac thermostat to 79 for now to circulate air & help mitigate the high humidity level. Checked all damp rid buckets which are approximately 75% full.
9/16/21: Met with Sisto from Romano shutters to open & repair the storm shutter over the front door. They manually opened the shutter by taking the top cover off allowing us access to the front door. Breaker #25 for the kitchen was found tripped & the front door storm shutter is connected to that breaker. I reset the breaker restoring power to the shutter. The shutter technician stated that the system used to have a battery backup and possibly a remote control for these types of situations. Romano shutters will be contacting the client directly. I left the storm shutter over the front door in the up position when leaving for now. Used the newly labeled water main handle to turn the water on & off per management see photo below. 10am-11:30am.
9/16/21: The humidity level was over the acceptable level of 60% on both floors when I arrived. I lowered the dehumidistat to 55% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Made sure the water heater, range & ice maker were off. Found the right side living room sliding glass door was unlocked. Used the newly labeled water main handle to turn the water on & off per management see photo below.

9/16/21: It was warm inside the residence & the humidity level was over the acceptable level of 60% when I arrived. The ac thermostat had a blank screen see photo below. I put two new AA batteries in the thermostat to read the display photo below. The ac air handler would not turn on & appears to need repair at this point. The lanai storage closet door needs repair.
9/15/21: All three garbage cans on the side of the house are full see photos below. Weeds are growing in the front landscape bed see photo below. Made sure the water heater & range were off. It was warm inside the residence & the humidity level was over the acceptable level of 60% when I arrived. I found all breakers in the breaker panel were off including the ac breakers. I turned the breakers for the ac back on & the ac came back on & started blowing cool air. I left it set to 78 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The current ac air filter is a washable filter & will need to be replaced. I highly recommend pleated air filters size 20x20x1. Will also need a package of toilet bowl cleaner for the bathrooms & a container of vinegar for the hvac condensate drain line for preventative maintenance. Visual check of the shed.
9/15/21: Brought in a large stack of mail, magazines & sales flyers. Did not find any chase documents in today’s mail. There wasn’t enough important mail to send out. There is another washout starting underneath a block in the landscape bed on the back right corner of the house. Visual check of the boat photo below.
9/15/21: I did not see any live rats underneath the lanai sink today however there are droppings on the lanai floor & underneath the sink. The pool bathroom sink has been tagged for leaking when water is running & the toilet for running. Watered the three plants. Freezer in utility room was on & cold. Ran water in the sink on the lanai. Mini fridge on lanai is off & door is open. Monitoring the water leak area in the living room by the windows closely.
9/15/21: Close up photos of the manilla envelope & small package from last weeks service call per the client. The temporary electrical lines are still connected. Brought in another small package & nine pieces of mail with a stack of sales flyers see photos below. Put the mail in the tray in the laundry room. Watered the two plants in the dining room. Visual check of the boat photo below.
9/14/21: Poured vinegar down the HVAC condensation evac tube.
9/14/21: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on.
9/14/21: The lawn appears to be improving.
9/14/21: Poured vinegar down the HVAC condensation evac tube. Browning of the lawn appears to be better. Weeds are growing in the cracks of the pavers on the lanai. The half bath toilet runs continuously so I shut it off at the valve for the tank.
