Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,915 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/28/24: Made sure the water heater, range & ice maker were off. There are some perishable items inside the refrigerator photos below. Found both the master bedroom windows & the kitchen window unlocked & locked them. The electrical junction box behind the guest bedroom door is still waiting on a cover & the wires to be addressed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.11/28/24: Brought in a notice from management concerning plumbing work in the attic that was on the front door when I arrived see photo below. Made sure the water heater & range were off. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked the light timer in the living room. All ceiling fans are off. All the clear panels on the lanai are off. Breezeway ceilings are still waiting to be painted. Turned off all water main handles when leaving.
11/27/24: The irrigation circuit breaker was tripped again. Trees out back are still leaning over from the storms. There was a UPS delivery notice on the front door, photo below. There is a Mercedes SUV in the garage (New York plates)
11/27/24: I started the car and let it idle during the service call. Guest bathtub drain and toilet bowls are covered with cellophane. The lanai has a great deal of sand and dirt, reported previously.
11/27/24: The dehumidifier read 48 and was running/working.
11/27/24: A few ridge line shingle caps remain missing. You have a security light that is sagging you soffit, photo below. I removed the flamingo air freshener from the wall as requested..
11/27/24: I replaced the batteries in the door key pad as requested. Some plants remain bent over a bit, they will require re-staking.
11/27/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
11/27/24: The pool pump is set to pull from the bottom center drain. The house, roof and pool area looks very good, photos below. Phot of the water valve below. Water main was on upon arrival, I thought the power washing company may have left it on however the pool person was cleaning the pool so I guess he could have turned it on when he arrived. In any event I turned it off upon departure. The pool person was sweeping the pool bottom as there was a great deal of dirt from the power washing which always makes it necessary for a significant cleaning after. It is important to know there will be some staining that power washing will not be able to remove both on the aluminum and some of the tile. Photos below reflect that staining. The kitchen sink seems to have lower water pressure than the other faucets. It’s not trickling but probably half the water pressure of say a sink in the bathroom. This is nothing that needs to be repaired immediately. It’s just something I wanted you to be aware of.
11/27/24: There are some perishable items inside the refrigerator photos below. All of the tires on the car were starting to get a little low. I inflated all the tires to 33psi using my cordless inflator photo below. The lawn has a small brown spot in the front & backyard. The backflow preventer on the left side of the house is dripping water. The irrigation system is in the auto position. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced soon. Monitoring all old water stains on the ceilings. Water softener salt container is 1/4 full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
11/27/24: All of the landscaping trees & bushes have been trimmed recently. All of the weeds that were growing in the landscape beds have been sprayed or removed. Some of the landscape lighting appears to be damaged around the exterior of the residence. Water softener salt container is full. Irrigation system is in auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Watered the plants on the lanai.
11/26/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
11/26/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
11/26/24: The tree out back was blown down by the storms. Some plants are blown over and wind whipped, both reported previously. Door hanger on the front door from landscapers outlining lighting damage, photos below.
11/26/24: I poured vinegar down the HVAC condensation evac tube then chased with some water. I brought in several pieces of mail, only one piece appeared to be important, photos below. Raised and lowered the back hurricane screens.
11/26/24: I found weevil bugs coming from an old bread crumb container in one of the kitchen cabinets & removed the container photos below. I cleaned up all the weevil bugs from the cabinet & surrounding area. Ran the storm shutter up & down for preventative maintenance. The garage appears to have had water go several feet into the garage during the hurricane but is currently dry. The walls on the front of the garage are drywall & may need to be remediated. The main drain pipe underneath the kitchen is tagged for leaking when water is running through it. Client will address when they return. The master bathroom right side sink is tagged for leaking from the drain stop connection on the trap when water is running through it. Client will address. Monitoring the old water stain repair on the guest bathroom ceiling. Mini fridge in kitchen is off & doors open. Storm shutter on lanai is closed.
11/26/24: There was no post card in the mail for trash containers. FYI there was one in the Hetzler’s mail box so I would think yours is coming soon.
11/26/24: Was here at the perfect time to help get the pool awning inside the garage. Pool cage is just about down.
11/26/24: Disconnected the battery maintainer & moved the car out of the garage as it is being cleaned. I parked it in a shady spot close to the building for now photo below. Brought in four new large damp rid buckets for the car photo below. I put everything important from the garage, the bicycles, ladder, etc in the condo for now photo below. I put the key fob to the car & the spare key to the condo from the garage inside one of the kitchen drawers for now. Ran the storm shutters up & down for preventative maintenance. Both guest bedroom windows are still waiting for new screens. Facade of building & some damaged soffits are still waiting to be repaired. Storm shutters on lanai are closed. Left everything show ready when leaving.
11/26/24: Water is to remain off and never ran. You have some plant and tree damage outside, reported previously. You also have lost some shingles on the caps off the roof, reported previously.. The roof has been patched temporarily. The storm debris out front has been removed.
11/26/24: The inside of the residence has not changed in appearance since the last service call. The inside of the residence will need to be throughly cleaned when renovations are completed. The garage appears to have had several inches of water in it during the hurricane but is currently dry. The walls on the front & the back of the garage are not concrete & may need to be remediated. Client is addressing. All ceiling fans are off. Mesh storm shutter on lanai is closed.
11/26/24: I poured a few ounces of bleach in each toilet. The valve inside the garage will not turn to completely off, photo below. This means there would still be water pressure on the lines so I turned it off as well outside. I plugged the refrigerator in first thing. I could not feel any cold within it upon departure. Below is a photo of the model sticker. There is no obvious signs of dumping out back.
11/26/24: Brought in four pieces of mail see photo below. The tires on both vehicles were all starting to get a little low. I inflated them all to 32psi using my cordless inflator. Two large sections of pool cage screens are torn. The plates on both cars expire soon. Several inches of water appear to have entered the garage several feet into the garage during the hurricane but everything is currently dry & the cars are ok. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Mini fridge on lanai is off & door open. Ran water in lanai sink.
11/26/24: Met locksmith at 10am to have the front door hardware replaced. Sent several photo to the homeowner via text.
11/26/24: Brought in one piece of mail with a stack of sales flyers see photo below. Rust stains on both the kitchen & utility sink’s accidentally caused by the client. Client advised they will address the situation when they return. There is a small section of soffits slightly damaged on the back of the house over the master bedroom window. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
