Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,389 service calls we have performed 18,719 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/14/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. One of the dryer vents installed on the soffits on the left side of the house appears to be clogged with debris from the dryer. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
1/13/22: Walked the house twice to ensure all faucets, tubs, showers and toilets were not running. Brought in several pieces of mail, did not appear important. Met Zach from wind mitigation inspection company. There is debris inside through the the home where pieces fell inside during the skylight installation. Also the trap board for the HVAC air handler fell probably do to the roofing work. Photos below.
1/13/22: Made sure the water heater, range & ice maker were off. The batteries were low on the garage storage room door keypad when I arrived. I replaced the batteries with four new AA batteries provided in the utility room closet. The left side of the front door storm shutter is sticking when going down. Put the storm shutter over the front door back down when leaving.
1/13/22: Ran water through fridge door. Drained water from system after water was turned off.
1/13/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
1/13/22: Brought in a stack of sales flyers. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
1/12/22: Drive by. Brought in one large rug & ten boxes see photos below. I put all the items in the den. Made sure the front door was locked when leaving.
1/12/22: Drive by. Put a lockbox on the front door with a key to the residence inside for pest control services & unlocked the back yard gate per the client.
1/12/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 65 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The stairwell is full of dead bugs.
1/11/22: Dehumidifier read 45 and was running. Poured vinegar down the HVAC condensation evac tube chased by water. The door between the garage was only locked at the handle not the deadbolt, I locked both.
1/11/22: Visual check of the car, battery maintainer lights were on.
1/11/22: The pool cage door that does not have a key (left side) was not locked, I locked it. I checked both garage GFIs neither were tripped. I also checked the garage attic for evidence of pests, none found. The pool equipment is leaky ever so little at the union fitting that I a pointing to in the photo below.
1/11/22: Met with the delivery drivers from Diligent Delivery systems and let them into the residence for new furniture delivery. I had them place the furniture in the living room for now & made sure all the pieces were there see photos below. Also brought in a package that was laying by the front door when I arrived see photo below. Locked the front door when leaving. 10:15am-11:15am.
1/11/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
1/11/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran the storm shutter up & down for preventative maintenance. The tag on the vehicle is expired. The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
1/11/22: Ran the storm shutters down & back up. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
1/11/22: Brought in one piece of mail see photo below. Plugged in the refrigerator & turned on the ice maker. Turned on the water heater breaker & all breakers that were off per the client. The gutters along the back of the lanai appear to be leaking in several locations when it rains causing stains on the ground. The inside of the residence has not changed in appearance since the last service call. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The pool water level was low again when I arrived. I set the water timer to run for 60 mins to help bring the water level back up. The lawn has some browning in the backyard. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
1/5/22: The missing soffit pieces on the front of the house have been replaced since the last service call see photo below. Brought in one piece of mail see photo below. The pool water level was low when I arrived. I set the timer for 60mins to help bring the water level back up. The guest bathroom corroded toilet water supply valve is tagged for leaking when opened. It is currently closed & no longer leaking. The pool cage & pool patio may need to be pressure washed soon. There appears to be weeds growing in the gutters on the left side of the house. Weeds are growing by the pool. The water stain on the guest bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
1/5/22: The water main was on when I arrived. There was a large puddle of water on the kitchen floor when I entered the residence. I found the ice maker was leaking water which had filled the freezer & drained into the refrigerator below. There is no shut off valve for the ice maker water supply line so I had to shut the water off to the residence to get the ice maker to stop leaking. I cleaned up all the water with beach towels from the hallway pantry & placed them in a garbage bag. I tagged the water main handle so nobody will turn it on until the client returns. I contacted the client & advised them of the situation. I lowered the thermostat to 70 for now to keep it cool & the humidity level low inside the residence.
1/5/22: There is a new water stain on the guest bathroom ceiling above the light fixture & on the ceiling in the adjacent closet see photos below. They are currently dry to the touch. The right side kitchen sink is tagged for leaking from the trap when water is running. The master bathroom sink still has a small drip leak when water is running & is tagged as such. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
1/5/22: A roofing company has replaced sections of rusted metal roofing on each building but have not repaired the edges looking down from your balcony yet. Will continue to monitor closely & will provide photos when your roofline is repaired.
1/5/22: The humidity level was back under 60% inside the residence after making the last adjustment. Turned on all breakers that were off except for the water heater when leaving. Left the water main off when leaving. Checked the light timer in the living room. Checked all small damp rid buckets throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the car & put the keys back where they were found when leaving the residence. Turned off both water main handles when leaving.
1/5/22: Made sure the water heater, range & ice maker were off. The refrigerator door seals had moisture on them. I wiped it off with paper towels & turned the humidity control setting on. Found the dining room window & the master bedroom lanai door unlocked.
1/5/22: The humidity level was back under 60% inside the residence after making the last adjustment. All old water stains on the ceilings throughout the residence have not changed in appearance since the last service call. The spots were all dry to the touch. Watered the two plants in the living room.
1/5/22: The tires on the vehicle appeared to be getting low. I inflated them all to 34psi using my cordless inflator see photo below. Sections of carpet are lifted in the master bedroom next to the bed & the guest bedroom on the right side of the bed. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
