Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,257 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/17/21: Was unable to move the Toyota out of the garage as it is raining today. All the weeds are brown & appear to have been sprayed since the last service call.
9/17/21: Was unable to drive the vehicles & golf cart as it is raining today. The plastic cover for the pool pump timer was broken & laying on the ground when I arrived see photos below. Weeds are growing in the pool tiles see photos below. The lawn still has several brown spots throughout. There is a hairline crack several feet long in the dining room ceiling just to the right of the kitchen table. There is a large crack in the stucco on the left side of the house to the right of the pool heater. There is a crack in the stucco several feet long on the front of the house where the new garage was added. The master bathroom toilet appears to be filling very slowly in between service calls as there was water in the tank when I arrived & I was able to flush it. It might need a new fill valve. I have tagged it as such.
9/17/21: Was unable to drive the car & golf cart as it is raining today. Brought in another package from target see photo below. There appears to be some sections of facia rotting on the back of the house above the south pool cage screen door see photos below. Photo of the half bathroom construction progress below. The water main was on when I arrived. I left it on for the contractor when leaving.
9/17/21: The pool company was present cleaning the pool when I arrived. The tree & bushes next to the pool pump appear to have been trimmed back see photos below. There were no vines on the pool cage screens but there are weeds growing by the pool see photos below. The water stain on the guest bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. There is a small section of soffits pushed up on the front left corner of the house above the address plaque. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
9/17/21: Was unable to drive the vehicle & golf cart today as it is raining. Weeds are growing in the driveway & landscape pavers. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Could not run water in the utility sink as it is full of bbq grill parts. There are several hairline cracks in the stucco on both sides of the house. Photo of pool below.
9/17/21: Checked all damp rids. Had to empty & refill all the small buckets. The metal roof is rusting on the edges looking down from the balcony. Made sure to turn off both water mains when leaving.
9/17/21: The right side kitchen sink is tagged for leaking from the trap when water is running. The master bathroom sink still has a small drip leak when water is running & is tagged as such. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
9/17/21: Watered the plants on the kitchen table. Put the key back in the lockbox when leaving.
9/17/21: The refrigerator door seals did not have any more moisture on them after turning on the moisture control setting. Opened the latch in the master bedroom closet to visually check the ac air handler.
9/17/21: I found a bottle of oxy clean in the laundry room closet has leaked into a box underneath it since the last service call see photos below. I put the leaking bottle in the garbage can. The humidity level was slightly over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the dehumidistat to 50% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The metal roof appears to be rusting on the edges looking down from the balcony.
9/17/21: Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
9/17/21: The wine cooler in the kitchen was on & cold.
9/17/21: Watered the two live plants on the lanai. The guest bathroom toilet is tagged for filling slowly.
9/17/21: Watered the two plants in the living room. Vacant slip was in the mailbox.
9/17/21: Brought in a package that was laying by the front door when I arrived see photo below. I found both ac thermostats have been lowered to 74 since the last service call. Wine chiller in the kitchen is off & door is open. Mini fridge in bar area is off & door is open. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
9/17/21: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The mini fridge on the lanai was on & cold. Ran water in the lanai sink. There is some corrosion on one of the water main valves on top of the water heater.
9/17/21: The wine cooler & both mini fridges were all on & cold. The front balcony has droppings on the floor.

9/17/21: Removed a Fort Myers pest control sign dated 9/3 from the front yard. Power has been restored to the garage door opener, I was able to start the car & let it idle during the service call. The ac condenser is still loud when running. The garage is full of building materials & new appliances. Could not run water during today’s service call as all of the plumbing is under construction. I did not have access to all the rooms inside the residence as some were blocked off for construction. Most rooms have been gutted for remodel. Photos of current construction progress will be sent on a separate report. Landscape lighting was off. Photos of landscaping below. The ac air filters will need to be replaced after construction is completed.
9/16/21: Put a lockbox on the front door with a key to the residence inside for Romano shutters tomorrow at 10am for repairs.
9/16/21: Used the newly labeled water main handle to turn the water on & off per management see photo below. Checked all damp rids. Made sure to close the refrigerator doors tight. Poured capful of bleach into each toilet. Watered the three plants according to the instructions given by the clients.
9/16/21: Used the newly labeled water main handle to turn the water on & off per management see photo below. Brought in one piece of mail see photo below. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 55% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen read 45. Mini fridge in kitchen is off & door propped open. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The storm shutters are cracked for ventilation.
9/16/21: Used the newly labeled water main handle to turn the water on & off per management see photo below. There was sawdust on the car from the garage storage room renovations for #2501 when I arrived see photos below. Checked all damp rids. Dehumidifier in kitchen read 55. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor closely.
9/16/21: Used the newly labeled water main handle to turn the water on & off per management see photo below. The crown molding above the tv in the living room is starting to separate from the ceiling. The ac thermostat had a warning on the display to change the uv lamp.
