Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,286 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/27/21: There appears there might be something leaking by the pool pump equipment see photo below. I turned the pool pump on for a few minutes to see if any pipes are leaking but I could not find anything leaking. Brought in a package of toilet bowl cleaner for the bathrooms see photo below. The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
9/27/21: The work on the lanai appears to be completed since the last service call see photos below. There is a palm tree touching the soffits & facia on the right side of the house see photo below. Weeds & grass are growing in the landscape beds. The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 45% for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The gfi outlet in the kitchen is tripped & will not reset. I have tagged it as such.
9/27/21: The spa appears to have a leak as the water level was low again. Weeds are growing in the driveway & pavers. There are cracks in the stucco on both sides of the house. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
9/24/21: The lawn has been mowed since the last service call. Brought in a package of toilet bowl cleaner for the bathrooms, a package of new pleated ac air filters size 20x20x1 for the ac & a one gallon container of vinegar for for the hvac condensate drain line for preventative maintenance see photo below. I replaced the current dirty air filter & wrote the date of installation on the new filter. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The humidity level was well under 60% inside the residence after making the last adjustment. I raised the thermostat to 79 for now. Will continue to monitor closely & adjust accordingly. Weeds are growing in the front landscape bed. Will be returning next week to put all the garbage cans down by the street for collection. Took the house key with me when leaving to make a copy.
9/24/21: Removed undated ranson & Hughes Exterminators signs from the front yard. Brought in a Hughes Exterminators service slip dated 9/21 that was on the front door when I arrived see photo below. There is a hairline crack several feet long in the stucco below the man cave window on the lanai. There is a hairline crack several feet long in the living room ceiling just before the hallway. The end cap has separated some on the soffits on the front left corner of the house just left of the security camera. It appears that several screws or nails are starting to come loose on the metal roof on the front of the house. There is a hairline crack approximately 1’ in length on the master bathroom ceiling close to the shower. Checked all light timers. Did not step on the floor tiles with the sign in the kitchen. The stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Made sure to activate the alarm & lock the front door when leaving.
9/24/21: Brought in two pool service slips dated 9/13 & 9/20. Weeds & grass are growing in all the landscape beds. Watered the two plants on the lanai.
9/24/21: Brought in a stack of sales flyers only. The pool has been cleaned since the last service call. Visual check of the trailer. Checked the light timer by the front door. Turned the water on & off using the breakers in the garage.
9/24/21: All the weeds have been pulled since the last service call photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance
9/24/21: Dehumidifier in kitchen read 51. Checked the light timer in the living room.
9/24/21: The garbage disposal is tagged for not working.
9/24/21: The guest bathroom vent fan appears to have had previous water damage on the ceiling around it & the repair is falling apart. It does not currently feel damp to the the touch. Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
9/24/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/24/21: Swept off the front porch. There are several large fire ant mounds in the landscape beds along both sides of the walkway. The old cracks in the living room ceiling above the master bedroom door has not changed in appearance. Will continue to monitor closely. Bug zapper on lanai is plugged in. Water is to remain off per the client.
9/24/21: Checked all damp rid bags. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
9/24/21: Swept cobwebs off the front entryway. Checked all damp rid buckets. Made sure light in garage wasn’t on.
9/24/21: The garbage disposal is tagged for leaking from cracks on the side of it when it is being used & water is running. I have discontinued using it for now. Mini fridge in dining room was on & cold. Watered the plant on the lanai & made sure to use the right side slider only.
9/24/21: The inside of the residence does not appear to have changed since the last service call. The guest bathroom toilet is still being worked on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance using the vinegar provided. Water heater is on vacation mode. Put the key back in the lockbox when leaving.
9/24/21: Removed several active hornets nests from the soffits. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
9/24/21: Photo below of a purple Nissan sedan that was in driveway when I arrived not included in the report.
9/24/21: Removed a truly nolen sign dated 9/23 from the front yard. Did not find any pool service slips today. Rocks have been put down in the courtyard next to the master bathroom see photo below. The roof may need to be pressure washed soon. Photo of the pool below.
9/24/21: Checked all damp rid bags.
9/24/21: Checked all damp rid bags. Had to replace a full bag in the guest bedroom closet & the other master bedroom closet. Poured approximately 2ozs of bleach mixture down the HVAC condensate drain line for preventative maintenance.
9/24/21: The piece of torn pool cage screen has not been replaced yet. Weeds are growing in the pool pavers. The left side water faucet handle in the guest bathroom sink is broken. It appears to have been broken & was just siliconed back on. I have tagged it as such. The master bathroom left side sink has a slow drain. I have tagged it as such. There are hairline cracks in the stucco on the right side of the house.
9/23/21: Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
9/23/21: No workers were present when I arrived. The inside of the residence has not changed in appearance since the last service call.
