Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/10/22: Made sure the water heater, oven & ice maker were off. Pool construction progress photos below. Did not use the master bathroom left side sink. Valves are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
2/10/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
2/9/22: Photos below of contractor work in progress.
2/9/22: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks.
2/9/22: The lanai screen door without the key lock was not locked, I locked it. I checked both garage GFIs neither were tripped. I also checked the garage attic for evidence of pests, I found no obvious evidence..The pool filter is leaking at the black ring.
2/9/22: The stairwell has been cleaned since the last service call.
2/8/22: The tires on the vehicle appeared to be getting low. I inflated all the tires to 36psi using my cordless inflator see photos below. Ran the storm shutter up & down for preventative maintenance. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The tag on the vehicle is expired. The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
2/8/22: Made sure the water heater, range & ice maker were off. The smoke detector above the master bedroom doorway was chirping when I arrived. I replaced the battery with a new 9v battery provided in the linen closet & tested the smoke detector after replacing the battery. The ac heat setting is turned on.
2/3/22: Drive by. Brought a new battery charger/maintainer & connected it to the car battery to charge & maintain the battery to ensure it starts for the clients see photos below.
2/3/22: The refrigerator & freezer were warm inside when I opened them & is still not working properly. Will contact the client & advise them of the situation. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 68 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The half bathroom toilet is tagged for running. The crown molding above the tv in the living room is starting to separate from the ceiling.
2/3/22: The ceiling fan has not been put up in the nook yet, the new walls & glass are installed in the guest bathroom, the master bathroom is not completed yet & the upstairs bathroom is not completed yet see photos below. Ran all the storm shutters up 1/4 and back down. The new water main valves still have not been numbered by management. I used the original water main valve in the garage for now. Mini fridge in dining room was on & cold. I did not run any water in the upstairs shower as it had plastic hanging & appeared to be under construction.
2/3/22: I replaced the leaking flapper in the master bathroom toilet with a flapper found in the bathroom pantry. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
2/3/22: The battery in the vehicle was almost dead & the vehicle barely started when I arrived. I connected a battery charger to the battery & was able to start the car. A battery maintainer for the battery is recommended. Brought in a new pleated ac air filter see photo below. I replaced the old air filter & wrote the date of installation on the new filter. The humidity level was back under 60% inside the residence since the last service call. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Mini fridge in bar area was on & cold.
2/3/22: The residence appears to have been cleaned since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
2/2/22: Drive by. Brought in three packages that were by the front door see photos below.
2/2/22: Walked the house twice to ensure all faucets, tubs, showers and toilets were not running. Brought in several pieces of mail, one appeared important, photo below.
2/2/22: The soffits are getting to the point where they could be power washed see photo.
2/2/22: The master bathroom toilet fills very slowly. The pool edge appears to need scrubbed, photos below. The pool lanai screen has been repaired.
2/1/22: The humidity level was well under 60% inside the residence. I raised the thermostat to 75 for now. Will continue to monitor closely & adjust accordingly. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all damp rid buckets. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside the back of the lanai. No mailbox.
2/1/22: Put the empty garbage cans back inside the garage. Made sure the water heater & oven were off. Ran water in the sink on the lanai. Left the water main on when leaving per the client.
2/1/22: Turned the pool heater on to test it per the client. The pool heater would not turn on & had a service light on the display see photo below. Turned the refrigerator off & propped the doors open per the client. The refrigerator & freezer appeared to be working as they were cold inside. Raised the ac thermostat to 85 per the client. The pepper trees are starting to grow over the fence in the backyard again. The gutter along the back of the lanai is leaking in the middle causing a stain on the ground. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
2/1/22: Made sure the water heater & range were off. Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs.
2/1/22: There are large fire ant mounds in the landscape beds on each side of the driveway. The pool cage & screens may need to be pressure washed soon. The guest bathroom bathtub faucet drips when turned off. I have tagged it as such. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
2/1/22: The left side kitchen sink trap is tagged for leaking when water is running. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. There was some duck droppings on the dock.
2/1/22: The ac thermostat had a blank screen when I arrived. I found the batteries were corroded & replaced them with two new AA batteries enabling the ac thermostat display to come on again see photos below. Both screen doors on the lanai are locked. The storage shed may need to be pressure washed.
