Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,377 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/25/22: Both lanai screen doors were locked. I checked both garage GFIs neither were tripped. I also checked the garage attic for evidence of pests, I found no obvious evidence.. The pool equipment is leaky ever so little at the union fitting that I a pointing to in the photo below, still/again. The lights were on in the back bedroom, photo below. The back hall smoke detector is chirping indicating it needs a new battery.1/25/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Picked up one dead millipede worm from the guest bedroom floor. The stairwell is full of dead bugs.

The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
1/24/22: Drive by. Turned off the water main & made sure the water heater, range & ice maker were off. Was unable to put the garbage can in the garage as garbage has not been collected in the community yet & it still had garbage in it. Will return tomorrow morning to put the garbage can in the garage.
1/21/22: The irrigation sprinklers were running when I arrived & the neighbor advised me that they have been running since Tuesday of this week. There is no irrigation timer installed at the residence & it appears the hoa is controlling the irrigation so I was unable to turn it off. I contacted the client & advised them of the situation. The section of soffit pieces that was replaced on the front of the house are pushed up on one corner see photo below. Cracked open the storm shutter on the lanai for light per the client. The pool water level was low again when I arrived. I set the timer for 60mins to help bring the water level back up. The driveway & pool cage have not been pressure washed yet. The guest bathroom corroded toilet water supply valve is tagged for leaking when opened. It is currently closed & no longer leaking. There appears to be weeds growing in the gutters on the left side of the house. Weeds are growing by the pool. The water stain on the guest bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.

1/20/22: Drive by. Put the empty garbage cans back up on the side of the house photo below.
1/20/22: The car started up but there is a check engine light on the dash see photo below. The tires appeared to be getting low. I inflated them all to the manufacturer specifications on the drivers door using my cordless inflator see photos below. The refrigerator doors were still open & the tag from the last service call was not removed when I arrived. I turned the breaker back on & the refrigerator turned back on & appeared to be working again. I left it on & closed the doors. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The half bathroom toilet is tagged for running. The crown molding above the tv in the living room is starting to separate from the ceiling.
1/20/22: The tires on the vehicle appeared to be getting low. I inflated them all to the manufacturer specifications on the drivers door using my cordless inflator see photos below. The new water main valves still have not been numbered by management. I used the original water main valve in the garage for now. Mini fridge in dining room was on & cold. I did not run any water in the upstairs shower as it had plastic hanging & appeared to be under construction.
1/20/22: The master bathroom toilet is tagged for running. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
1/20/22: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 67 & the dehumidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac air filter is dirty & needs to be replaced size 20x20x1. Will bring a new pleated ac air filter on the next service call. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Mini fridge in bar area was on & cold.

1/19/22: Contractor access. Met with Ed from Charlotte Exterminators & Ken the insurance inspector and let them into the residence. I stayed with both of them until they were finished & made sure everything was locked up when leaving.
1/18/22: Walked the house twice to ensure all faucets, tubs, showers and toilets were not running. Brought in several pieces of mail, did not appear important. Met Mike Wax so he could take measurements of several rooms for further construction work to be completed.

1/18/22: The water main valve was on upon arrival.
1/18/22: The bathroom remodel’s appeared to be completed see photos below.
1/18/22: Shrubs that needed cut reported several weeks back have been trimmed. Some minor browning int the front yard photo below.
1/18/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. The pool level is 1/2 the skimmer port. Water in the sink in the bathroom by the entertainment room had a tint of brown in it, so I ran it until it cleared up.

The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
1/18/22: The master bathroom toilet fills very slowly.
1/18/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all damp rid buckets. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside the back of the lanai. No mailbox.
1/18/22: Brought in a new 1.33 gallon refill container of bug spray see photo below. Turned the refrigerator breaker back on & made sure the refrigerator doors were closed per the client. Will test the pool heater on the next service call. Removed the lockbox from the front door when leaving. The pepper trees are starting to grow over the fence in the backyard again. The gutter along the back of the lanai is leaking in the middle causing a stain on the ground. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
1/18/22: The water main handles & spigots have been replaced since the last service call see photo below. There are large fire ant mounds in the landscape beds on each side of the driveway. The pool cage & screens may need to be pressure washed soon. The guest bathroom bathtub faucet drips when turned off. I have tagged it as such. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
1/18/22: The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door. The podocarpus hedge row bushes on the right side of the house are turning brown & appear to be dying.
