Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,273 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/23/21: Brought in a sales flyer only. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
9/22/21: I found no new issues to report from those reported from previous service calls.
9/22/21: Water 3 plants as instructed. Front area reads 51.1% humidity and the temp is 86.3 degrees. The front passenger side tire of the car in your carport spot is a little low. The AC is running and cooling. The humidistat was set to 55 but it has been at 60 all summer, so I turned it to 60 based on the past reports and today’s acceptable humidity readings.
9/22/21: When I entered the condo I found the thermostat basically blank asking to set the date. When I set the date and get back to the main screen the humidity inside was 66%. For some reason I don’t think the system had been running. Once I set the date went back to the main screen the system turned on and began to cool. I waited until the humidity came down 4% before departing. Below is a photo of an armadillo hole at the back of your home about 10 feet to the left of the Water main. It is a freshly dug Active hole.
9/22/21: Weeds are growing in the landscape beds & by the pool. Checked all damp rid buckets.
9/22/21: The guest toilet is filling so slowly but I had to use a pan in order to flush it

9/22/21: Browning of the yard not improving.
9/22/21: There is a gutter clogged on the back of the house above the pool pump equipment that has started to separate & cause a washout below see photos. Brought in three pieces of mail see photo below. Made sure the water heater & ice maker were off. The garbage cans on the side of the house have garbage in them. There are several sections of pool cage screen with the spline starting to fall out. Brought in eight pool service slips dated 8/2 - 9/20. Visual check of the shed. Left the water main on when leaving per the client.
9/22/21: There was a for sale sign in the yard when I arrived see photo below. Brought in one piece of mail with some sales flyers see photo below. The ac air filter was dirty & needed to be replaced. I replaced it with a clean filter provided underneath the air handler.
9/22/21: Ran water through exterior fridge door. Did not run water through garbage disposal but did run for 2 seconds.
9/22/21: Watered the plant in the kitchen.
9/22/21: None of the breakers for the pool were tripped inside & outside however there is a gfi outlet next to the pool pump equipment that appears to be tripped & will not reset see photos below. I’m not sure if that gfi outlet is connected to the pool pump.
9/22/21: Poured vinegar down the HVAC condensation evac tube. Found 1 tripped circuit breaker, reset. It was for Bedroom/H1. Pullled a dozen weeds on the lanai. This is the same breaker as last time so I think it should be kept off until investigated. Browning in the yard is about the same.
9/22/21: Brought in a large stack of mail, magazines & sales flyers. Did not find any chase documents in today’s mail. Sent several pieces out that appeared important. There is another washout starting underneath a block in the landscape bed on the back right corner of the house. Visual check of the boat photo below.
9/22/21: Both refrigerators in the garage & on the lanai were back on & cold when I arrived. It appears the broken breaker has been repaired since the last service call. The inside of the residence appears to have been cleaned since the last service call. The two plants have been removed from the kitchen. There is still a brown spot in the front lawn. Wine chiller in kitchen area read 55. Portable dehumidifier in laundry room read 50. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of both boats see photos below.
9/22/21: The weeds on the lanai are dead.
9/22/21: The broken shower handle hose that was in the master bathroom has been replaced since the last service call see photo below. The back flow preventer on the side of the house by the water main was not leaking today. The back yard has some brown spots in the back yard. Portable dehumidifier in kitchen read 45.
9/22/21: One unlatched pool child safety gate, I latched it, photo below. The fenced in area where the pool equipment is housed needs mowing and trimming, photo below. The landscaping lights are on even though it is daytime. There are weeds growing I. The pavers in front of the garage doors. The master bathroom light was on upon entry. I tested it while I was there and it turned on and went off as it should so I have no idea why it was on upon entry to the home.
9/22/21: The pool water level was slightly low when I arrived. I ran the hose in it during the entire service call to help bring the water level up. Both the tires were low on the boat trailer in the garage. I inflated them to 50psi using my cordless inflator see photos below. The temporary electrical lines are still connected. Brought in eight pieces of mail with a stack of sales flyers see photos below. Put the mail in the tray in the laundry room. Watered the two plants in the dining room. Visual check of the boat photo below.
9/22/21: Brown spot in the back yard has been re-sodded, photo below.
9/22/21: Both damp rid buckets in the master bedroom closets are full & need to be replaced.

9/22/21: Wine cooler in dining room read 52. Deep freezer in front room closet was on & cold. Watered all plants on the lanai.
9/22/21: Both front tires on the vehicle appeared to be getting low. I inflated them to the manufacturer specs on the drivers door using my cordless inflator see photos below. Photos of the current guest bedroom construction below. The left side faucet handle on the utility sink in the garage leaks when turned on & water is running. I have tagged it as such. Checked all wood floors throughly.
