Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,566 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/25/24: The pool overflow drain pipe has been extended due to the new landscape wall but has been installed flush with the ground and may get clogged up or broken see photos below. Brought in one piece of mail see photo below. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house. Client will address. SE screen door is locked. Left the water main on when leaving for the pool water auto filler.
7/25/24: Pulled a couple dozen weeds on the lanai
7/25/24: There is some heavy washout starting to happen on the back right corner of the house which may start to damage the concrete slab soon see photos below. The top hinge on the lanai screen door is broken causing the screen door to sag when opened. The master bathroom shower handle is working correctly again. The master bathroom sink faucet handle is tagged for leaking when turned on. Valves are off. The laundry room bathroom sink is tagged for leaking underneath when water is running. Valves are off. Visual check of the dock.
7/25/24: The auto battery maintainer had power. There was a Lawn Care Extraordinaire sign in the yard dated 7/24/25 that I removed. FYI while I was there the skimmer did not run so maybe that has something to do with the debris (bugs)on top of the water.
7/25/24: The few brown spots throughout the lawn are getting smaller. The plate on the vehicle appears to be expired. Irrigation system is in the run position. Mid guest bedroom window has a crack in the glass on the bottom. Client is aware & addressing. All ceiling fans are off. Left the water main on for the pool when leaving.
7/25/24: The electrical junction box behind the guest bedroom door is still waiting on a cover & the wires to be addressed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
7/25/24: Minor drywall work and painting is still waiting to be completed inside the residence and the lanai ceiling is still waiting to be finished. Terry advised that they will still be accessing the attic to install the blown in insulation soon. The humidity readings on the AC thermostat appear to be incorrect. My handheld humidity readings were right around the 50% setting within the thermostat so it appears to be working correctly. I raised the AC thermostat to 74 for now to save energy. Sections of painting & breezeway ceiling repair on building still waiting to be finished. Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Checked all damp rid buckets. All ceiling fans are off. Monitoring all previous water stains on the ceilings closely. Turned off both water mains when leaving.
7/25/24: Weeds & grass are growing in all the landscape beds. Checked light timer in living room. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat photo below. Straps were tight. Watered the plants during the service call.
7/24/24: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
7/24/24: The ac air filter was dirty & needed to be replaced. I replaced it with one of the new ac air filters provided in the guest bedroom closet & wrote the date of installation on it. All ceiling fans are off. Client advised storm damaged garage overhead door is waiting on the damaged section to be replaced. Stairwell was clean.
7/24/24: I did not water any of the plants on the outer pool deck, I watered 2 plants just inside the hurricane screen. I did not water the 2 plants out front. Weeds growing in the cracks of the tile on the lanai/pool area, reported previously.
7/24/24: Brought inside the garage the small blue recycling bin. The circuit breaker for the kitchen/nook/lanai was tripped. I reset it and it did not trip while I provided service.
7/24/24: Disconnected the battery maintainer from the kayak battery. All ceiling fans are off.
7/24/24: The breaker for the irrigation system was tripped again. I reset it and it did not re-trip while I was here.
7/24/24: I poured 4oz of vinegar down the HVAC condensate tube then chased with at least 8oz of water.
7/24/24: Some underground utilities work has been conducted in the front yard since the last service call see photos below. The lawn still has a couple small brown spots in the backyard & left side of the house that are getting smaller. All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
7/24/24: The browning in the yard is about the same. The lanai has gotten dirty at the outside edge, reported previously .
7/24/24: Made sure the water heater, oven & ice maker were off. There are some perishable items inside the refrigerator see photos below. Found the front door unlocked and locked it. All ceiling fans are off. The concrete privacy wall by the garage side entry door on the front left side of the house is starting to detach from the side of the house see photos below. All storm shutters are closed. Will run the mesh storm shutters on the lanai once per month for preventative maintenance. Visual check of the boat photo below.
7/24/24: I started the car and let it idle during the service call. Guest bathtub drain and toilet bowls are covered with cellophane. The water has a smell to it.
7/24/24: The batteries on the front door keypad were dead when I arrived. I was able to enter the residence through the garage overhead door and replace the batteries using four AA batteries that I found throughout the residence for now restoring power to the keypad. Will bring four new AA batteries for the keypad on the next service call. Unable to flush the master bathroom toilet. All ceiling fans are off. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below. Green slip in mailbox.
7/24/24: I poured water down the guest bathroom shower. It is too difficult to run because of the controls and shower head are so far inside the shower area.
7/24/24: There is water sitting in the one corner of the lanai, photo below. The water main valve was I partially upon my arrival, off upon my departure.
7/24/24: The backflow preventer on the left side of the house is dripping water. The lawn has several large brown spots throughout the yard. The irrigation system is in the auto position. The exterior of the house may need to be pressure washed soon & hairline step cracks are starting to appear in the stucco. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced soon. Monitoring all old water stains on the ceilings. Water softener salt container is half full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
7/24/24: The water main valve is to remain on automatic pool filter. I walked the home twice to make sure that all of the faucets and toilets were not running since the water main valve is to remain in the on position for the automatic pool filler. The two new and primary armadillo holes appear to still be active.
7/24/24: The lawn has some browning in the front yard photo below. Made sure the water heater, range & ice maker were off. Water softener salt container is full. Mesh storm shutters are closed. Irrigation system is in the auto position. Visual check of the boat photo below. Straps were tight. Plants on lanai were wet from rain.
