Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,302 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/6/21: The guest toilet is filling so slowly so I had to use a pan in order to flush it. I replaced the Damp-Rid bags.
10/6/21: Browning of the yard not improving.
10/6/21: Turned the humidistat to ON and the thermostat to 78.
10/6/21: Swept cobwebs off the front entryway. Some vines are starting to pop back up in the landscape beds. Brought in a package, large stack of mail, magazines & sales flyers. Did not find any chase documents in today’s mail & did not send any mail out as the client is returning. There is another washout starting underneath a block in the landscape bed on the back right corner of the house. Visual check of the boat photo below.
10/6/21: Ran water through exterior fridge door. Did not run water through garbage disposal but did run for 2 seconds.
10/6/21: The battery maintainer connected to the vehicle in the garage was blinking amber & green when I arrived. I unplugged it for a few minutes then plugged it back in. The light returned to amber for charging after unplugging it. I checked all the connections underneath the hood which appeared to be connected properly. Will send a video of the battery maintainer is text to the client. There is still a brown spot in the front lawn. Wine chiller in kitchen area read 55. Portable dehumidifier in laundry room read 50. Mini fridge on lanai was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of both boats see photos below.
10/6/21: Watered the plant in the kitchen. poured vinegar down the HVAC condensation evac tube.
10/6/21: The water main was on when I arrived. There appears to have been some activity inside the residence since the last service call. Brought in one piece of mail see photo below. The back yard has some brown spots in the back yard. Portable dehumidifier in kitchen read 45.
10/6/21: The temporary electric lines have been removed. The pool water level was extremely low again. I ran the hose in it during the entire service call to help bring the water level up. I contacted the client who gave permission to leave the hose running in the pool for approximately 2hrs to get the water level back up to an optimal level. I will return in approximately 2hrs to check the pool & turn the hose off. Brought in six pieces of mail with a stack of sales flyers see photos below. Put the mail in the tray in the laundry room. There is a hairline crack in the stucco on the right side of the house above the outside light next to the garage side entry door. Watered the two plants in the dining room. Visual check of the boat photo below.
10/6/21: Poured vinegar down the HVAC condensation evac tube. The circuit breaker for Bedroom/H1 remains off. This breaker should be kept off until investigated. Browning in the yard is about the same.
10/6/21: Both damp rid buckets in the master bedroom closets are full & need to be replaced.
10/6/21: The weeds on the lanai are dead.
10/6/21: Plugged in the tv’s & cable boxes in the living room & master bedroom per the client. Visual check of the boat photo below.
10/6/21: Photos of the current guest bedroom construction below. The left side faucet handle on the utility sink in the garage leaks when turned on & water is running. I have tagged it as such. Checked all wood floors throughly.
10/6/21: There appears to be some facia damage & some plants growing out of the soffits on the back right corner of the house see photos below. Brought in two pieces of mail see photo below. The right rear tire on the silver golf cart was low when I arrived. I tried to put some air into the tire but the valve stem is pushed in to far to get my inflator on it. Made sure to turn the water main off to the house only when leaving.
10/6/21: There are pieces of grout falling out of a corner in the guest bathroom shower. Irrigation system is off.
10/6/21: Drive by. Watered the new plants per the clients instructions. All the new plants appeared healthy see photos below. I sprayed the front lawn with some water for preventative maintenance.

10/5/21: Unit appears to have been cleaned? All toilet seats were down, items changed around a bit, shower curtain pulled closed, etc.
10/5/21: Poured vinegar down the HVAC condensation evac tube. Found a large letter between storm door and entry door, photos below.
10/5/21: The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
10/5/21: Dehumidifier read 40 and was running. Poured vinegar down the HVAC condensation evac tube.
10/5/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
10/5/21: Reminder the tag on the vehicle is expired see photo below. Ran the storm shutters up & down for preventative maintenance. The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
10/5/21: Brought two new large damp rid buckets & placed them in the car for mold prevention see photo below. Moved the storm shutters up & down. The guest bathroom toilet is tagged for running. Client stated they will have the toilet repaired when they return. There is a section of floor tiles approximately 3’x 3’ in the den by the front door that are starting to raise, I have tagged them as such.
