Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/6/22: I found a white Toyota RAV4 with Indiana plates in your parking spot. I believe it may be the neighbors. I watered both plants in the kitchen, I put one glass of water in the plant on the counter and two glasses of water in the plant on the floor. I set the thermostat to 77° as 74 I believe it’s going to be unnecessary will check it next time through.
4/6/22: Contractor access. Met with the fed ex delivery drivers for furniture delivery. The delivery drivers stated they were not putting the furniture together only delivering it. I had them carefully & gently place the outdoor table on the back lanai see photo below. I put the hardware bag & receipt on the kitchen counter photos below. I also noticed the lawn is starting to yellow on the front & sides see photos below. The irrigation sprinklers did appear to run this morning as the grass & driveway were wet. Made sure everything was locked up when leaving.
4/5/22: Made sure the water heater, range & ice maker were off. The ac thermostat had a message on the display concerning the wi-fi signal see photo below. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided in the utility room & wrote the date of installation on it. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Found one of the living room sliding glass doors & one of the dining room windows unlocked.
4/5/22: Did a drive by for guest turnover. Overall in good condition. See attached report.
4/5/22: Connected the battery maintainer to the vehicle. Some of the tires on the vehicle appeared to be getting low. I inflated all the tires to 32psi using my cordless inflator. Made sure the water heater, range & ice maker were off. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided underneath the air handler & wrote the date of installation on it. Laptop in the kitchen is closed & off. Picked up the check from the kitchen counter. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
4/1/22: The plastic water main handle on the left side of the garage overhead door is partially broken making it difficult to turn the water on & off see photos below. A new brass ball valve water main handle is recommended. The irrigation timer box on the exterior right side of the residence is locked so I was unable to tell if the irrigation is currently on or not. Made sure the water heater, range & ice maker were off. Found one of the windows in the den unlocked.
3/31/22: Drive by. Put both empty garbage cans back on the side of the house.
3/31/22: Could not access the garage storage room door or the front door to the residence when I arrived as new keypad locks has been installed on the doors since the last service call. Will contact the client to see if a code is available. I gained access to the residence after speaking with the client. There were two packages laying in the foyer when I arrived photos below. Made sure the water heater, range & ice maker were off. The one year ac air filter is dirty & needs to be replaced size 20x25x5 see photos below. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered the thermostat to 77 & the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Wine chiller read 54/46. Mini fridge in dining room was on & cold. All storm shutters on lanai are closed. There were three boxes laying in front of the garage storage room see photo below. I put them inside the storage room.
3/31/22: Ran all the storm shutters up 1/4 and back down. The kitchen cabinets have not changed in appearance since the last service call. The upstairs bathroom mirror has not been replaced yet. The water supplies for the master bathroom sinks have not been turned back on. Mini fridge in the dining room was on & cold. The new water main valves still have not been numbered by management. I used the original water main valve in the garage for now.
3/31/22: The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
3/31/22: Brought in one piece of mail with a stack of sales flyers see photo below. The humidity level was back under 60% inside the residence on both floors after making the last adjustments. Will continue to monitor closely & adjust accordingly. Checked the damp rid bag in the master bedroom closet. Monitoring all previous water stains on the ceilings closely.
3/31/22: There has been activity inside the residence since the last service call. The living room sliding glass doors were unlocked & several closet doors were closed when I arrived. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The top of the freezer door seal had some moisture on it again. I wiped it off with some paper towels. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
3/30/22: Locked up after Three nails tech left.
3/30/22: Poured 4oz of vinegar down the HVAC condensation evac tube then chased with 8oz of water.
3/30/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. The ceiling light in the MB was on upon arrival, I turned it off.
3/30/22: Brought in two pieces of mail. Used 306kwh from last Wed to this Wed. At $.12/per kWh that would be $37.67 of usage for the week. Met the service technician from 3rd Nail so he could begin his project.
3/29/22: Drive by. Put both empty garbage cans back in the garage using the code for the overhead door provided by the client.
3/29/22: The humidity level was well below 60% inside the residence when I arrived. I raised the ac thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. The new tile grout is starting to crack in the corners of the master bathroom shower. I have tagged it as such.
3/29/22: Put the empty garbage cans back in the garage. The damp rid bucket has been removed & there appears to be damage to the back of the white car see photos below. Left the water main on when leaving per the client.
3/29/22: The humidity level was well below 60% inside the residence when I arrived again. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs.
3/29/22: Put the empty garbage can back in the garage. Removed an active hornets nest from the soffits by the front entrance. The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
3/29/22: The lanai ceiling has not been repaired yet & has changed in appearance since the last service call photo below. There is a raised roof shingle on the front left side of the house.
3/29/22: There appears to be some facia & soffit damage in several locations around the outside of the house see photos below. Made sure the water heater was off. Checked all light timers. Photos of painting progress below. I found the nest ac thermostat had a schedule turned on as well as eco mode which was causing it to change temperature settings. I turned off the schedule & eco modes then set the temperature to 74 which it should hold going forward. Will continue to monitor closely & adjust accordingly. The ac air filter appears to be covered in overspray from white paint & needs to be replaced size 18x30x1 photo below. Both the sunroom sliding glass doors were unlocked. I made sure they were locked. Watered the potted Bougainvillea plant by the back lanai with the water bottles provided. Will place all empty water bottles in the recycling bin per the client. Did not run any water inside the residence per the client.
3/29/22: Warren & Sam were in the driveway when I arrived photo below. They stated they were friends of the Ziegler’s & were just looking around. They left the property after I arrived. The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The left side kitchen sink trap is tagged for leaking when water is running. Visual check of the dock & boat ramp photos below. There was some duck droppings on the dock.
3/29/22: Sprayed several active hornets nests under the carport & along the soffits. Made sure the water heater & range were off. The ac air filter is dirty & needs to be replaced size 20x20x2. There are several sections of soffits pushed up on each side of the back shed. Left the water main on when leaving per the client.
