Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,302 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/7/21: There was a Fire & ice heating and air conditioning service slip dated 9/29 on the kitchen counter when I arrived see photo below. A new front door storm shutter key has been placed in the garage storage room for clients return.
10/7/21: Brought in seven pieces of mail with a stack of sales flyers see photo below. The humidity level was slightly over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered both dehumidistat’s to 50% for now to circulate air & help mitigate the humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom right side sink is tagged for a leaking trap.The front doors need new weather stripping. All ceiling fans & closet fans were on. The downstairs half bathroom toilet leaks from between the tank and bowl when being flushed, I use a mop bucket to pour water into the bowl to keep the trap from drying out. It has been tagged as such. Storage room #2 observations- Refrigerator & freezer were both on & cold. Dehumidifier is off. Fan was on. Temperature & humidity readings were 82.9 & 74.0%.
10/7/21: The temporary tag on the vehicle is expired. The right rear tire on the golf cart is flat, severely dry rotted & will not inflate. All the golf cart tires appear to be severely dry rotted.
10/7/21: The door on the mini fridge is taped shut. Did not flush the upstairs bathroom toilet per the client.
10/7/21: Client advised the neighbor will be watering the plants on the front porch. Water is on at 2004.
10/7/21: There was a Fire & ice heating and air conditioning service slip dated 9/29 on the kitchen counter when I arrived see photo below. Checked the water pan in the ac return vent.
10/7/21: The ac thermostat had a low battery warning on the display when I arrived see photo below. I replaced the batteries with two new AA batteries. The garbage disposal was seized again when I arrived. I was able to free it using a disposal hex key. The blades appear to be rusted causing it to be problematic. Master bathroom bathtub has patio furniture cushions in it.
10/7/21: Ran water through fridge door. Drained water from system after water was turned off.
10/7/21: All ceiling fans are on. Checked the damp rid bucket in the master bedroom closet.
10/7/21: Construction workers were present working on the new pool when I arrived see photos below. The construction workers had the water main on to use water for the pool construction when I arrived. I left the water main on for the workers when leaving. Made sure the water heater, oven & ice maker were off. The humidity level was well below 60% inside the residence when I arrived. I raised the ac thermostat back up to the original setting of 78. Will continue to monitor closely & adjust accordingly. Did not use the master bathroom left side sink per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/7/21: The switch for the garbage disposal has quit working properly & now has to be held down to run the disposal. I have tagged it as such. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
10/7/21: Drive by. Watered all the new plants per the clients instructions. All the new plants appeared healthy see photos below. The lawn was still wet from yesterday afternoon & morning dew so I did not need to spray any water on it this morning. There is also rain in the forecast for this afternoon.
10/6/21: Drive by. Watered the new plants per the clients instructions. All the new plants appeared healthy see photos below. I sprayed some water on the front lawn for preventative maintenance.
10/6/21: Left a lockbox on the front door with the keys to the residence inside when leaving per the client.
10/6/21: I drove back to unplug the fridge and prop the doors open.
10/6/21: Removed a problem solved pest sign dated 10/6 from the front yard. All the weeds appear to have been sprayed since the last service call. Checked all damp rid buckets.
10/6/21: As requested I turned the water heater on at the circuit breaker and I left the water main in the on position. I also plugged the fridge in however I left it pulled out as I was not sure about the copper line I saw on the rear exterior left. I made sure the ice maker was off at the switch. I also walked back thru the condo to ensure all faucets off and the toilets were not running as I am leaving the water main on.
10/6/21: Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/6/21: Water 3 plants as instructed. Front area reads 45.1% humidity and the temp is 83.4 degrees. The front passenger side tire of the car in your carport spot is a little low. The AC is running and cooling.
10/6/21: The ac thermostat was blank & the ac was not working when I arrived. I found the batteries were dead in the thermostat & replaced them with two new AA batteries. The thermostat & ac came back on & cool air was blowing out of the vents. The residence started to cool down before I left. Will continue to monitor closely & adjust accordingly.
10/6/21: Drive by. Went back to the residence to check on the pool & turn the hose off after letting it run for 3hrs. The water level was back up to the optimal level of half the skimmer port see photo below. I made sure to turn the water main off to the house when leaving.
10/6/21: The armadillo hole appears to be inactive as there is a great deal of debris in the entrance.
10/6/21: The sink in the bathroom that has the tub has a great deal of air in the lines. It made a bit of a mess today so I wiped the excess water of the sink ledges with toilet paper placed in the toilet to flush only to find that toilet will not flush this service call. I took the tank cover off but couldn’t get the full pump to work.
10/6/21: The lefts side sink in the master bathroom stopper needs adjustment it barely allows water to drain.
10/6/21: There is a gutter clogged on the back of the house above the pool pump equipment that has started to separate & cause a washout below. Brought in one piece of mail see photo below. The garbage cans on the side of the house have garbage in them. There are several sections of pool cage screen with the spline starting to fall out. Brought in two pool service slips dated 9/27 & 10/4. Visual check of the shed. Left the water main on when leaving per the client.
