Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,302 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/5/21: The humidity level was back under 60% inside the residence since the last service call. Will continue to monitor closely & adjust accordingly.
10/5/21: Met the Conditioned Air technician he says it is the blower motor needs to order it and will contact us once it’s in.
10/5/21: Portable dehumidifier in kitchen read 42. Watered the plant in the kitchen & rotated it.
10/5/21: Master bath toilet fills slowly. Tub fixture is loose.
10/5/21: The air conditioner in the garage is dripping an excessive amount of water onto the garage floor next to the corvette. I contacted the client & advised them of the situation. The palm tree on the front of the house appears to be dying.
10/5/21: There was a plastic package laying in the lawn by the boats when I arrived see photo below. The garbage disposal was seized, I was able to free it using a disposal hex key. The pool pump was on & running when I arrived. Made sure the water heater, range & ice maker were off. Portable dehumidifier in kitchen read 45 and water was draining from the hose. Mini fridge in the kitchen was on & cold. Used company issued booties inside. Ran water in the sink on the lanai. Bug zapper was on. Visual check of the sailboat & tender photos below.
10/5/21: The water main under the master bath left sink did not leak this service call.
10/5/21: The avocado tree on the front left corner of the house is growing avocados see photos below. Brought in five pieces of mail with a stack of sales flyers see photo below. The pool pump appears to still be slowly leaking when running. The master bathtub shower handle is tagged for leaking when turned on. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 62.4% & 85.2. Made sure to leave the water main on for the pool auto leveler when leaving.
10/5/21: I could not get the air conditioner to run I looked inside the float switch tube and found water. This generally indicates that your HVAC Evec tube is plugged. I shut the unit off at the thermostat so it wouldn’t run or try to run and overflow. Will need to have an AC tech look at this and fix the problem.
10/5/21: The garbage can on the side of the house is full of landscape plant trimmings see photos below. I connected the new water hose to the pool auto filler see photo below. The pool water level is currently at the optimal level of half the skimmer port. There are some brown spots in the lawn on the back on each side of the pool cage see photos below. I found the run times have been reduced to 5mins per zone by the client on the irrigation timer. I highly recommend running the zones longer to keep the lawn green. 10/5/21: There are brown spots in the lawn on the front left side next to the walkway & in the back see photos below. The smoke detector in the master bedroom was chirping when I arrived. I replaced the battery with a new 9v battery & tested the smoke detector after installing the new battery. Visual check of the boat photo below.
10/5/21: All the landscape bushes have been trimmed since the last service call & there is a large pile of debris on the front lawn which may kill the grass see photo below. The pool pump filter canister lid is still leaking. Brought in one piece of mail with a stack of sales flyers see photo below. Checked all damp rid bags. Watered the two plants inside by the front door. Checked all light timers. There is mildew from condensation on the air handler in the garage. The stucco is splitting on the front right corner of the house which appears to be a section of metal corner bead approximately 2’ from the ground.
10/5/21: The landscape bushes on the right side of the house around the air conditioner may need to be trimmed soon see photo below. There is green pollen starting to build up on the pool cage & may need to be pressure washed soon. There is some browning in the lawn on the right side of the house. Did not run any water per the client.
10/5/21: Both hose spigots by the pool pump equipment & on the back of the house have been replaced & are no longer leaking photos below. Made sure the water heater & range were off. The humidity level was well below 60% inside the residence & the new ac thermostat was on & holding at 76/76 photo below. The laundry Room light was on, I turned it off before leaving. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will need another container of vinegar to the next service call. Left the water main on when leaving per the client.
10/5/21: Drive by. Watered the new plants per the clients instructions. The plants appeared healthy & I also watered the front lawn for preventative maintenance see photos below.
10/4/21: Drive by. Watered the new plants per the clients instructions. The plants appeared healthy see photos below.
10/4/21: There are still active wasp nests in the front under cover area by the front door. I brought my own wasp spray to spray the 3 font nests. Killed another 3 wasps today.
10/4/21: Watered the 3 interior plants.
10/4/21: Watered the three plants on the lanai. The front hibiscus tree has been restaked, and is no longer crooked.
10/4/21: AC system appears to have a plugged drain line. Conditioned air called with a scheduled appointment 11a-2pm tomorrow.
10/4/21: Several pest droppings in the guest bathroom and utility area as reported previously. Some chafing of roof tarp on the floor of the kitchen from the broken skylight as reported previously. Watered plants on the lanai
10/4/21: Client requires no water to be used in sinks, toilets, tubs and showers. The dehumidifier read 54.
10/4/21: The dehumidifier read 55 and was running. There are still a bunch of live ants out front along the front wall and another group on the side lanai. I did not find any live ants anywhere else. A few dead bugs around the front door.
10/4/21: Watered the 4 plants on the lanai. There were 4 pieces of mail, neither appeared important. The wine cooler was reading 50. Dehumidifier was not running & check bucket light was on again. Since I know the hose has very little resistance it must be something about the dehumidifier that keeps filling the bucket and shutting this off. The #22 circuit breaker remains off.
10/4/21: Drive by. Watered all the new plants with the instructions given per the client. All the new plants appeared healthy see photos below. The lawn appeared healthy but I sprayed some water on the front lawn for preventative maintenance.
