Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,475 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/23/22: The upstairs ac was back on & appeared to be working correctly again since being repaired after the last service call. Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.6/23/22: Ran the storm shutters up & down. Water was on at 2004.
6/23/22: I was informed by a resident when I arrived that Emery with the fire Marshall did not like the configuration of all the extension cords going to the vehicle & moved them all see photos below. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
6/23/22: I started the car and it idled during the service call.
6/23/22: The rear right tire on the vehicle was almost flat when I arrived. I inflated the tire to 32psi using my cordless inflator see photo below. The humidity level was still over the acceptable level of 60% inside the residence on both floors. I lowered the downstairs & upstairs humidistats to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One of the storm shutters in the kitchen is still open & will not close. Did not run any water per the client.
6/23/22: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to stay on. Bush/tree blown over a bit, reported previously. Appears it just needs re-staked.
6/23/22: There was no running water to the residence today. Was unable to run any water inside the residence. The humidity level was well below 60% inside the residence. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
6/23/22: Browning in the yard appears to be better. Pulled about 2 dozen weeds on the lanai around the pool.

The lights underneath the kitchen cabinets have not been completed yet. Mini fridge in the dining room was on & cold. Storm shutters on lanai are closed.
6/21/22: House appeared to be in good condition. No apparent smells. AC was working.
6/23/22: Guest turn over
6/23/22: There was no running water to the residence today. Was unable to run any water inside the residence. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
6/23/22: There was a package inside your front porch addressed to Mr. Garcia at 10805 unit number 10 one so I took that package to him.

6/23/22: The pool pump seems a bit louder than others.

6/23/22: The left sink in the master bathroom has both valves off. I turned the cold water on long enough to fill the trap but then I shut it off. The mini split is reading EC on the display. Bushes need trimmed back soon, photos below. Weeds growing in the cracks of the drive. Weeds out of control in some places, growing along the pool cage, photo below. I pulled many including the one in the photo.
6/23/22: There was no water to the residence today. Was unable to run any water inside the residence. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There is some corrosion on one of the pipes on top of the water heater. Checked all damp rid buckets.
6/23/22: There was no running water to the residence. Was unable to run any water inside the residence today. Mini fridge was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All the back storm shutters are closed.
6/23/22: Poured vinegar down the HVAC condensate tube. Pulled several weeds on the lanai. Pool filter ring is still leaking.
6/23/22: Quite a few weeds growing on the lanai
6/23/22: The storm shutter over the dining room windows will not close all the way & is staying partially cracked open see photo below. Wine cooler in guest bedroom closet read 59/46. All storm shutters are closed. Closed the storm shutter on the lanai when leaving.
6/23/22: Poured vinegar down the HVAC condensation evac tube. Poured an ounce of bleach in each toilet.
6/23/22: Damp rid bag in the master bedroom closet was full. I replaced it with a new damp rid bag provided in the closet. Checked the old water stain by the upstairs window. It is currently dry to the touch & has not changed in appearance. Monitoring all previous water stains on the ceilings closely.
