Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/12/22: Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs.
4/12/22: Portable dehumidifier read 52. Left the water main on when leaving.
4/12/22: The garbage cans were empty. The cleaning personnel were inside the residence when I arrived. One of the cleaners pointed out the dryer door seal starting to fall out see photo below. It may need to be serviced. Both pool auto filler valves were on. The cleaners advised they will set the ac thermostat to 79 when they leave. Left the water main on when leaving.
4/11/22: Client advised that the guest shower leak has been repaired. I ran water in the guest bathroom shower for several minutes & did not see any water leaking inside the walls. All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai. Removed the lockbox from the front door when leaving.
4/11/22: Made sure the water heater & range were off.
4/11/22: Checked all light timers.
4/11/22: The Christmas lights have been removed from the front of the house, the water main handle has been repaired, all clogged drains have been cleared & all the cracks in the stucco have been filled since the last service call. The front loading washing machine door has mildew buildup on the door seals causing an odor. The humidity level was well below 60% inside the residence. The ac air filter is dirty & needs to be replaced size 18x24x1.
4/11/22: Brought in two magazines see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers.
4/11/22: Made sure the water heater was off. A lamp was on in the Florida room when I arrived. I turned it off before leaving. The door between the garage & home was unlocked. Checked the shed in the backyard. Vacant lot is being maintained.
4/11/22: Did not have access to the water heater. Visual check of the boat, trailer & vehicle.
4/11/22: Checked all damp rids throughout the residence. Photos of the boat & motor below.
4/11/22: Made sure the water heater & range were off. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
4/11/22: The pool water level is back up to the optimal level of middle of the skimmer port since the last service call. There is some debris on the bottom of the pool see photos below. Ran two cups of water through the refrigerator water dispenser.
4/11/22: Made sure the water heater, range & ice maker were off. There are open perishable food items in the pantry that may start to attract ants see photos below. There is an animal digging a hole in the landscaping on the left side of the house by the air conditioner & is also starting to dig up the lawn. Mud dauber nest are on both irrigation pipe has been repaired. entryway ceilings.
4/8/22: Brought in two pieces of mail that were in the mailbox see photo below. The water heater in the garage is starting to weep small drops of water from the bottom of the tank & may need to be replaced soon see photo below. It appears to be rusting from the inside out. Will contact the client & advise them of the situation. One of the dryer vents installed on the soffits on the left side of the house appears to be clogged with debris from the dryer. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
4/8/22: Found the guest bathroom lanai door handle unlocked. Emptied & turned off the ice maker as the ice in the tray was hardened into a solid brick & could potentially break your ice dispenser in the freezer door. All the master bathroom lights & vent fan were on when I arrived. I turned them off before leaving. Did not see any water leaking by the front entrance during today’s service call. The irrigation timer is in the run position. Ran all water through both the hot & cold sides. Wiped out the kitchen sink with paper towels after running water per the client. Did not touch any breakers & left the water main on when leaving per the client.
4/8/22: Weeds are starting to pop up in the landscape beds from the recent rain see photos below. The half & half container in the refrigerator expired on 4/4 & may cause an odor if left to long photo below. Client advised to remove the half & half from the refrigerator. The builder was not present when I arrived & there has been no activity in the study since the last service call. Brought in two pool service slips dated 3/31 & 4/7 photo below. 4/8/22: Made sure the water heater, range & ice maker were off. Unplugged the garage door opener & engaged the overhead door locks to prevent it from accidentally being opened again. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid bags.
4/7/22: Put the penny on top of the cup in the freezer. Made sure the water heater, range & ice maker were off. The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Visual check of leaf guard on ac condenser photo below. Poured capful of bleach into each toilet.
4/7/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Made sure the lanai door was unlocked for the painters per the clients instructions. Dehumidifier in kitchen read 49. Checked the light timer in the living room.
4/7/22: There was a Fire & ice service receipt on the kitchen counter when I arrived see photo below. Will forward to the client. Checked the water pan in the ac return vent.
4/7/22: Removed a Problem solved pest sign dated 4/6 from the front yard. Found the garage rear entry door handle unlocked. Brought in a small package & a service invoice from Problem solved see photos below. Made sure the water heater, oven & ice maker were off. The guest bathroom bathtub drain is clogged. I have tagged it as such. Breaker #26 was tripped when I arrived see photos below. I was able to reset the breaker. The refrigerator has some perishable food items see photos below. The master bathroom left side sink has been turned off by the clients.
4/7/22: Brought in one piece of mail see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
4/6/22: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. I turned the valve to each toilet tank off because we’re leaving the water main on.
4/6/22: Used 332 kWh from last Wednesday to this Wednesday. At $.12 per kilowatt hour that would be $39.82 of usage for the week.
